Wow, 24 Mil is a bargain price for such a place. The place will appreciate at 4.21% annually, and by the time Konza gets to its full potential, the price will be almost 50 Mil accounting for depreciation and inflation. Only smart people will do their math right.

You are better off investing your money in USA on fast food joint.

This house is design much better than some of the others I have seen. This house have less walls and corners, less devisions.The windows are almost at floor level, the barhroom tiling blend with the finishing touch of sourroundings, the tiling is not BOLD like some of the other houses I have seen. The kitchen equipments such as the stove is modern, there is a lot of natural light in the kitchen, overall, its a lovely home. The disign of the celing is diffrent . I gave this house a beautifulit a 7 out of 10.

You have beautiful houses in Kenya but the price is a NO! Madness.

Biggest challenge with development in this particular area is usually the quality of their finishes. One rainy season and the paint is falling off, cement is eroding...I don't know why or maybe it's the lower prices that they offer that affects it quality. I don't know.

I would agree, 24m is high, something like this in Uganda would be 12m thou in Uganda well built estates with all the amenities are rare, i still think that Kenya’s real estate is well developed compared to other east african countries

How do you even compare Kenya and Uganda's currencies?

Never buy an open plan house if you have never lived in one before. It looks good in catalogues and pictures but very impractical. 1. Kitchens are noisy. Try watching tv when someone is washing dishes. 2. If you have kids, you will not be able to close off dangerous spaces that you don't want them in like near the gas or electricals. 3. Not everyone wants to be together all the time. Imagine your spouse having a private meeting in the sitting room with visitors. All of a sudden the kitchen and dining are out of bounds for the rest of the family. If i want to grab something from the kitchen it will feel like intruding on the conversation in the living room. People should be able to use different rooms for different purposes. 4. If you are into interior design, you can't design the different spaces individually. Say you like maroon in the dining, white in the kitchen and grey etc, it will look tacky separating the designs as you wish. 5. If you have a house help good luck discussing family matters anywhere else other than the bedroom. 6. Walls give you more surface area to put cabinets and arrange more sitting. Open plan makes those spaces big corridors.

You also sacrifice on storage because the 4th kitchen wall is either half it's height or non existent so you can't have upper cabinets there.

U can buy two better houses here in Texas for that price I don't understand how poor people or middle class family can afford this prices or they only make them for rich people I wonder how much teachers, doctors make

13:37 I was about to query her statement, when she said _"where in the city can one get something like this?"_ and she then added, there's a zoning law being brought into play. I remember Buruburu, Doonholm, Greenfields, Pipeline Staff Apartments, had the same landscape and spacious view, but we can't talk of that now. Structural and zoning laws have never worked! 😒

The houses are beautiful but for about 24m is over priced.The location is not worth that much.

The camera man didn't do justice to this house. Mostly showing the host & little of the house

The price takes care of the priceless things that we care about. Security for your house 24/7. You can let the children enjoy the pool, their bcycles without fear of hit and run r abduction. other proceslee included here is away from " town" and the noise from the traffic and ETC. This is the going pricw for those gated commnities.

Guys, always remember that the good security in all gated communities goes with a small devil known as Service Charge which can be as high as 10K...20K...30K in an estate of this grade... Renting yr own house?

Not sure about the price but this is definitely amazing. Worth it for those who can afford.

These houses are really nice.stop discouraging those that can buy one.If you think purchasing a plot and building will save you money, go for it my friend am not sure if the hassle and the quality of the hse will be as good.

I found this development very nice,well planned.

Unless some good samaritan offers to buy me this house, I would rather buy a huge land and construct a mini-village with the Kshs 24 million. The price is exorbitant and not commensurate to the house as much as she is stressing about imported materials.

What these videos fail to mention is the service charge you need to pay EVERY MONTH to maintain the environs of these gated communities. I can assure you it's not cheap. Beautiful house though..

Thats why they sell but they never leave the premises,they contract maintenance etc just to remain around then finally they can create stories..... Can you actually be free in such a setting ? The outdoor is communal.

The seller still keeps the mother title. I get surprised when i see even lawyers buying such properties to be scammed with the rest of us at the end of the day. Kenyans have been chained by landlords that they've never tasted real freedom. They limit number of cars,number of visitors,they ask you to declare your income etc...🤭

Watu nunuwa plot then build.even if you have money dont throw away. I like basic homes they feel more homey.save for other investiments

The houses are not that bad. However, their worth is remotely nowhere near 24 million putting in mind the location and having to be that close to neighbors yet that far from Nairobi city.

Nice houses , 24 million is overpriced. That location isn't for that much.

17.5 m still not worthy it in that particular location that close to neighbors where you have to accommodate their needs. You can purchase land and build a better house in Machakos for that much.

One of the reasons the west always seems more appealing is so simple: attention to detail: so why is there grass growing in between your sidewalk slabs.... that’s just sloppy work!! And why do the skirt of the walls seem brown from water splashes?? This is so simple. Don’t ask chams to showcase your property to the world only for us to see these kind of finishes. I saw this too on another property near Juja that chams showed not long ago. It’s not that we are poor: we have the money to build amazing properties, just pay attention to these finishes guys. It just goes to show that poverty is a mindset, with all that money, why would you only to the job 98%... finish the 2%

Is there a particular reason for all the houses being identical? Market wise this can be a turnoff. It gives an appearance of an apartment complex versus a place for high-end residences with similar but unique distinguished tastes.

This is good value.

The African mindset/business is that they any business wants to make atleast 100% profit unlike western or USA profit making is only 5%. We are selfish 🙄. Machakos land with title deed will coast 1.5 to 2 million 100/50. So four similar bed rooms won't exceed 4million. What Heck??

I find her just above average. For a person in charge of marketing the property, she was guessing too much of the detail. She's not sure how many people the guest house can accommodate. She's not sure what the technical word for the ceiling is. The marketing person is supposed to know the property like the back of his/her hand.
