    @@kungfujoe2136 Property taxes are the same, and some of these rich people homes Michael shows can cost upwards of $50,000/year in just taxes... I can't afford one of those abodes, but even if I could, that never ending, ever increasing property rent, er, I mean taxes would probably make me not buy one even if I could.

    Sense of community 🥴🤦. My idea is a wave and brief conversation. I'm not looking for a commune way of life. The Village's is perfect for certain people; those golf carts would drive me nuts. HOA management and oversight at the Villages is alive and well. I don't live there, but I'm very familiar with the expansive community. To each his own🌞

    Good choice...be mindful of the number of people and entities that have the same idea. Drives up the price...don't get priced out like homes have become. Good luck...I'm so glad I bought my land cash out right some years back...dirt cheap back then for a few acres. Now it's way more expensive...

    HOAs primarily used to keep people out of neighborhoods, but now it's all backfiring because municipalities are using it not build proper infrastructure or provide services - now people care (because it affects them), before they didn't

    I am a retired property manager. I bought land in an unincorporated area and put a mobile home on it. There is no way I would subject myself to the extra layer of government and control. Live and let live is my motto. My neighbors are ok. The undesirables on the next street saw my dog and they do not even walk down my street anymore. I am totally fenced in and I can just be a hermit. Loving life!

    The other option, is to be one who serves on the board of an HOA. Believe me, if it's an HOA run by the homeowners, as it well should be, then there are plenty of spaces on the board during the annual election cycle. No one really wants the job.

    As a member of an HOA board, we could put liens on houses, which didn't mean a lot until the homeowner tried to sell their house. And, when they did, Katie bar the door, they wanted the lien removed yesterday, which, they could have easily had done, had they paid their dues, and/or penalties.

    It’s all about choices and being able to afford where you live. There are other ways you can have liens like not paying your mortgage,child support,alimony,inheritance tax,etc. then you have collections,judgement,etc…

    I lived in a HOA community and will NEVER be a part of one again! It took s year’s worth of community meetings just to get an approval to change the color of the shutters on my house. It was horrible.

    I heard someone in South Dakota whose HOA banned owning firearms sued the HOA and won. What is amazing to me is that the HOA was even able to implement a policy like that to begin with in a place like South Dakota of all places. Now HOA is more powerful than our constitution? And the fact that the guy had to sue the HOA to exercise his 2nd Amendment right is what is so wrong about it.

    550 a month for my average town home HOA , Not a gated community. They literally Cut the grass and pay someone to sit in the club house all day. That’s it lol so yeah not cool

    I only got a 18 hole championship golf course, a lake for my jet ski, and a 14 mile UTV trail. Private roads with snow removal. $200 a month. Heaven on earth.

    I would only live in an HOA. I currently live in one. Most non-HOA I've looked at lack basic infrastructure like sidewalks, are old, and if you are unlucky rusted out cars parked out front.

    That is not correct, rules are separate from covenants and Amendments which require competent and costly legal counsel and then must be brought before the homeowners to be voted on. A 50% + 1 majority is required for implementation or changes to governing documents. Only at that time can the new amendments be registered with the county clerk and enforced throughout an HOA. It is very time consuming and difficult to.

    @@steveb365 With the HOA that I was a board member of, we, the homeowners, quickly took control of our HOA from the management group first set up by the developers. Now, if the homeowners of other subdivisions don't want to take the responsibility of serving on the board of an HOA, then I guess they have the privilege of confronting a management group that doesn't have their best interest in mind.

    @@matiasmoscosocevallos5216 You're more right than you know about "making people sign it." Or, more accurately, coercing them to sign the petition. From what I saw, a mother will take her brood and if the household they stop at will not sign the petition, the children make a scene about it. My subdivision did not have all that draconian laws. They wanted all new fences to be black, or dark brown. That was changed via petition. Then, no basketball hoops, that was overturned. No dog kennels or dog runs. That was either overturned or just plain ignored. I believe I saw every restriction overturned when we lived there.

    Funny story. My brother had a nice home in orange county and completely lost his mind when the new neighbors parked a new giant rv next door on the street. Sold eventually and moved into an hoa community. Got nailed almost immediately for installing a ring doorbell and had to spend hundreds to remove and restore the original doorbell. Calls me complaining about it. I just laughed and said "hey, you wanted rules and regulations from an hoa Gestapo monitoring your every move, you got it." I think they were paying around $500/monthly for the hoa fees. Now they live in an older home, older community with no hoa, and he is learning to live and let live. Lesson learned

    When it was time for me to buy a house, I deliberately wanted an older house. Closer in to town, better built, and no HOA. I chose a house built during the Cold War, and I answer only to my county authority.

