I prefer rug 1, but make sure it's an easy to clean rug. I also liked the bookshelves and reading area. The plants really make it pop. I think they all did a wonderful job with mood and staging.
I think rug #1, and all of the upstairs designs look great! Especially like the reading nook by the skylight window.

@@Patchy Agreed. It's nice to see some local books so guests to learn about the area. Local writers might be willing to donate a copy to populate the library and get more exposure.
From a BNB perspective, the corner dining is fine, typically id only eat breakfast at the place im staying and its perfectly fine for that. I appreciate having a desk as it gives me a spot to setup my laptop to backup photos etc and deal with some emails. And the pink coffee table is fine, there are plenty of men that like pink as well!
So many good ideas. I love the idea of adding plants and color. Also, wondered if you might like to add an upholstered storage bench at end of bed to hold extra blanket and pillows. The bench could be a good spot for guests to sit or use to hold open suitcase. Lovely to see you and Junior.

Yes, I was thinking an ottoman would be lovely at the end of the bed. I would choose a shade to compliment the dark colour of the end wall.

Oh my YES. A place for the suitcase (for shorter stays) would be a must for me. I've done without and it is super annoying.

Great idea, Janet for the upholstered bench, so practical, too! Definitely Rug#1 in the bedroom as it adds just the right amount of ‘jazz’ to the room but is also not overpowering - I also agree with Wilma Knickersfit on somehow including the focus wall coloring in the ‘bench’ whether if it is wood only or upholstered.

I was coming in to say the same re adding a bench. Either at the foot of the bed, or a deeper bench where the plant is. I would not have a mirror opposite the bed. Instead I'd hang a plant there.
Rug #1, definitely. I really like your plant additions. It makes the rooms feel like the outdoors and somehow *bigger*, if that makes sense. The narrow shelves over the radiator are brilliant - just have to watch you don't put real plants there, as they'd dry out fast. Truly a talented bunch of fivvers. Thank you for sharing!
When I watched the original video I was completely blown away, what an incredible achievement. This is nice to see how things can be tweaked to create a different feel but I have to admit that I thought it was pretty near perfect to begin with

@@Patchy I LOVE the house, but if you are thinking about putting it on Airbnb, then the only thing I think is actually 'needed' is somewhere in the bedroom to hang longer clothes. I'm thinking about a woman who wants to hang up a dress. Just a couple simple hooks behind the door would work - you could store the hangers in the built-in storage. Also, I don't want to get in the cage with you 😜, but in the halI would add a simple low level wooden bench with a shelf underneath for people to take off and put their shoes. I love the large plants and the reading knook. I prefer the first rug, but the 2nd one in a better shade would be good too. I LOVE THE PINK TABLE! I would provide a couple of lap trays for people to eat on if they don't want to use your existing table and chairs. I need a downstairs bedroom and loo, so I might come and stay! 😉
It still blows my mind how people can replicate an entire room on a computer software so realistically! I also live for Junior’s antics 🥰🐈
I like the first rug with the pretty swirls for your bedroom. The extra plants are nice if you are good at caring for them. I suggest plants that filter the interior air, like peace lilies for example. Just make sure you get plants that are cat friendly.
A lot of Airbnb guests ask for fast wifi and a desk so they can do some work on a laptop. I would leave the desk as chair where it is.

Hello from Southern Illinois, USA! I love your channel and am looking forward to your new videos on your decision with this property and the progress on the other property. I agree with Kathleen, a lot of people are working remotely, even when on vacation. I'd make a small folding table (sturdy of course) available for guests if they need it and keep the reading nook. As someone who often stays at airbnbs for a month at a time and works on the road, I definitely would prefer to keep the desk! It is one of the things I miss the most and I look out for them when booking

I agree. I don't think creating a reading knook works in such a small space when you already have a sofa a foot away. Doesn't make sense to me.
Keep desk area for work area. Love rug under bed idea, but a 3rd option between too bold and too blah would be nice. The little shelves in BR and plants are great, but the one in bath seems too big. The wall art added to large expanse over stairs is brilliant. I like the living/kitchen area as is. Love ur videos and humor.
also agree on the storage bench at the end of the bed. or even a ladder where you can hang extra blankets for the bed. that makes a place a lot more inviting and cozy. In terms of rugs, i'd also go for something more interesting, but the best rug for an airbnb is from a company called 'ruggable' because they are washable - good investment in case people walk in with muddy boots. last advice would be to switch out the art in the bedroom although it is lovely, the scale is a little too small for that big wall, adding bigger artwork would make the space feel bigger :)

