    Been living in Australia for 8 years now. Always lived in a rented home, bought a used car with upfront payment and never had a credit card. All my friends have taken mortgages and they bought new cars on finance but Allah has given me Istiqamah to follow the rules of Quran and Sunnah, Alhamdulillah. May Allah protect us all.

    Same brother Khurram. I have been living in Australia for 4 years and got to know that the only way to get your own house is to follow the bank loan process/mortgage. Same case, I want to avoid it as well. I also bought a second hand car when I was able to get it on finance. May Allah give is isteqamah.

    I m in overseas for 22 years now, living on rental, i have a current/cheque account for around 15-17 years, my bank can easliy give me loan according to my statement, sometimes it gets very hard, like the amount i pay for rental same amount can be bank’s monthly payment, and shaytaan attack so hard on that, but i always make dua to ALLAH that O ALLAH I AM PAYING RENT HERE ALTHOUGH I GOT OFFER FROM BANK TO BUY MY OWN HOUSE ON MORTGAGE, AS YOU MADE IT HARAM SO I LEAVE IT ON YOU TO MAKE ME A HOUSE IN JANNAH, AMEEN

    We are a family of 9 and lives in India.We have been living in a rental apartment for almost 20 years, we got home loan offers from bank so many time but my father rejected them,we also go through mental abuses from our relatives for living in a rental house but we didn’t reacted to them and now with the grace of Allah construction of our house is going on and that too without a single penny from loan,Alhamdulillah.

    @@rikishi555 dear it is very unsafe to buy house on loan cause most of people r in private job so future is totally uncertain . and if u skip 3 consecutive emi then bank will auction ur home with out ur permission . so best way to buy house without loan weather it is small one . and have peace of mind.

    I have been living in the west for 24 yrs. Almost all of my friends and family have bought houses on mortgage. I never did. Eventhough i was criticized that it is ok since we live here. Alhumdolillah, Allah protected me.I ask Allah to protect us all from this grave danger of Riba. Amin

    I grew up in the west from a very young age and we always rented and all of us became successful professionals. Now Allah enabled me to buy a house with full cash. My point is you have to follow the rules of Islam, interest based contracts are not permitted.

    The issue is you buyed the house with full cash upfront but YOU DON’T ACTUALLY OWN THE HOUSE! you are still a slave to the government and they own you. Just stop paying property taxes and watch what happens!! It’s a sad 😞 feeling brother

    Your house owner is having a mortgage.. You are helping him to pay his mortgage.. Stupid laws reminds old school jewish laws 😝😝😝. If you are in pakistan..     Some Mutawa in Bangladesh told my wife that taking interest is halal for some people till they are out of trouble such as poverty and etc. Astaghfirullah, I never admited and took any ribah. Alhamdulillah now we are much better than before.

    This is the realest thing I have heard about this subject. Living in Canada my whole life I noticed one thing, if you want to get buy a house you will actively look for anything that will support your purchase. To be honest we here forget what is hallal and Haram. We sometimes look for sheikhs to give us the wrong information. I purchased a property with a mortgage a number of years ago and sold it. Alhamdullilah I did. This is not a good way to buy a house, causes financial instability and makes you a slave to the banks. Rent for as long as needed and stay away from Haram. Thanks dr. For your honesty.

    I live in a rented property in the UK and would pay much less for a mortgage than my rent. I've moved homes 4 times in the past 6 years, the most recent was due to a no fault eviction. I refuse to get a mortage though for the sake of Allah and I have seen so many blessings and barakah as a result alhamdulillah. I recommend using the money you would have put down as a house deposit to grow a business for the sake of Allah and just trust in Him. I pray I can buy a house one day outright without a loan inshaAllah.

    I’ve found out there’s a huge difference between usury and interest. Make a research and find out for yourself, but the thing is, Quran talks about riba, and the meaning of the word ‘riba’ is usury, which is quite different from interest. This is a very complex topic to be honest, but I’m sure there’s more to what is being explained in this video. I’m going to seek more knowledge.

    Also, is it the person taking the interest out of need at fault or is the person lending the money at fault. I wonder. In Islam you can eat pork if it means surviving. I don't see why the same wouldn't apply here. On top of that, I don't believe in that statement that the Prophet said "if you take riba its worse than sleeping with your mother". This is why hadith is bad imo. People take whats in it like its the Quran. Sometimes putting hadith over the Quran with their ruling/beliefs.

