We came across an article where a home warranty company mistreated a customer. The customer had gone over a year without air conditioning! So we go through the story here and share some of our experiences with home warranty company. Luckily for this homeowner, after they notified their local media news source, the home warranty company finally took care of the homeowner's needs.

    Contractor here who does over 3000 jobs a year for home warranty. I could honestly say 85% of calls get completed with no problem. Home owners got to understand we can't just go out and buy 100$s worth of parts. Everything is a process. Just like if you crashed your car, you can't expect it to be fixed the next day. We have to summit a detailed report get a response from your home warranty. Most home warranties order parts, which is another process and it takes time. Let me mind you the money you're saving. So pick save money or pay out of pocket to get faster service. Now the other 15% people who don't do general maintenance BIG BIG deal when dealing with the home warranty. Most customers don't even know about general maintenance, which isn't the contractor or your home warranty fault. You're the home owner! And you get these Nutt cases who try to get over on the home warranty by damaging their own equipment they will lie lie lie to get something for free. People who buy a home and don't get a home inspection 😮then your ac goes out a month later. Like, come on, you gotta do your part! as a homeowner. I'm just speaking from my point of view, not saying there's not any bad contractors out there because I see hax all day. But at the end of the day, you as a homeowner need to do your part as well

    I had a home warranty company for a few years. When something went wrong it took a good deal of interaction with the company to get things fixed. They used the same company for many different types of repairs, so the technicians were generalist rather than experts. I gave up after a few years and went back to using specific "experts" for the type of repair needed. In other words I called a plumber when I needed a plumber and paid them for the specific repair.

    I'm going thru the same HVAC issue as you described with First American Home Warranty. I opened this service request around the first of July. On the 9th a tech finally came. It's already the 16th and after a lot of phone calls to FAHW I'm still getting the same run around, " We're still waiting for the techs report" .. Yup Ill be cancelling. And No, I'll never buy another Home warranty again. Learned my lesson.

    Man. That is true... oh and another thing they can say is that is a machine is broken is because you didn't do maintenance and they deny a Repair..if you do maintenance that you can show proof...it happened to one of my clients. Thanks for the good content.!

    Had the same kind of issue with Home Warranty Inc. , worst customer service I've ever dealt with, will never use them again! They will find any excuse not to cover issues, especially HVAC. I even had the extra coverage for HVAC....

    We have AHS as well and they suck..... Same issues with AC and they have a lot of bad contactors working with them that will fix things very Poorly. If you get a home warranty company make sure you can pick the person you want to work on your house.

    Actually it makes sense for her to stay with that company now, because they know she will blow the whistle on them again if they try pulling another stunt. She will likely get execute style service, and her every need met promptly.

    I bought the insurance of choice home warranty. I have a problem with the air conditioner not cooling. And I contacted choice home warranty to fix it. And they contacted SA Heating and air conditioning to make an appointment. But CHW technican arrived late. And they looked for less than 5 minutes and said that the refrigerant coil was broken and couldn't be fixed and had to be replaced systems new . And take me $75 deductible. Then they reported it choice home warranty. In the end they didn't want to fix it

    The question is, did they fix it? I ask because the same thing happened to me where CHW sent out a company and my system was completely flat (not a drop of Freon). The guy had to use pliers to remove the cap of the service valve (schrader valve) so even if the leak was coming from there, it wouldn't have leaked out over one day/night until the tech came out. Keep that in mind as the story progresses. Anyway the tech without charging up the system to look for the leak, said it was likely coming from the evap coil, compressor, etc., but also mentioned it might also be coming from the schrader valve. Again this was pure speculation, as without putting in some freon, he wouldn't be able to find the leak (CHW doesn't pay for a Freon charge and leak detection). He declared the compressor was bad having run without freon, and that the evap coil and valves needed to be replaced. So naturally that is a huge expense, and CHW denied the claim because buried in the exclusions, "if the leak comes from a service valve, they are not responsible for the repair/replacement of the system". So by the tech merely speculating that the valve could be the culprit, it gave them an out to deny the claim. [I wonder if the companies they subcontract with are purposely using such speculated causes on purpose so they have an out] Thus I'd have to pay to have my own tech come out, do a test, and if it was found not to be coming from the valve, then CHW would "reevaluate my claim" afterward. Another words they will likely still deny it, but putting the onus on the customer to pay hundreds of $$$ just to test it, will likely deter most out of fear CHW will still not pay for the repair/replacement of the A/C anyway. Needless to say they will not pay for a replacement of the A/C because then they would have lost more money than the overall cost of the warranty itself. So unlike regular insurance companies who accept they will lose money on some customers, but make money on others, CHW will not take a loss on any customers that exceeds what you pay them. I just bought a new system with a manufacturers warranty as I was not going to battle with CHW while sweltering in the heat. I have my attorney looking into what can be done, but since CHW is based in NJ, you must seek arbitration or file a suit against them in NJ (it is in their contract with you). Which means you need an attorney licensed in NJ that is close enough to where they are headquartered to attend mediation and/or go to court.