Or just lowering the bedroom art to eye level (center at 60”) would make a big difference imho

Dear George, I didn't know anything of you before watching but I'm sure grateful that I opened up your page. I am very sorry you suffered. This is one of the most positive and uplifting personal video stories I have heard. Watching you make the cookies, watering your plants and caring for your cat while you spoke was a beautiful experience. I will watch this again on a regular basis to relive the feelings of support and gratitude your sharing gave me. I've been on a journey discovering the causes and effects of my complex post traumatic stress, the care required from myself and from professional supports for half my life. Knowledge, understanding and comradery is blissful. Thank you for making this and being kind and powerful enough to put it out!
love the living room suggestions with wooden tables, reading chair and plants a lot. I would choose rug 1 for the bed room. I wonder why nobody suggested pulling the bed more towards the window to make the room look shorter and give you some space behind the bed (i.e. a book shelf for a few books or a small storage dresser and you can use the top for light, books and decoration behind the bed head. (Difficult to explain, would have to draw it...). Also love the plant in the bedroom. All in all great job, that you have done!
Definitely love the plants in most spaces, just make sure they're cat safe unless they're fake. Might I also suggest a cat tree for Junior 😹They make some pretty stylish ones now. Always fun to add vertical space for cats since they can utilize it. Edit: Realizing my comment makes no sense now since you're renting this place out.. but you know for your next place ;)

@@Patchy I saw you clipping the cat's claws in another video... Not sure why? And presumably the cat won't love bolting up and down a cat tree without some good grippers. Some trees have nice, round crow's nests at the top which would contrast nicely with the sharp angles from your ceiling and skylights.

Hi George: No plants - no more furnishings -- if you are doing AirBnB -- consider keeping it very very simple. Your home is comfortable without the possibility of strangers breaking your stuff. I would postpone any decorating until you return from traveling or whatever you are doing ....you are putting a lot of time, effort, energy and MONEY into this -- but save all of it until you are living in your home permanently without strangers traipsing in and out of it as an AirBnB. And Junior seems to be thriving as well as content and happy! What happens to Junior while you are "AirBnB -- ing" your home? Cheers! ✨✨😺😺✨✨😺😺✨✨👍
wow, all the designs/mood boards are fantastic. I don't know how you'll choose. I suffer from 'analysis paralysis' so the fewer choices I need to make the better. as far as your questions: Rug 1; no plant in the shower; I like that orange print on the big wall. it adds a great pop of color in all the neutral colors.

Great video and great channel. I strongly prefer rug #1. The reading nook was nice but I suspect even airbnb guests would prefer having the desk workspace. Remember you may reside there again someday and will want the desk.
Loved the reading nook idea as well as the plants, area rugs and pictures. They all serve to cozy up a room. I like the first rug I think.
they were all awesome. in my eyes the first one was also worth a bit more than 10 bucks. however the last 2 killed it they had such a good synergy

Love the bedroom and rug 1 but I would pick 2 because it would hide any stains or dirt people might leave when staying there. Love the plant in the bathroom. Living room looks great with the pictures over the stairs.

@@Patchy Just make sure the rug gives a bit of contrast to the floor, I think rug 2 is too similar so the room feels washed out. but yes nothing too white and something easy to clean.

I agree rug 2 would have much better wear over time - especially when there'll be more traffic from airbnb. I love the colour - but suggest a ratan rug instead. Something with more organic fibers and colour. I feel that suits George's style more.