    Don't know about YOUR city/town, but in most of them across America that'll mean you'll be living in an higher street/property crime zone. Prepare for your car to be vandalized/broken-into, mail/packages stolen, home burglarized/home-invaded, loud nut-case neighbors and/or their unsupervised kids, trashed-out streets/lawns, multiple cars parked everywhere (some homes are like car lots) -- you name it. I'd have to pass on experiencing such "rich cultural diversity" because to me NO amount of house-buying savings is worth living in that kind of everyday-stressful environment. -- BR

    When I bought my house I specifically made sure not to get involved with an HOA. Who the hell wants some person telling you what you can do with your property. I had enough of that living in apartments. I would never buy anything that was associated with an hoa.

    My brother owns a rental property in a HOA. The only benefit of that HOA is the swimming pool, but they cant keep the vagrants out because there is no security. They often have homeless going into the hot tub with a bar of soap. They are suing to disband the HOA

    That’s why we need uniform laws for all HOAs, a homeowner bill of rights added to constitution that limit the power of the HOAS, hold them accountable and give residents a path of recourse if there is a dispute. Also limit draconian penalties for little things. Denying you the right to fly the American flag should be far beyond the mandate of the HOA

    Great video. I've been in HOA for 20 years and can't wait to move . Last letter was that my bbq pit was not technically in my backyard. BTW, my house is a corner lot, so differentiating my actual backyard is up to discretion, no doubt . I'm done with The Woodlands TX.

    Better question- why in the world does a government demand 50K for what's built on a 100 ft x 150 ft small plot of land? They absolutely don't need that much tax for such a tiny portion of the city/county, but they'll take it

    ​I live in secure gated upper middle class community with 250 Italian style condo homes of around 30 floorplans but my fees goes to taking care of things from the Sheetrock out and within the gates that surround the private property,like the swimming pools,tennis/bball court,roads,4k cameras,security,clubhouse,utilities, maintenance,landscape,etc… About 40% of monthly condo/HOA fee goes to insurance. My personal property tax goes to mostly the public school,community college,Vo-tech,and libraries. Even though I have no kids I’m good with it. My property tax is $1650/yr. with homestead exemption and future senior freeze option when I’m 65. Condo fee is 319/mo. HO6 with umbrella is $420.

    That was a grand slam home run my friend. There is so much good info about HOA's in this clip it this should be seen by everyone looking to buy an HOA property. This all started with the developers bribing the zoning boards. to get favorable zoning so they could build their mega projects. The reason they started taxing property to begin with was to maintain infrastructure. They have a PUD designation so the developers can build these enormous profit centers and the government escapes all liability. Its double taxation and that's supposed to be illegal,. Then mismanagement companies maintain the places like that place that collapsed down in your area, screwing the owners again. The fraud that goes on in these places is also allowed to happen because of corruption. The contractors bribe the boards then do crappy work, and charge us all double and triple for it. The points you made were great everyone should see this. Great job. There are some good HOA's out there but not many.

    My HOA for a side by side condo with no amenities only grass and snow removal is $355 a month. All exterior siding and roofing is also my responsibility. I agree with what people said about power hungry board members.

    That seems pretty high. My condo complex doesn’t have amenities either and mine is $159 a month. They charge by sq ft, so bigger units pay more, smaller less.

    Typically in a condo the HOA owns all property and equipment behind and above walls and land. Do you own the entire structure and land (if not high rise)? If not that is a bad arrangement. Legal?

    My HOA board are all home owners in a 2 year position, and we pay a 3rd party property management company. We've had a few bad presidents over the years. Why should we pay for amenities that we NEVER use ? Example: if the tennis court is never used, remove it. I bought my single family home 12 years ago with the intent to rent it out after fixing it up. They changed the rules a few years ago that made it "Owner Occupied". Some should be grandfathered in. My neighborhood is only 102 single family homes built in 1995. My new monthly HOA is almost 200 a month. Went up 50 bucks last year for NOTHING.