    As Dr. Zakir told , ** Are you want to take risk to losing the the house of Jannah for the house in earth. ** We are travelers in earth for few days, and travelers stay in hotel (rent house). If you have cash money then it's different. ** If you have no ability at this moment & there is choice of halal or haram, like rent (halal) or mortgage (haram), you must chose the halal way. Because it's a test for you from Allah. "Surely, Allah is with those who are patient" Surah Baqarah :153 ** Either you take money from your capable Muslim brother without interest by lending, if you have that kind of brother or Save money for future And keep believing in Allah, So, that one day 'In Sha Allah' Allah will provide you. Of course Allah will provide to the believers. ** And most importantly, only believe in what Allah & our Rasul Muhammad (PBUH) says in Quran & Hadith. Avoid what others (new moderate so called Islamic scholar) says. If it's their personal opinion or group opinion, if it's against Quran & Sunnah , then it's avoidable. Because saitan is always want to misguided you by his minions & followers.

    Such a well explained video, it’s so sad that our parents and our generation have no idea and have so much influence on us because all I use to think was buying a house on mortgage paying interest was security and it’s took me ages to realise that’s it’s not and it’s so wrong of these local imams to give false information to people because these people go ahead and buy homes and pay interest and then teach that to there freinds and family

    Ok so i dont agree with riba but i have the following questions. The whole reason why riba is haraam is because it takes more money than given to the person and puts them out of pocket or in a difficult situation. So if u rent a house which is 2k a month to buy on mortgage would be 1k a month. So surely that affects the person more than riba. Also i have heard the following justifcations to a mortgage. 1. Riba nowadays is not the same as mentioned back in the day it was a reference to usury where loan sharks borrow and extort money. 2. If the benefit outweighs the sin it is allowed and in the west renting is almost double a mortgage payment. 3. Renting puts money out ur pocket with no end gain so paying money into something u will never own. 4. Rent can be a burden landlords cant evict at anytime and finiding another house to renrt specially in the uk can be extremely difficult. Various factors but sholars need to stop giving people mixed advice. Its simple either acceptable or its not. The european islamic fatwa guys say it is permissible. KZread muftis say its not. Who are people meant to go to nwadays when 10 people say 10 different things

    Agreed 100%. Living in America, Canada, the UK, or wherever because Banks are everywhere. It's not an excuse to compromise Aakhrit. If Muslims don't follow Islam in other countries how the non-Muslims would know about Islam? Islamic culture differential teachings, laws from other religions?? In foreign you have to be a more responsible Muslim than in your own country. Non-Muslims are also trapped in banking interest rates. They pay mortgages for a lifetime, the cycle never ends, and work like slaves of the Banks.

    inflation is much bigger now than any mortgage rate. Riba was prohibited in time when money were golden. Now money is paper that has no value. So if we keep them they just depreciate. And mostly riba prohibited in a way as to give money to others and charge percentage. Because golden money never deprecate. It has some value after 1 year and 10 year also. But paper money returned after 10 years will depreciate maybe 10 times in some countries. So think deeper and wider please. So making your money depreciate and paying rent for buildings that also built on percentage money is not the best way to show Islam. Be humble, kind, nice, generous, honest - this is better way to show Islam for people overseas.

    @@ahmedzakikhan7639 no it’s not same At all. When person land 10$ and ask after 10 years you give me 15$ his intention is not to get more, but just to keep his money in value. But if we speak about golden coin it has value even after 100 years. Same with flat. If you save , your 10 ths today will become like 1 thousand after 20 years. So if inflation rate is same as mortgage you are not actually paying anything extra. However if we buy apartments with gold coins it’s another story.