Love the ideas and I think as a rule for me anyway I always used Plants Mirrors and rugs, they all seem to add warmth and cost little. The shelves are a great idea and the actual plant in Bathroom is perfect. Big hugs Dede xxx

I like the 2nd rug choice for the bedroom. I like the plant by the shower, just not that plant, too frail & wispy looking. Natalie did a tremendous job, very thorough. This was a fun video, thanks 😊

@@Patchy I thought the 1st rug was trendy & kind of common & cheap looking. The 2nd one was more a classic style, won't show dirt & wear as much. It was more of a soothing neutral, which is what I like in a bedroom. I'm sitting here laughing at myself 😆, I didn't realize I had such strong opinions.
Everyone did a great job. As an interior design student and a small home owner, create a steating grouping with a larger/longer/slightly higher 22" wood coffee table and a chair next to your sofa for informal meals. Imagine more of a Moroccan-minimalist inspired use of the space. The flow and function will work better for a rental. Like the reading nook idea (make it a focal area) and the wall art above the stairs. A wall decal on that entire wall, or most of it would be a terrific option (peel it off when you want a change). Rug number 1 for the flowing pattern and contrast. Will the plant in the bathroom pose a hazard next to the heated towel rack? Wall mounted plants may be a solution. Best wishes with all your projects! Thank you for sharing!
Rug #2 for bedroom! XD Also, be sure to research what kind of plants are right for your room & the natural lighting you get in the space. Some of them need direct sunlight, others indirect (and the degree of how much light they need). Also, some of your plants later in the years, will grow too tall for your house! So consider that, too. For ex) Bird of Paradise grows to be like 3 stories tall LOL! Takes yrs though & I'm sure you know about palms already! :)
1. Entry maybe a floating shelf, fake plant/or real, yada yada 2. Bedroom Rug: either, but longer. 3. Mushroom Poof: Not a fan either but a nice wood & cane chair would like nice in that corner. You could also put another rug. 4. Bathroom: Plant- whatever works in that lighting or fake. 5. I'd follow ALL the suggestions you got, like stocking with books about your locality, etc. I think you should trust yourself, I think your tiny house turned out lovely. Wouldn't mind some more plants, but that's me.
Instead of a reading nook, I would turn that space into a dining nook, probably with a corner seat and a round table or a longer but narrower bench-style table. I feel like it would move the table out of the way and would allow for a slightly bigger one than in the middle of the room, which would also make it more suitable to double up as a desk/place to work from.
The desk is great where it is (armchair not that useful for remote workers for example), large plants always make the space better, big rug in living room- yes, pink coffee table is a 10 - leave as it, rug under the bed - could be more colourful, don't clutter with dining table, just make the current "island" larger. The walls in the bedroom are basic, consider adding 3d effect or wallpaper? Other than that you really thought this space through, so just tiny touches are missing :)

Agree about the mushroom, and the second rug is better. I would have covered the radiator and created a piece of furniture integrating the radiator and the shelves together, plants are always good!!

Hi George, I love rug 1 as it gives movement in the space. Perhaps a mirror in the hall? Love the idea of a reading nook and shelves and that overhanging light adds a bit of drama without bulk. I think artwork on the wall behind will be awesome.
4:05 - I would say add a very small occasional chair in the corner, somewhere to sit or literally to put some clothes on there lol 😀 7:51 - I like your existing layout but I like the idea of adding plant (and maybe a side table) next to the sofa and keeping the desk as some guests may be working on the move 👍😊
All the ideas are pretty good. But consider a rug with a little more color and pattern. I would choose green, but you can stay with browns. I found some nice ones with leaves, which would complement your plant decor. I think the plant in the bathroom is too large, but either vines in wall planters or a thinner plant - oh snake plant a.k.a. mother-in-law's-tongue. You were right about that mushroom thing! lol. Also, the plain white bedding with all the white walls kind of kills it for me. Whatever you do, it was sure an interesting video. Thanks! I love the reading nook (and book suggestions!) and upstairs adjustments! The bathroom plant looks good. I prefer the first bedroom rug with the wavy (but not too wavy) lines. The second one looks kind of drab because it's too similar to the floor color. EDIT: Oh, and you might want to check out vids by Dear Modern, because his furniture arrangement solutions can take a room from serviceable or meh to fantastic and welcoming.
I'm an architectural technician so here's my ideas for the bedroom. As it is long and narrow, I would pull the bed more forward into the room towards the windows. You could then build full height wardrobes along the back wall. I'd leave about a metre (minimum) between the wardrobes and the bed head so you have space to open the doors and to move around. That way the room will look shorter and you will gain a ton of storage for clothes and other objects. Your current clothes storage is tiny and if you did my suggestion you could then install a small desk/dressing table under the window if you were losing the desk upstairs. You could use the under window existing storage for more long term storage for things you don't need to access often like Xmas decorations or out of season clothing in storage boxes. You can never have enough storage IMO. Hope this helps.
Definitely go with rug 2, not only it works better for the space, that type of material is also more durable and ages better. The final render for the living room was also super elegant, definitely perfect for an airbnb. I would personally add some colour to one of the walls to add some dimension, but I know that's note everyone's cup of tea.
I remember when you showed us the finished look I was impressed, but the first thing I was missing were plants, so I agree on all the plants additions :D I would use the first rug, because it's breaking the pattern of straight lines. I'd also move the art on the small dark wall, to the side, so not all the attention goes to the end of the room. I liked the big art above the stairs idea. The house is still beautiful and you did a great job with it!

