I Bought a New House Before I Sold My Old One! | Unsellables FULL Episode | Patricia

Home to four children, Patricia’s overcrowded two-bedroom bungalow has been on the market for nearly three months. The house has a great layout and is conveniently located…But Sofie says the clutter, over-furnishing, and bold paint colors are a major turn-off. In order to transform the home into a trendy, condo-alternative for a professional urban couple, Sofie devises a four-day, $3,600 plan to whitewash the walls, radically de-clutter the space, and overhaul the storage solutions in the basement and master bedroom. Patricia is desperate to sell since she’s closing on her new home in just a few weeks…But she is also set in her ways. Can Sofie win her over?     We bought our new home on Tuesday, put our house up for sale Thursday night and sold it for $36,000 over asking on Monday. We listened to our real estate agent and rented a locker and majorly decluttered. We were looking for 6 months, before we got our new home and our home was ready to go on the market immediately. Listen to your real estate agent people!!

    You can tell Sofie had to tone down or sugar coat what she was telling the homeowner when they were sitting together, it seemed so awkwardly tense and she had to literally explain to her that her personal choices for the home weren't bad but they needed to be more buyer friendly.

    Remind this seller she is leaving this home. She can use whatever she wants in the new home. Colors have to be neutral. She has too much "stuff". The children need to cooperate with the new rules of keeping a tidy home so they can move to the new one.

    Yes. She needs to disconnect herself from this home. What she likes does not matter. It's what will the "Potential Buyer" think. She acted pretty snotty for a while there. Really negative too with the " I don't think it will be ready" comments. I didn't like her attitude.

    Great job as usual...but if I looked at this home, the first thing I'd notice would be...not enough closet space in the master bedroom...I'd be thinking about an amoire, just like the one they removed.

    As an appraiser: this is the type of homeowner that wouldn't listen to anyone and she would think she can call me once she reads the report. Her house, she paid for the appraisal, she must be able to speak to me: nope.

    @@annecaulder9495 Sofie's favourite Sage Green is a little bit lighter. I think in this case the green was okay as it was, but they like painting in any case because it makes for a bigger transformation for the show.

    I loved the original colour in the living room 😍 But, most odd, even when this was filmed that Kitchen with the horrendously dated white with black tiles was Seriously out of date. The tiles dated it so badly yet they didn't do anything in that room. I found that really odd!

    Wow. Close to 1/2 million dollars for that tiny home?? Yikes. The house looked very nice after the de-clutter and fresh paint. I would love to know the paint color/brand used in the green bedroom. Very pretty.

    The average price of a detached home in Toronto is about $1.24 Million. With the area, this house would sell for a bit above the average, and in a matter of days

    Have watched a lot of these, like Sophie and Anthony's style. Swear Sophie has used same green in other projects, but I agree the color used to repaint was excellent for presenting house for sale. Fresh neutral color sells houses.

    What makes a good bedroom/bathroom/kitchen color doesn't always make a good color for other rooms. A cute, bright white and yellow kitchen in a cottage is great, but I wouldn't want a yellow living room.

    They use those ikea club chairs in the living room in a lot of houses. I've got one in my small conversation area. Comfortable, not overwhelming & good value. I can seat up to six people on the facing sofas in my studio flat & use the Ikea chair for me when I teach adults in my home. I've got the best seat!

    I think they had to put a "closet" in the room to be able to call it a bedroom. In some places you cannot call a room a "bedroom" if it does not have a built-in closet and a usable egress to outside.

    I’d like a porch swing and remove the wall to the kitchen. I think I’d also want to paint the backsplash and add a new kitchen countertop. I think in the US the basement windows have to be large enough to climb out of, the trim without the window would not be allowed

    @@MK-hh1vo I am guessing, no. I grew up in small towns and never was really happy in them. Moved to LA in the 60’s and loved it. About 1990 I moved to a rural area in South Georgia and there were things I really loved there, as I am a gardener and love animals. But, even though the people were nice to me, I never felt at home. I relocated to the Seattle area and really am happy here.

    Did that seller have an agent before Sophie and her team arrived? If yes it is her fault for not listening to the agent and buying a new home before the old one were sold. Sophie and her team did an excellent job but that seller annoyed me big timing.

    You can get the original, genuine Ribena at any Superstore (Loblaws) in Edmonton. Also in many Indian grocery stores. And if you’re desperate and don’t mind the cost of delivery there are a huge number of Ribenas available on Amazon.

    In some of the makeovers, they actually put down prices for the furniture they rented for the open house. I remember seeing $240. rental fee for the living room sofa/chairs. So, I guess they rent furniture when they need them.

    I would like to have seen the house she bought - what attracted her to it? Was it cluttered, etc? How did she know it was the right one?. She didn't seem too very grateful for the assistance she recieved. It is not about what the seller likes, it all about the buyers. Why get a realtor, if you don't listen? I just don't get people like this!!!!!! But I guess we wouldn't have a show like this if ............ I have a learned a lot from watching various conversions.

    @@MK-hh1vo, this is one of the original shows from around 2007-2008 when the real estate market crashed big time in the United States and also somewhat affected real estate markets in Canada and the UK, all of which are featured in old "Unsellables" episodes. Abode "cheats" by not showing the DATE OF ORIGINAL PRODUCTION of the episodes they're passing off now as "timely." The advice is good overall, of course, but a lot of the changes that are made must be taken in the context of what the market was like at the time the episode was actually filmed, and has nothing to do with the once again exploding market for single family homes in 2021.