But if inflation is that high it’s actually lending 10 dollar and getting back 1 dollar. Islamic banks charge more than normal banks. Why? Because they also just try to protect themselves from inflation

Your logic that buy real estate because it makes you richer is unreal. Being dishonest can also make you richer, should you do that ?     Anyone struggling with things like rent to avoid riba for the sake of Allah is certainly to be commemorated, inshallah Allah you will be rewarded for this, but the point isn't to look down on others that couldn't do this. In the west, they've made purchasing a house which is a necessity almost impossible without dealing in riba, these scholars who are on their high horse need to stop telling us the obvious and find ways to protect the Muslim population from this, setting up halal banks, or even an organisation that allows you to borrow interest free loan

    Yeah....easy to say when Dr.Zakir has been living in luxury as a guest in Malayasia and earning money through youtube and other appearences. Good luck saving money and buying house in western countries. Most muslims ( except some rich countries in the Gulf) just do average jobs in Western countries. If they dont take out mortgages they will never own a house.

    I would like to listen to our shaikh when he explains the difference between nominal interest and real interest and how sometimes in an inflationist economy a nominal interest can be less than real interest. And when such negative interest occurs can this still be called riba.

    The problem is, if you don't buy a house and rent then the apartment owner pays interest with your rent money and you are helping him in riba so the only option is to sleep outside on the street

    Everyone around us in the community has bought house with the fatwas from their respective countries stating 'one loan is halal, to make house'. I get so annoyed by educated people falling for this. I know It is so hard to hold back stay in rental property forever but the examples which are created is by our own community. People like us looks foolish in front of them.

    Any one can buy a house in America either by paying full amount or by taking mortgage. There is no rule that how you pay it. The seller doesn’t care. Weather you pay cash or through mortgage. He gets his money at the time of sale.

    Dr.Zakir Naik should have elaborated more on the verse. The verse of Surah baqrah he is talking about is of demanding RIBA I.e taking RIBA,here In the case of mortgage ,the person is paying the interest not taking or demanding it. Please correct me if I am wrong

    There are Islamic loans that essentially do the same thing as regular banks but instead of interest they named it rent. Just change in nomenclatures. It’s like bank buys home rent you out and rent keeps going down with time. If it’s just nomenclature , might as well have a strong niyat to give rent to a regular bank although they call it interest. Also taking riba and giving riba - can someone clarify between two. Cuz it’s very hard to avoid it in wester countries

    The rent is not cheaper than the mortgage where i live. That is the whole point. We wanted to move to another apt but the cheapest we found was 2500$ a month 1 bedroom while the mortgage is 1600-1800$. But buying is not an option right now too. Anyways house with mortgage does not mean you own it. However paying mortgage is cheaper today than rent. Patience and hope is a key may be one day we will buy the house of our dream with cash.

    Assalamualaikum Rent is cheaper. If you buy a house most of what you pay is interest, so the house costs $300000 you end up paying over twice that. Also the taxes on the house, water bills, any repairs are your responsibility as a "homeowner". You aren't able to make any major changes without permission else you'll be fined. In reality it is not your house because if you can't pay tomorrow it's snatched and you get nothing back. Do the math. If the rent is $2500 I'm sure that the house are expensive there to. No one really owns anything here, understand that and trust Allah. May Allah help us navigate this life 🙏 ameen. May Allah place peace and security in your lives.

And that will help our coming generations to not lose their faith and traditions.

I have not seen anything good come out of disobedience to Allah. Sometimes it's our ego that pushes us to madness. May Allah forgive and guide us. Trust me, I know it's hard, but hold on to the rope.     Hi. I am from bangladesh. My mother is taking interest to make a home. I have tried telling them not to. Tried to make em understand. All i got was shmed by my family,. And they telling there is no other way. I tried telling them. Sell your flkat and buy one flat it will do. My mom listens to more to my sister., And she isnt into Islam. I have been shamed called bad things from my family. I amreally frustrated. I just cant abandon them. I hoping to live alone with my wife. and not stay in that house.     inflation is much bigger now than any mortgage rate. Riba was prohibited in time when money were golden. Now money is paper that has no value. So if we keep them they just depreciate. And mostly riba prohibited in a way as to give money to others and charge percentage. Because golden money never deprecate. It has some value after 1 year and 10 year also. But paper money returned after 10 years will depreciate maybe 10 times in some countries. So think deeper and wider please.

    Guidance Residential is a halal way to buy houses in America. They don't give loans but they go into co-ownership with buyers. So there's no excuse to do riba while you have a halal alternative.