I agree with the 1st rug also,just a slightly darker shade so it won't show a minor stain.Perhaps a hanging fern over the desk,or reading area.They freshen the air and are easy to maintain.The floor plants were nice too,along with the rug in the 'living' area.I'm sure whatever you decide will look great.

You really got your money’s worth from all the designers, they all submitted great designs and recommendations.
Rug 1 is definitely better than bland rug 2 it has a much better wow factor (get a rug cleaner). I would pull the bed forward and make a storage box behind for suitcases/bags. Do people want to read in a corner, maybe, do they need (as opposed to want) to be on the Internet more than likely, we all have phones but a larger screen is good, especially if you don’t have lug your own. A couple of pics or one larger one on the staircase wall, a rug in the living room area. Make the existing dining table so it could be pulled out into the kitchen area for eating, and watching the tv at the same time if desired. Smaller coffee table in place of the pink one. Plants are good just not necessarily those plants. That’s just me. You did a beautiful job and if you did nothing people would still be impressed and enjoy a comfortable stay.
I think they did a good job overall. If you're going to rent this place to guests, might I suggest a couple of ideas that would appeal to me as a guest. A backless bench at the foot of the bed would give guests a place to put their luggage and keep it off the floor. I couldn't tell if you had a coffee pot or not but, a small tray with a selection of coffee like Keurig offers and/or a bottle of local wine with any local pastries. A map of the area with places to visit and things to see highlighted would be nice. And along those same lines, large, framed photographs of the local area would not only add art to your somewhat blank walls but show guests places to visit. I do like adding a few plants but make them durable as you will be caring for them and not your guests. You wouldn't want them to die from a lack of care.
What a great video, can't wait to see what you end up doing with these designs, I do love the idea of a reading nook and shelves in the bedroom with books on if you are going ahead with air bnbing, I know when I've stayed away I've made use of books that are available to read at the places we've been to! Be careful with plants if you aren't going to be there to tend them, and make sure you get the right ones for the amount of light they will get x

I think I'll try and find something between the two since the first one is a little too busy for my liking. And totally agree re: the pictures on the big wall. Definitely makes it feel a bit more cozy.
In the bedroom, I feel the rug needs to be longer, coming more into the room. I think it should come almost to the door. Also, a dark rug to go with the dark feature wall would warm up the room better. There is a lot of white in there. Not sure why you haven't put some art along those two long white walls, nor why the designers didn't suggest it, but if you didn't want to do that, you could try wainscoting with beadboard on the bottom of the walls, maybe painted in a muted shade of the feature wall colour on the bottom and white on top. It's a lovely room, but rather cold. The plant and shelves are good, but not enough to warm up the space. Good luck! ♥