    You are right about AHS, I live in Memphis and they tried to recruit me while i was doing HVAC schooling, I was happy i turned them down. They at the time in 2020 were using another companies name here in town they changed to called Front Line. The gig is up on these home warranty companies I tell this to all my customers too!, which all admit to having nothing but issues with 99 percent of them

    Choice home warranty. No heat, NG. 100kbtu furnace in a 1ksq' house. Massive flame rollout but no sign of water anywhere. Choice told me I needed to find some rust so they could deny the complete system replacement claim. Choice home warranty should have multiple criminal charfiled for defrauding thousands of homeowners!

    I have my home and car insurance with State Farm. About eight years ago it contacted me offering a home warranty for every device in my home hard-wired electrically-heat pump, range, water heater and the like-for $10/month. I did some quick math in my head. $10 per month is $120 a year or $1200 for ten years. Almost any failure would pay for that, particularly my aging heat pump. I contacted State Farm and told them to sign me up. First, they said it wasn't yet offered in my area and later that they'd dropped the idea. "Yeah," I thought, "you dropped it because you realized you'd lose a fortune offering such coverage at that price." That illustrates just how unpredictable such coverage is. That one price-for-all didn't take into account factors such as the age of my equipment. It didn't even take into account what was being insured. That unpredictability also explains why those who get into the field may behave so badly.

    I've had a good experience in the past with AHS. The last 2 calls have been very bad. Waiting on them now for a/c issue.

    Bad experience with First American Home shield Waited 3-4 months for an ac compressor AND was sent the wrong one! Finally came in n I found out there was a 600 extra fee by technicians!

    Daughter purchased home warranty when she purchased the home in February 2022. South east Pennsylvania location. She calls me, (father, retired HVAC engineer) the house is 85*F. AC did work for a few months. I trouble shoot and determine no power to the disconnect switch at the condenser (about 10 years old). Look in electrical panel. No power at breaker connections. Remove breaker, buss bar burnt off. Home warranty sends a "technician". They say I broke the buss bar. NOPE. Lots corrosion in panel. Electrical feed at the roof top has cracked and missing jacket. Two qualified electrical contractors state age related deterioration of the cable allows water to penetrate, follow to meter base and into circuit breaker panel. She will pay to have replaced and appeal to the home insurance company thru Attorney General of Pa and Insurance commissioner.

    Wear and tear isn't covered. Just like rodent damages are not with a home owners policy. Just like a slow water leak, the cause is not covered but the water damage is.

    I have american home warranty. The only complaint i had is they tried to charge me again for a RECALL. Their request for service don't provide that option. So, I had to call customer service and explain my issue. Now, it did take the contactor 3 tries. I hate to say it customers need a consultant with them. The contractor shift blame. I just happen to have a HVAC back ground. I explained why they where at fault and what building codes they violated. I asked do i need to contact the building board a file a complaint. In short after that they replaced my blower motor and 5k heating element and the controls. I now have air comfort all four seasons now.