    If the banking institution are using interest as a source of financing, then it's haram, period. Regardless of who does and where it's happening. There are many things in Islamic countries that are blasphemous, does it mean we justify all those things? No, absolutely not

    Unfortunately it is true that modern banks can’t function without interest. Even the Islamic banks are not purely without riba, directly or indirectly most of the islamic banks also involved in riba due to market competition. There is no escape route in the present world. They only way I believe that the Muslims in any particular community, especially in non Muslim countries, should come forward and lend their surplus to fellow Muslims to avoid getting involved in riba. Muslim countries especially in gulf have some Islamic provisions available for housing

    There was a man who calls himself a deobandi who said to me that where muslims are minority, we come under the ruling of baitul harb. Allah knows from where he got this word. So it is allowed to take loan on interest once. I wonder wether adultery once, alcohol consumption once, murder once, might also be halal according to that concept. Nouzubillah. Astaghfirullah. May Allah save us from Riba, zina, shirk, heresy, etc

    The prophet SAW lived in Mecca when it was a non muslim country for most of his life. The haram was filled with idols. He did not compromise on his principles for one second. We need to follow our taqwa at all times.

    I understand the argument that we NEED a house and therefore one mortgage is justified(3ven though it is wrong) but what i have never understood till this very day is that instead of paying off the mortgage as soon as possible, they start making extensions 🤷🏾‍♂️ I think the muslim community that argues for one house/one mortgage need to get together and help other people by lending money to them rather than spending an extra £30,000 on extensions 🤷🏾‍♂️ I know people that have a mortgage, paid off but then don't like the area anymore and then decide to move and open a new mortgage. This just nullifies the argument of having to get a home on interest

    @Sumedh H I never said i agree with it, i just said that i understand the point of having ONE home. Its like suicide bombing a shopping a mall, i dont agree with it but i UNDERSTAND that the bomber may have seen his mom,sister, bro etc get blown up and then having yo collect their limbs and in anger they go and kill innocents. Im just saying that, the argument of having ONE under mortgage fails because you are supposed to pay it off asap rather people start expanding their home and delay paying it off. Also, the muslim community needs to stop expanding their homes and buying luxury cars and start a community that will lend the excess money for muslims to buy homes without even considering a mortgage 🤷🏾‍♂️ Instead of buying a £20,000 car, for the sake of Allah, just buy a normal £5,000 and lend the £15,000 out to a muslim who is about to buy a home. Just a thought.

    @Sumedh H Relax. When you put it that way, it's the same as bullying. "Your Money Matters more than following Allah"... Of course, Money Matters, when you are hungry and have nothing to eat you will peel every surface to survive. When you live in a Western Society, every thing is based on interest. For example, when the cost of goods rise, to control inflation, the central banks raise interest rates to slow spending pushing price down. If spending is slow, the central banks lower interest rate to encourage spending. When a Muslim lives in such a society, all your hard earned cash that you put in a bank to provide for your family is impacted due to these monetary policies. This is why, it's best to understand how these things work and that this type of RIBA, such as buying a house and taking care of your family to keep your month to month expense low in comparison to rent shouldn't be treated as harshly as a person who goes and gambles their wealth, owes money due to gambling habits, puts their family up for sale or a person that takes a loan from a hard money lender with very high rate and can later be taken advantage of. These were issues that took place pre-Islamic times. Foreign Exchange currency rates are also impacted based on monetary policies in countries like USA, which are influenced by increasing rates etc. Point I am making is that if we have to adapt to Western Society and accept the rules within the society, you can also take time to understand the way the financial system works. It is not as simple as "interest", I believe it should completely be banned in all of Western Society and governments or central banks should not be allowed to dictate how the market needs to shift. If that can happen then we will live in a interest free world. I am not that knowledgeable to go into deep details about this but what I can tell you is that it's not as black and white as we think. The Mosques put millions of dollars in the US banking systems. Those monies flow into all types of organizations, institutions, and support many aspects of society that the mosque may not be okay with. In addition, when the economy is crashing down that $9 million dollar that the mosque built up to do a humanitarian project of sort can't do the project because the cost of goods have gone up due to supply chain issues/inflation etc. It's best to keep that money in a method, where it can accumulate more money. if not interest, stick it in some sort of short term investment that involves a good of which value can go up and keep up with inflation.