Love rug number 1. and Plant in the bedroom. Love plant in the bathroom, very nice...Leave the desk, everyone needs a desk. With the lounge room, I always thought your coffee table in front of the t.v. was too big, and glass is not always a comfy feeling. I liked the idea of just the 2 round smaller tables.Because your home is not big, less is sometimes best.Yes a picture above the stairs would be great (not 2).Keep the subject of the picture maybe one to tie-in with your plants. Another plant would look also amazing in the lounge room.Plants bring in new life, they have a very calming effect too.That little hint of outside inside, just really a positive vibe.
Re: plants - make sure that you get something that's nontoxic for cats! I think having a lower table and chairs for eating is way more comfortable than having a high table and bar-stool seating. Can you fit an end table next to the sofa at about the same height as the arm of the sofa? That way there's someplace to put a table lamp, books, food that's off of the coffee table, so that people can put their feet on it if they wish.
Rug num 2 is better. Doesn't stick out as much. Practical color; doesn't take much care to keep nice and clean. No plant in the bathroom. Plants don't quite fit the space function-wise.
I would suggest a snake plant in the bathroom, or at least another plant that does well in low light and high humidity :) snake plants are also quite drought tolerant so minimal care is needed. I'm surprised mine isn't dead yet.
wow George, I had no idea that such services existed; I think they could be very useful, particularly when one wants to sell a property. Although I like the large plants, I am not sure how good they would be in a rental - guests are unlikely to provide the right care. If you pay enough you can find good quality imitations and renters can mistreat those with impunity! I think that working out a suitable dining area is most important, I have stayed in rentals that only offer a breakfast bar or a table that is too small and that is not good.
So many wonderful ideas! I think a seat or bench would be nice at the end of the bed. Something that has storage underneath to hold an extra blanket and or pillow! Your tiny home is so beautiful! 🥰 I love all the natural lighting and plants
What great ideas. I’d only change the bathroom plant for a plant wall shelf thing, so you’d have lots of green elements going upwards without taking up much floor space. Also: yep, that mushroom ottoman is pants 😂

My family members and I have stayed in many nightly rental houses. One thing we girls must have is a table. We love to play games. Or do a puzzle to relax after a day out of sightseeing. A table/chairs is a must.
I like the pictures by the steps and the reading nook idea is great also. As for the carpets, I was not fond of either one, but perhaps a color that will hide stains and not show the traffic pattern over time. Plants are great, but will the guests remember to water them? Will you remember to water them?
rug #1 in bedroom, I like the plant. I like the reading nook upstairs. Yes, to the pictures above the stairs-representing some local beautiful areas would be nice, not just random neutral colored prints of some sort. Also like the idea of plants;really the only color you would have there. The neutrals seem to be your main color scheme and some splashes of color would be nice.
Omg I never would of thought you could hire an online decorator for relatively cheap price! I guess sometimes a big impact can be achieved through some small tweaks but it takes an objective observer to see what’s needed.
- Round shapes are always good to balance out all the straight lines. - Plants look good everywhere, it's a question of work and maintenance if you want to let. - Pictures above the stairs are definitely great. - the big couch table can be smaller, a dining table is more useful.
I like the first rug in the bedroom but think it would be nice to have a rug that has some blue in it to pull out the blue behind the bed. Plants definitely make it warmer but as someone already said, they need to be kitty safe and easy to care for. I agree with Natalie about artwork on the wall behind the sofa.
My vote is for the first rug. But in place of the poofy mushroom, I'd put an armchair by the radiator. If the room is wide enough, it might work better with the bed turned so the headboard is against the left wall, pulling it towards the windows so there is room for a dresser against the back wall. Upstairs, I prefer your original couch position, but like the idea of pulling the dining table into the middle of the space. A smaller round coffee table will make it easier to move around without bruising shins, but a larger table would be better for eating on the couch. A pair of nesting tables might work well if you can find a set you like.
You're a very sweet man to promote other creatives, and a very smart man to invest in a fresh perspective on your place. I think the rugs are a great way to both define an area and pull it together (though perhaps one in between the two extremes - no pattern/interest/colour vs. too much line pattern - of examples shown in the bedroom). The plants & artwork will definitely warm the place up a great deal, as will a cozy throw here and there. These touches humanize a place, and make it seem like you can relate to the person who lives there... more as a friend, and less as a temporary landlord you may never meet in person. Have also noticed that one of the most successful tactics of real estate agents staging a house is that they savvy the viewer would like to be able to picture (fantasize) inserting themselves into various scenarios & settings; that's why the book nook will always inspire someone imagining themselves finally having time to delve into a great classic (and looking good whilst doing so)... even if they only end up reading a trash magazine for ten minutes before falling asleep, snoring and drooling. You could use some color in your home. Some beautiful rugs, pillows, paintings. Patterned rugs help hide dirt and spills as well as pillow can protect the sofa. Get ready to completely clean and repair your sparkling pristine tiny home if you're going to offer it as a short term rental.
I think a desk is actually a good idea since so many people are working remotely these days, i know some people extend their vacation by working through part of it, or one partner is working while the other is on a longer vacation. In the bedroom, I'd put in a low bench where the plant currently is, for people to place their suitcase. I don't usually unpack, but prefer to live out of my open case. I'd add a large mirror above it, rather than having the mirror opposite the bed. I would hang a plant on the wall where the mirror currently is.
I would add a side table like the one in your kitchen to the bedroom where the plant is, so you can have another work area for a lap top may be. I like the squiggley rug better than the neutral one. No need for another plant in the bathroom, makes it look clutter. The pictures along the stair case is a good call and some shelving above your desk. But that’s all this place need.
Rug #1 is much better. No cage fight with me, I love the entryway exactly as it is. The shelves in both places make it look so much cozier. The chair under the skylight could be upholstered more, imo. Yes to the plants. Dining table by couch is a good idea. Oh, pics over stairs looked lovely. How's the other house going along? Say Hi to Junior and give him a pat for me.