    They seriously pissed off the wrong veteran’s wife… I never once spoke to what sounded like an American… when I was transferred over to the other department I can’t recall the name of, she put me on hold for five minutes, probably sat there talking to the lady next to her, the other lady comes on, I hear a dog barking in the background and similar, window unit like AC sounds behind that, I called them out for being scammers, sitting at home talking smack about how mad they just made the dude on the phone by telling me I have to submit another claim… but we do apologize for the poor customer service…

    Thank goodness that male was so rude to my wife so she called me at work absolutely furious…. I spent the next hour and a half at work on the phone trying to come to a resolution after over a month without AC, among other things I don’t have time to go into here. Soon as the holiday is over, I’m going straight to our realtor and notifying them. If they defend it I’ll know they know, and are in on it. Sounds like some contractors actually know how to milk this cow

    Nothing new here with insurance home warranty claims. The fact that they suggested the insured recontact the first contractor vs. AHS making those calls is enough evidence to presume they are lazy and uninterested with their customers experience. Had we known the end result here, Tamara should have replaced her entire HVAC system with all new and then we'd see how much of that cost or all of it AHS would reimburse her ! Two $80 deductibles and two window air units were refunded...pocket change when you consider the extreme misrepresentations by AHS. Why did this get moving to a conclusion? The media...but why did that do it? These companies know they operate in violation of their contracts and they know their customer service reps do lousy work, they also know they are not doing good service overall. So, this is why they bring out the fire extinguishers suddenly, to covered up their cheap methods of running a business and if it means deceiving their customers, so be it.

    American home shield has become the worst. Had similar issues with my dishwasher. Dropping them after this month.

    I had a home warranty dictating what pricing i should bill them... it was an emergency service after hours. i didnt know home owner was trying to resolve this tru home warranty. i was called by home owner, but put on phone with someone at the home warranty. it was a pain.. i avoid working tru home warranties if i can. (HVAC business in GA here)

    Wow, wow, wow! We’re being ripped off by the only contractor AHS will assign for our HVAC issue which has been going on since Memorial Day. On a single original work order, this local contractor has generated (2) new wo’s, (+2x $108.00), plus (5) recalls on those repairs that = zero completely fixed HVAC, another 2 week delay, plus a credit card charge of $600.00 for an contractor recommended and non-covered replacement furnace. We feel over a barrel because the work remains incomplete and this HVAC contractor is the only game in town - their default, HVAC contractor. What would you advise?

    We must have had the same refrigerator. The compressor went out in my Kenmore fridge. The technician said it had an LG made compressor and that it would cost $1,200 to repair. They had already repaired this refrigerator three different times for different problems. This last time they decided to just give us money for a new comparable refrigerator. I was without a refrigerator for about two weeks, but they eventually sent me a check for the cost of a new refrigerator. I have mostly had good experiences with AHS, but I will admit that they definitely aren't perfect.

    Total scam. I did get 2 Heat pumps, a garage unit heater, and septic pumping out of them but boy was it painful. Hours and hours. BBB complaints. IN AG complaints. Letter after letter. They declined to renew my policy after the 1 year paid for by the seller expired 😂

    The problem with home warranties isn't just the shoddy work or the shifting of blame, but it's also the work they do causes more problems down the line. Those TV auto warranty companies, from what I understand, are just as bad. People need to learn that the internet is very powerful. If you research home warranty companies or any of the auto warranty companies you will find reviews that say that they're a scam. Read all the reviews, look at Better Business Bureau make your own decisions & don't believe the hype.

    I have had excellent results with American home shield on things like plumbi mean an appliance reperiod. Save a lot of money I believe. However I did not have a good experience with pool equipment such as my heater and pool pump. I discontinue coverage on that and I suspect that they will have to give me a hard time on a AC repair or replacement. One funny instance was when I had coverage rich on a 4 plex that I own in Austin Texas. After a year they quickly raise the rates to the absurd which I cancel. The increasing problem is that dealing with individual contractors is becoming an increasing overpriced burden.

    I don't sell the policies but one home warranty that is kind of pricey but you get what you pay for is Cinch Home Services. Sears used to sell their warranty when the company was Cross Country. They approve all repairs and replacements however some Non-covered charges do fall on the homeowner.