    @@freeyourmind7538 There are people out there that call themselves Muslims and will sit with you and argue that suicide bombing is permissible. They will even give you many reasons to why it is okay. I will not name groups but let's just say there are some very extreme groups out there that believe or hold such aqeedah. Majority of the traditional school of thought do not follow this path but they will even go as far as claiming that the traditional school of thought misunderstood the hadiths. What I am trying to tell you brother is that anything out of anger is going away from a straight path and to that of the Shaitan. As for the home, it is not necessary to get a mortgage. However, if you go to San Francisco, CA - You cannot find a place to rent and live with your family. It may make more sense to buy a house somewhere and keep your month to month cost low. Is it the right thing? probably not but it is between you and Allah (SWT). Sincerely,

    @Sumedh H Islam was always about protecting the oppressed. Every rule was put in place to prevent Muslims from taking advantage of people. For instance, I let you borrow money but I want my money back in 10 folds and you couldn't pay me back... So instead, I would ask for your family member or you to be a slave etc. The banking system in the West is run based on interest and it's not such that if you don't pay your debt, you have to give up your family members or enslave yourself. You do know that there are other scholars that differ in their opinion about this topic. As for economics, you can always go to online schools that are very cheap. You can for example go to university of Illinois Champaign Urbana do an IMBA and they will have economic courses. Best of luck.

    Not a realistic answer, you cannot avoid riba in modern world as long as you use FIAT/bank money. Because of this system for example in my place, you get higher return from crediting a house than its interest or renting due to the increase of price per year. Also you own the house/land that could be an asset in the future once you move from there, which is not possible if you only rent all your life. This era was prophesied by Muhammad SAW, where he said there'll be a time where ummah cannot avoid riba because the society is forcing onto them.

    @@carbonlodi1527 I just rechecked where I got my opinion from, it was actually something I heard long ago and turned out it came from weak (da'if grade hadith) regarding prophecies about modern day and qiyamah signs: "The Prophet (ﷺ) said: A time is certainly coming to mankind when only the receiver of usury will remain, and if he does not receive it, some of its vapour will reach him. Ibn Isa said: Some of its dust will reach him." Reference : Sunan Abi Dawud 3331 In-book reference : Book 23, Hadith 6 English translation : Book 22, Hadith 3325 Keep in mind even though most of the modern day prophecies came from weak hadith, all of them actually has became true/reality.

    Bought a car on mortgage until I got to know that paying interest is a sin too. I took out all my savings mutual fund, stocks, cash and retirement fund and closed the loan as fast as i could afford. Things changed just after an year and I got promoted, the new position comes with an option of company lease car. Now I have a bigger car, save a lot of tax and sin free.

    Anybody with a mortgage is a THIEF based upon how modern banking operates. Consumers of interest-based loans are responsible for inflation, which puts downward pressure on everybody's purchasing power. After learning obligatory religious knowledge, every "Islamic school" should be educating children the basics about how money operates in the modern world, that is assuming the teachers in these madrassas themselves understand how money operates.

    You guys in USA, why don’t the Muslim communities establish a Islamic bank with strict rules to give money for house and not for commercial use Can consider the same as “BC” like in pakistan Start by listing it in stock market of USA, this way the company would have to follow rules, less chances of fraud and it can attract investment

    I live in America and I know people who bought homes withour mortgauge. Reason for mortgauge is because people want huge homes instead of staring with a small home or a condo and then when get money, buy bigger home.

    but the question is not of taking Riba, right. It's what we pay to the bank. And taking in account inflation, its at 7% globally and bank interest is 1.99% to 2.99%. And rental increment is around 8%. (Caution: I don't support riba, just a question pop up in my mind). If calculated, house on mortgage is more financially relaxing than paying rent, cause now-a-days you have insurance companies backing your home loans. just a question!

We need someone who can understand finances as well as Quran and hadees to pass a fatwa on it. It is even haraam to declare something haraam which might not be haraam in islam. I will be posting this question to the mufti of my masjid today and lets see, what answer we get.