Thanks for the insights! :) Should have some videos coming soon on the other house. I'd hope that by mid-April all of the planning permissions will be through and work can properly start/lending to more videos on that. I will say hello/pat... her! I know it's confusing, but she's a she haha. Only called her that because her fur matches my hair.

I love that you should this approach as there are people like me who have just got stuck and end up avoiding even looking forward to taking on the task. As family and friends can interject so aggressively wanting to help. That i end up with a mixture of other stuff in my home. Thanks again.

Firstly, George, your videos are wonderful and enjoyable. Love all the details you share, including costs, how long things take, what worked and what didn't, etc. You asked for feedback. Here's my 2 cents worth, as the Yanks say: For the bedroom, I don't like the mushroom pouf either. The large plant is great. I would prefer to see a good painting above the radiator. The plain rug does nothing for the space; I prefer the patterned rug but I think you can do better yet with some virtual experimentation. You want color that is uplifting but not overpowering. You don't need that floor plant by the shower. The visual impact gets lost against the shower stall. A pop of color in the bathroom could be great, and in a small space it's safe to experiment. In the living area, I like the desk where it is. The argument that the natural light from the skylight is good for reading is just as good for working at a desk. For a small dining table, I would put a round one, not more than 90cm in diameter, by the window, with 2 chairs. If you can hide 2 folding chairs somewhere, that would be great, because 4 people can easily eat at a 90cm round table. It is pleasant to dine by a window, and you don't have any other spot where you can just sit and look out a window. Eliminate the bar counter and stools (which are not as comfortable as a table and good chairs) and that permits you to move the TV closer to the kitchen and put it on a pivoting mount, so you can watch tv while you cook or while on the sofa or at the table. I like the sofa and the pink coffee table is fun but I borderline hate that huge blanket on the sofa. I would suggest you do another video about looking for fabulous affordable artwork for the stairwell and bedroom. Thank you, George, and love from Paris. xx

