    I've been preparing for the last few years and it seems like this year is when I'll finally pull the trigger on my first investment property. Gettiing either a fourplex or triplex. All your videos are extremely helpful along side with books I've been reading and the BiggerPockets podcasts.

    Appreciation is incredible. My wife and I bought our first rental home last year. We put in an offer in mid August and closed in October. Since then, zillow estimate is showing around $25,000 higher than what we bought it for. Of course I can't completely trust zillow but appreciation where we bought is shooting straight up.

    @@chriswhynder8311 Cap rate is the best way. Most markets rarely hit 7 Cap (which is the bare minimum to hit cashflow at all). Pre-COVID prices were more like it when good investment's would hit around 9 or 10 cap, and those you knew were safe even with a downturn. Now, you're almost guaranteed to lose money in a downturn

    @@MWCRUSADER0508 Agree. I bought a 2 properties in March 2021 in Greater Toronto, and both are appreciated 30+%. 1 mil house is 1.35mil now, that’s crazy, there is no way to get positive cashflow. I’m struggling to find another cashflow market now 😭

    Good to keep what you have, but with the government increasingly being socialist and increasingly telling poor people they don’t need to pay their rent, I’m focusing more on buying townhouses in reasonably decent neighborhoods, where it’s safer for landlords

    By saying “ if you do it properly”, what does it exactly mean? Did you mean that find a property with at least %10 cap rate and without any problem with the property such as fixing something on it, or something during buying process? I have been on this for almost a year and now, its time to start investing.

    Bought my first house one year ago and it’s a two family. Only thing I would say is spend a good amount of money on soundproofing and insulating interior walls. My tenants are good but some people may not be as lucky

    Should I do a 15 year or 30 year? I like the 15 year because you pay way less In interest and you are out of debt faster but the 30 year has better returns

    30 year. The tenant pays interest and you'll likely sell it before either term is up anyway.

    I dont think the landlord can avoid liability merely by way of his or her contract with a property manager. The principal, here the landlord, is always responsible for the acts of his or her agent, here the property manager. Contrary views are welcome.

    It’s not an end all be all protection. It’s an added level of protection. I don’t think anyone can argue that having a property management company doesn’t add a level to mitigate your risk. Not eliminate it but mitigate it

    Your math doesn’t add up. Once Housing gets expensive or burdensome, people move. Landlords can NOT monopolise the whole country to harvest rental income. Affordable Housing an life quality must go together. If the middle class decline, wealthy people lose. Without the disposable income of the middle class, alot of goods and services won’t have customers for it. Therefore, expensive housing is a net negative to society. Housing should not be treated as commodity. It seems alot of people like you seem to think that way.