    Mufti e azam Taqi Usmani ( Pakistan) said that in these days any problem like any explanation of Islamic rule these days should only be given by scholars or mufti’s of that country so in this case only American scholars can tell you if mortgage is haram or not you can’t explain this by living in India or Malaysia. Many scholars said that taking cash loans on interest from individuals is haram but buying home is not interest from a bank or institution as house prices or doubling and tripping than its original loan amount plus interest

    It's not what creation (human) says , you need to follow what creator (Allah) says. ALLAH says it's haram then it's haram and he (Allah) not give an excuse. If you are true believes. As Dr. Zakir told , ** Are you want to take risk to losing the the house of Jannah for the house in earth. ** We are travelers in earth for few days, and travelers stay in hotel (rent house). If you have cash money then it's different. ** If you have no ability at this moment & there is choice of halal or haram, like rent (halal) or mortgage (haram), you must chose the halal way. Because it's a test for you from Allah. "Surely, Allah is with those who are patient" Surah Baqarah :153 ** Either you take money from your capable Muslim brother without interest by lending, if you have that kind of brother or Save money for future And keep believing in Allah, So, that one day 'In Sha Allah' Allah will provide you. Of course Allah will provide to the believers. ** And most importantly, only believe in what Allah & our Rasul Muhammad (PBUH) says in Quran & Hadith. Avoid what others (new moderate so called Islamic scholar) says. If it's their personal opinion or group opinion, if it's against Quran & Sunnah , then it's available. Because saitan is always want to misguided you by his minions & followers.

    I read the opinions of some scholars. They say that in the time of the prophet (SAW) people were given loans at insane interests rate. Moreover, if you miss the deadline it will nearly double and will keep growing so fast that you will be paying your debt your whole life and never finish. So the opinion is that this type of riba is forbidden but if the interest rate is small it is acceptable. Also, what would be people's advice. My friend wanted to buy a house with a loan from an Islamic bank in my country (KZ) but when you calculate the total amount to be paid it is higher than from a normal bank.

    Correction for Dr Zakir at 4:48. The rent in Toronto is higher than mortgage nowadays. In fact it is the renters who are paying off the mortgage of the home owners and landlords.

    In the majority of the world the money spent for monthly rent is substantially higher than paying monthly mortgage. However in one case you give the money to the owner of the home and in the other case you give money plus interest to a Bank!

Imagine your worth as a human(or rather your monthly salary) is only equal to interest on ABC amount of dollars. The rich get richer and the poor keep getting enslaved.

    ​@@Dashtea You have to look at the larger picture. its the same thing. pay interest to a bank vs paying landlord who would also pay to the bank. Until the Muslim world comes up with a real solution (community construction efforts) you cannot suggest people to make their own lives difficult.

    There are Islamic banks too in US. You might want to consult with AMJA (American Muslim Jurists Association) to ask which bank provides halal home loans

    @Sumedh H so easy to say migrate somewhere. First people migrate to western countries running from wars or unemployment and poor conditions in their country. Then they live 10, 20 years there and then all of the sudden they have to migrate again without decent money saved. We tried to buy apt in Dubai but the market crashed in 2008, no money , no apt since then. It's always easy to say than to do especially as a she says she is a single mother and especially if your whole family lives in that country.

    @Sumedh H migrating to another country is not as easy as u can fly for free tomorrow. The lady above commented a single mum who cant afford a house. So to migrate u need to apply residence permit ,visa and etc. (Not free by the way). Flight tickets not cheap. And while waiting for all this to be ready,where should she stay then? In my country, if your income is above $1700, u cant take a rental flat from goverment as the goverment only allow rental for low income family. 2ndly imagine that family has sons n daughters, and as family they can only afford to rent 1 room apartment, wouldnt the aurat between the son and daughters be affected? So what options do we have then. The system is as such the goverment force u to take mortgage loan to buy a house unless u have a very low salary. Its not that most of us wish to take mortgage loan to buy a big bungalow, we just needed a roof over our head. So what would you have done if you are a single mother who dont have much money and zero savings and u need a place to stay? What would u do because from the way it seems u may know a way to migrate to another country within 24 hours easily

Yes, the market crashed so it must be my fault that it crashed and we lost money. What else. It people's fault that the war starts. It's called circumstances something that is not in your control. And nobody is blaming anybody just explaining circumstances. How easy is it to migrate as a single mother to another country where she she knows nobody.

    If one doesn't take a mortgage to buy a house and does not want to rent all his life, what is the solution ? Scholars and Muftis should also provide this advice, they only say what is prohibited but never provide a solution.