White carpet for the bedroom, no plant in the bathroom and defo no mushroom! Pics by the railings is a fab idea.
I thoroughly enjoyed your original videos on heavily renovating your lovely house. I forgot what a great job you did. I think your father helped you out. So here's my comments on doing a few changes for short-stay guests. I've stayed at a number of these places. I'll do room by room. #1) Bedroom - sorry but I love the mushroom poof. It's a great piece of art and the shape softens the room. Love the small items on the window shelves and the shelves above the radiator, and rug # 1 with the slight pattern. Agree a small rectangular CLOSED storage box (with lid or doors) at the end of the bed might be good, but don't start to cram too much into the rooms. Keep the bed where it's at. You'll ruin the lines of sight and furniture arrangement if you put it anywhere else. # 2) Remove all or most large plants in every room. It feels like you're trying too hard, plus plants need both watering/fertilizer but the large leaves need dusting. Too much maintenance. #3) Bathroom - remove the plant. #4)Kitchen table. Leave it where it is. People can move it out closer to the sofa if they want. But keeping it against the wall has a less cluttered effect #4) Living room - keep the pink coffee table. It's very soft colour, has soft curves and the plexiglass has a seethrough quality needed to contrast with all the wood and white walls. Add a carpet to help define the seating area. Remove plant left of TV. Mount TV on wall. #5) Table for computer, kids colouring, etc. Keep the table and chair. Most people like a place to work on their laptop, put their purses, etc. You don't need a reading nook as people have the sofa, various chairs and the bed. Put the local travel books on the new shelf in the bedroom, or put only a single shelf above the LR nook table. #6) yes the stairwell needs some art on the wall. I liked the size/colour tone of the final photo you showed (more earth toned). Tips: You have a wonderful very clean lined modern/yet traditional style. Guests will be dragging in their luggage, coats, etc. Rental places need to minimize clutter and minimize cleaning time. One trick is to look at every room by looking through a medium sized hand mirror in reverse. By doing this you will get a different perspective of the room than you do by looking directly in front of you. Lines of sight are very important in decorating. Lastly, your cat. You and your cat have the same hair colours. Did the cat choose you, or did you choose the cat? ❣❣❣ You have terrific talent for taking on a very serious renovation and decorating. Keep at it!
I think some art on the bedroom walls would make it look a lot less empty personally!
I loved this video! Looks like there needs to be an investment in my own house really soon. It always helps to have another set of eyes looking at things. It would also be helpful to have somebody who actually knows what they are doing--which I don't. (Could there be a third choice on that rug?)
I like rug number one but I like color and a sense of movement in my home. I like the reading nook idea for the corner! A comfy chair with a pillow and blanket, heavenly.
An ottoman bench, likely in grey, would be nice to connect the accent wall and offer alternative seating to the bed. Rug 1 is nice because it also connects the accent wall, and it introduces organic curves to a space that's largely straight lines (which, if that's your jam, you do you oc). Plants everywhere all the time, yespls! I'd suggest a tall variety of dracaena to add a lot of green while still keeping the footprint small-I'm partial to fragrans, but large sanderiana a.k.a. lucky bamboo are pretty charming too. And, a murphy desk might be nice to provide guests with a dedicated workspace option. And, as a contractor, just going to note that, when comparing prices on Fiverr, it's really nice to keep in mind that contractors are pricing to their markets. Pakistan and Ukraine likely have different job markets compared to Germany, especially right now due to their local disasters (widespread flooding and war respectively). So, if it's within one's budget, it's awesome to offer to pay contractors in such markets at your local market rate if it's higher; it sends a message that they're valued and the commercial exploitation of their market that often keeps their wages low is not endorsed.
Interior designer here… I would consider moving your couch to the other side of the wall (where the tv is now) so that it opens up the room a little more & you can see outside that beautiful window in the living room area. I would wire the tv by the baseboards and movie it towards the railing. The rest pretty much are in their places… good job with everything!
I like Rug 1 more than Rug 2, but I don't think it's the best either, maybe a darker rug to go with the colour feature wall? I love the idea of the reading nook though.
I know you said you didn't want to crowd the walls either side of the bed to make it feel even longer and narrower, but I think if you put up maybe 3-4 floating shelves on one side of it (and not the ones above the radiator), you'd find it actually makes the room feel cosier, because it would give the sense of being more protected/cocooned where you sleep and opening up down the other end (not to mention a bit more personalised, with some books/plants/photos). It might also help to add a hanging light above your bed (not too low that it's impractical) because that can also make a space feel much more welcoming/snug than broad overhead lights.
Great video! Loved rug #1 for the bedroom. The plant in the bathroom may very likely get in the way, I would not go with a plant there, it being such a small space and plants do grow. In the living room, choose a plant that is strong and can handle some jostling, again watch out for leaves that stick out. I would go for plants that grow in height rather than in width, You may well get two people walking around the space when you rent it out.
A very interesting video George. I would go for rug number 1 (it's a great contrast) and the plant. Amazing how various designers can create fascinating ideas, but then that's their job I suppose lol 😆

Good video George! I recommend the bedroom rug with the pattern because it fits and adds interest. No danger of over-doing with that addition. Also, it was good of you to reveal your health challenges. The worst thing for people experiencing difficulties is to believe they're alone.
Keep the bathroom plant. Change the bedroom rug to one with a blue design (cz I like blue) Use a fold down/secretary desk so it can be both a reading nook and a functioning desk.

Yes to all and any plants, yes to the rug in the bedroom but consider another color like a moss green which would mimic nature, and yes to large artwork on the big empty walls