    We did ONE stint in an HOA in Phoenix Metro.... what an awful experience and it was an upscale area... in Cave Creek (north of Scottsdale). The power hungry people hired by the HOA were absolutely obnoxious. Especially since I came from "live free or die" NH, people telling me the specifications of the smallest detail of my brand new build really grated on me. I understand preservation of value in a nice neighborhood but they stipulated the color and type of window treatments (not allowed to have NONE), color of house, color of stone outside of house, plants allowed in front yard, rules about cars parked in the driveway (not allowed full time - had to park in your garage). Guest limits, limits on the amount of grass as a % of your front yard, specifications if you want a large stone as a landscape piece in the front yard, and on and on. Should I have read every page of that HOA packet? Yes. I should have. I would note however, that the first time I laid eyes on it was DURING THE CLOSING and it was over 300 pages long. That wasn't going to be read that day. And it was a custom build so there was a period of about 5 months that they could have shared it. They were extraordinarily confrontational. We got ZERO amenities... no gate, no clubhouse, no pool, no property maintenance. It was a horrible experience the entire time. On my first or second day moving in the HOA official knocked on my door "Hi, my name is Tony and I'm from the HOA. I'd like to welcome you to the neighborhood and here's your fine." Seriously. That was our convo. What was the fine? We didn't have our pool plan submitted to the HOA. We decided not to go with the builder's recommended pool builder due to a 50% markup. We went with a competitor so the builder didn't submit the plans. I had no idea. No arguing with the HOA - we had to pay the fine. NEVER AGAIN. I RUN from HOAs. We are now in our 5th home in our 4th different state and all I have to worry about in our little area of retirementville is a power hungry county permitting guy.

    I used to work for HOA company, it's a scam sure their are decent HOAs out there but 90% is a scam. What's worse is these companies have a group of lawyers waiting for you in case you dare to argue against them. Guess who was paying for those lawyers, you guessed it the same people paying their HOA dues. Am I the only one that thinks HOAs are ridiculous, i mean you own a home but your getting told what you can and cannot do in or around your home. People say "well it keeps my house appraised high" take a look around houses are already appraised high even without having HOA.

    H.O.A.'s are a HUGE liability for homeowners as it introduces the 3rd party risk of a "custodian" over your property that is not you or the lender or insurance company. This custodian can break civil and criminal law and you will be financially liable for their acts weather malicious or through ignorance.

    Municipalities are the ones driving the HOA problem. They won't green light a development unless the developer agrees to make it an HOA community. That's how they pass off much of the responsibilities and costs of road upkeep etc.

    I'm a property underwriter specializing in verifying legal property type. It's very important for people to read their entire bylaws, covenants/restrictions (CCR's), and the articles of incorporation. Almost every single new construction neighborhood is a PUD (meaning they have mandatory HOA membership, can put a lien on your house for late HOA dues, and eventually foreclose on it if you don't satisfy the lien). Unless it's an attached PUD (townhome style property, a townhome is NOT a legal property type), the HOA doesn't usually cover anything other than the cost to maintain common areas like parks, streets, and lighting. Some attached PUD's have HOA's that cover the roof, exterior maintenance like siding or painting, (very common), yard maintenance, and even driveways or sidewalks.

    We live in a community of single family homes and fortunately, our HOA is very low key. The dues is only $30 a year. We’ve lived here for 21 years and it’s never gone up. Plus, they don’t hassle us with typical bs.

    I wouldn't want to buy a new home. I run a water system and these new-built communities I've seen water leaks in the first year, siding falling off and so forth. I bought a new place before the rates really went up. My rules were, 1 no HOA, 2 no newer than the 70s but also needed windows and doors already replaced, 3 can't be in a neighborhood that's too uniform. I found a solid 50s one at a great price. I lived in an HOA development my 1st place when I was young. Never again. The theory isn't bad, but the people on the boards are always the worst people to be on them.

    I’m in a development with no HOA so you pretty much need a 4WD to get up the hill in winter. There are no street lights. We all have 10 acre lots, can’t see each other, and live very peacefully. Most of us have gates due to free range cattle. At the bottom of the hill is a combination coffe bar & saloon with a bbq pit. There’s a full service grocery store 10 miles away. It’s kind of heavenly.

    I have walked away from a few properties because they had an HOA. Nothing to do with the fees, but I just cannot see myself willingly accepting yet another level of government. So for me, if there is an HOA, there is nothing that will convince me to go there. The property has no value at all. I also prefer to avoid a brand new house because of the low prevailing quality of the offerings.

    My HOA is $100.00 a year and the city takes care of everything. I live in Missouri and thats pretty normal around here. There are some that get up to 400 a year but that have more amenities.

    I pay $253 a month in HOA dues. I got a letter in December of 2023 stating that my HOA dues would not be increasing in 2024. My HOA is relatively quiet. I keep to myself and they don't bother me.

    66%, wow! That is amazing. Our HOA doesn’t pay for much and there is always the worry they aren’t managing the money well. Also the older they get the more expensive the fixes like roofs, siding, driveways, garage doors, etc. and our deck is NOT included and homeowners responsibility. Thank you Michael, always great content. Robbed twice….is right. My elderly friend was harassed in her HOA and not allowed to get her deck approved for a whole year because of a nosy bullying member.