    Riba is Haram. No doubt. However, sometimes, certain Haram things become halal, temporarily, like eating a pig. There’s theoretical Islam and then there is applied Islam. Dr. Zakir Naik is talking about theoretical Islam. It is black and white. Applied Islam has many shades of gray, varies by region, by person, by circumstances.

    @@hasibabdullah3463 Riba is always Haram by default. Period. No scholar in his or her right mind will say otherwise. However, there are exceptions to all laws. It is this set of exceptions that are a matter of almost all debates. Example If you’re in Ukraine with your wife and small children. Bombs are raining down in your city. You don’t have money. However, you hear of someone offering Riba based loans to go start a business in Turkey. You have the skills. You qualify for the loan. I say, riba is haram. However, it's temporarily halal for you! So, go TAKE IT. Take the Riba loan! GO. Save yourself and your family! Do not hesitate! Do not feel guilty! Allah, the All Mighty and All Merciful has allowed exceptions in Al Islam!

    @@hasibabdullah3463 I would add. Listen to Dr. Zakir Naik. He’s right. However, here in this video, he’s talking about the default ruling of riba. Not the exceptions. Apples and oranges. He’s talking default. Your situation is an exception. Believe what he is saying is right and accurate, and with that belief, go take a riba based loan, if halal loans are not available, and go save yourself and your family! Both positions are Al Islam!

    I just bought a house, and i had the opportunity to cancel the contract. I remebered i saw a video about riba and then said to my wife if this is riba i will not continue no matter what... Then she asked someone who has knowledge and he said it was not haram. I keept asking him to make sure bc i got scared. So we proceed to buy the house and now i feel lost and scared bc i feel have angered Allah swt.... If somone has some guidens please help bc i can no longer cancel the contract.

    Adding more, i've been told by mufti that we need to fight against riba, and the best outcome will be to finish riba. Knowing Muslim's current financial situation which can't establish own banking system neither fight riba. So as per mufti, get house loan and paid off early will reduce interest (damage bank's profit from you) and not let your children to go towards riba for house. If the same is to be done by many Muslims, as per mufti, this will be a fight to finish riba in generation. Allah knows the best. This is not an advise Please do your research.

I have a question if you don't mind asking, what about when the mortgage is cheaper then the rent? if you rent all your life, you will never get your money back where if you have a mortgage , you'll eventually get to own the house and never pay rent again... I thought riba was made Haram becouse its money that coming from the poor and going to the rich. by renting, you making rich person or company richer.... another word, owning a home is much cheaper then renting a home.

    I saw a video of a Hanafi scholar I think he was from Uzbekistan. He said it's considered ribba when you buy money for more money. These mortgage loans are only for buying the house. You can't do whatever you want with that loan money, you can only buy the house. So in These transaction your getting a product from the back your not getting money. So you are paying for the product at the price the bank has set and you pay it in installments. This made sense to me. If this is not correct please advise.

    Literal meaning of Riba is excess. Riba is earned on money lent. Regardless whether someone loans you to buy a particular product or not if they charge 'excess' on the money they have lent you it is Interest. Bank pends you 100k but asks you to pay 125k back that's Riba. Money charged on time is Riba , money made from money lent is Riba ,

    I believe what the Imam is referring to is establishing credit. In order for one to establish credit he/she has to either take out personal loan with some sort of a collateral or acquire a credit card at a very high interest rate. You cannot take out a mortgage without having any sort of credit in the first place. They want to make sure you will be able to make monthly payment. Also it is not true that you have to take out mortgage to buy a house. You can pay cash. But if you don't have cash you can go the Islamic way of financing the house. It is called Musharakah and Muhraba. It is a partnership between borrower and bank. The third way to purchase a house is Ijarah. It literally means rent. You rent a house on the understanding that you will eventually by the house with cash.

    When you rent a place, the owner of the property in most cases has a mortgage. If you pay someone else’s riba that is harm too

Even if you know your parents paid their house with riba, there is no sin upon you for inheriting the house. In fact your inheritance is your right. Your sin is your own. It can not be inharited or passed on to someone else.

    Rasulullah sws allowed the transaction of high quality dates for low quality dates for poor but prohibited for rich which is ruled as Riba. There are multiple things to consider before tagging Riba

    I'm not a scholar, but anyone can tell the difference. One is a trade. You have a choice to accept or deny. Riba is by others upon you and will only increase if not paid and make you poorer.

    The rents in U.K. are over the limits ! It’s not possible to live at rented accommodation! The youngsters get mortgages to at least they are investment is going to be theirs .

    What to do if someone already purchased a house on mortgage ? or is it too late and destination is Jahannam ? I get that Allah forgives if you sincerely repent but I'm looking for a solution as to how to escape the riba based mortgage already used by my parents to purchase a house. Do they continue to make those mortgage payments ? or can or should they sell the house ?

    @@CelestialTrailblazer sell the house pay whatever you need to, to get rid of the riba. Get yourself out of it. Of course Allah forgives all sins if you repent. But can you really be sincere while you keep doing a sin. Its not like a sin that you do then you repent then it happens one day again. No, this would mean you are repenting knowing you going to commit it again and again and again until the riba is paid…there would be no sincerity in that. Allah knows best

    ​@@samkoz2045 They are well aware but have their excuses and justification for it. I've already told them about it. They've spent a big chunk of their savings on purchasing a house. They don't want to throw all that at the risk of going homeless or causing any problem for their children. Selling the house suddenly will cause a bigger burden on them financially since both of my parents are almost close to retirement and are in their old age. I can't financially help them due to my illness either. Also, renting is not cheap at where I live and the nature of their job doesn't allow my parents to move to a cheaper city either. Also, given that they are in their old age, they can't suddenly switch careers and suddenly find jobs in a cheaper city. Realistically, it is not as easy as I originally thought it would be. I'm trying my best to come up with a solution that will save me and them from hellfire. It is very easy to get to hell versus paradise. The sin of riba is one of the top 5 deadliest sins. How easy it is to get to hell because of riba is what drives me to find a solution that can solve this issue once and for all. So far, selling the house is what I can think of currently, but I have to take into account those nuances I just mentioned. Jazāk Allāhu Khayran for your advice.

    Actually answer is all about Ribba and everybody knows that the Ribba is prohibited in Islam no doubt about it, but many scholars believe that mortgage is not Ribba cause you actually getting house with the partnership of bank this means you never access the money bank invest on the property only access the house where you are living you only ows 10% of the property so can you please clarify that aswell,

    Interest/Riba is Haram no matter what. The ruling is anything direct or indirect related with interest is Haram. We can not just say buying home with mortgage is haram and renting is halal. Renting you are indirectly helping the landlord to pay their mortgage.

    Agree with the shaikh on Riba. Would like him or some one knowledgeable to define it properly. The loan rates in the US were as low as 2% until last year. The "halal" or Shariyah compliant loan companies were charging 4% "profit" at the time. I don't understand the difference between interest and profit. Seems like the Shariyah compliant companies are over charging, which is also a definition for riba.

    I don’t have money to buy a house in Australia. Nevertheless, I rather rent a place and be a free person and not commit that major sin! I see so many non-Muslims depressed every time they don’t receive money to pay for their mortgage on-time. So many people are not free to choose a better job, move places, take time off, buy something for their kids and constantly be under pressure because of Ryba. Alhamdullah we are Muslims should be happy with Allah’s guidance.

    ​@@theaimannisar our islamic prophet was a sinful written in quran That Allah may forgive thee of thy sin that which is past and that which is to come, and may perfect His favour unto thee, and may guide thee on a right path, Sura al-Fath 48:2 Next, Sura Muhammad 47:19 distinguishes between the sins of Muhammad and the sins of believers. Muhammad was instructed to request the forgiveness of his own sins as well as the sins of believers. Again this explicitly shows that Muhammad sinned and needed to ask forgiveness for his own evil deeds. So know (O Muhammad) that there is no Allah save Allah, and ask forgiveness for thy sin and for believing men and believing women. Allah knoweth (both) your place of turmoil and your place of rest. Sura Muhammad 47:19

    There are no such thing as "Islamic" banks. The only way islamic banks get around interest is, they mask it with other names. Here is an example. If a house costs for example 100K, the islamic bank will "buy" the house at 100k and sell it to the house buyer for 120k and then the buyer pays the bank "interest free" installments. This means the bank already added the interest without naming it interest. Like someone said, its like saying since eating pork is haram, we will just stamp it halal and sell it as beef.