    I live in an HOA neighborhood with both townhouses and single family homes in Central Florida. It seems like the edicts come from the money managers, Sentry Management, rather than the neighbors on the Board. The most outrageous actions they’ve taken are: 1) A few years ago they sent a truck around to confiscate portable basketball hoops that were being left out when not in use, and 2) the townhouses have their garages in the back, and most have their house numbers posted by their garage, but for some reason the builder didn’t put them on others. Last year, suddenly after 15 years of existence, those homeowners got letters demanding that they add house numbers by the garage within 30 days. They do have numbers on the front side.

    I guess we are lucky. Our HOA fee is about $650 a year, covers snow removal, trash and recycling pickup, common area maintenance, and 2 small entry signs and planters. Nobody is in anyone's buisness and I think we have had 1 yard problem with a neighbor in the 14 yrs we have lived here. It was due to a medical issue so the neighborhood help resolved it.

    I lived in an HOA community in Naples, FL from 2007-2013. They are prevalent in south FL. I never liked walled off communities and an organization that would control what you do with your own property. I have enjoyed living in Tennessee these past 10 years. There isn’t a single HOA community in my county. The wealthy, middle, and lower class all mingle together and seem to get along.

    Unless I had over an acre property, I would never live in an ungoverned neighborhood again. We live in a community with an HOA type governance. We get golf, tennis,clubhouse, fishing, 2 pools, clubhouse and activities for our 280 dollar fee. It is an incredible value. Around here, without an HOA you can easily end up right next to Billy Bob with a collection of used toilets in the front yard. *Just a note about construction... our governance is very lenient about new construction, almost too much so.

    HOA's are common because cities dont want to pay for new development infastructure so in order to be able for builders to build they turn the communities into an investment vehicles so dont have to absorb all the cost themselves.Home Associations are pretty bad but Condos in older buildings are far worse because the constant infastructure maintenance is often times in the millions of dollars.I personally would never consider living in an Association but they can make alot of sense for urban areas with higher crime rates or for elderly retirees.

    My HOA is only $35 a month. Our HOA board members live in the community and we know them personally as our neighbors. We were really lucky. We dont have extra amenities that costs extra $ to keep up with. We just have a greenbelt walk trail. It's a very quiet, small and peaceful community.

    Had a friend who drove thru North Carolina, Kentucky and Tennessee (IIRC) and he could not find any raw land for sale that wasn't controlled by an HOA. This astonished me but what you're saying confirms it. The thing about HOA's is they were originally formed to control the riff raff that people were so sick and tired of living around. The loud music, the barking dogs and other nonsense people get up to these days. When I was growing up back in the 70's we didn't have the horse crap going on that we do now. People had some common sense and consideration for their neighbors. Today it seems like everybody owns a dog, or 4 and 5 of them. We've become a dog dependent nation where people need fur babies for their mental health! And the damnable home rattling subwoofer music coming out of these vehicles! You can't even have peace and quiet in your own home! Need I tell you what Section 8 houses can do to a neighborhood? But like everything else, HOA's were a good idea that got turned upside down.

    HOA in Sarasota Fl, bought house10/2020 800$ quarterly, went up 4 times so far, now its 1180$ quarterly. NO better services. When I sell, going to NV Hoas are $45 a month....rock yards, cactus and water your own trees. Yay

    I've owned in two HOAs. Both imploded due to mismanagement by rogue BoDs. I've rented in three HOA's. Two were relaxed, the third (with a management company) was East Germany. The last house I owned, I made sure to avoid HOAs. It was hard to find, but worth the work.

    $300/month is worth it for me if it's gated, has a clubhouse and pool and they take care of the lawn care. But that's because I intend to travel about half of each year. Having a place where I can lock the door and go for months at-a-time without having to contract pool and lawn care is a huge benefit.

    No, not going to live in an HOA. People got enough crap on their shoulders of what governments tell you that cannot do with your property for matters which 30 to 40 years ago would not be a problem. Like making it nearly impossible to work on your vehicle or banning it altogether on your own property in an HOA. Working on your own vehicle is a BIG deal for a lot of people. To many banning it or making it nearly impossible is an assault on people's right to repair their own property they own.

    Where I live at a condo I used to live in the HOA fee is $520.00 paid every three months. The HOA for that condo pays: city garbage, city sewage, city water, the exterior of the condo, lawn care, snow removal, etc. The condo community I lived in had no amenities. The condo community I lived in is mainly retired senior citizens living on retirement, Medicare, Medicaid, Social Security. They probably have a roommate or family member to help with expenses. The condo I lived I was built in the 1980s. Not sure if the condo is up to today’s codes. U can’t rent the condo out that you own but u can leave the condo empty.

    My GF lived in a HOA in Virginia and it snowed hard one time and I was stuck there for a week because the roads weren't prepared, powerlines fell everywhere, it was completely fucked. $200 a month.

    I have lived in an HOA for the past 7 years. For us and the area we live in it is absolutely worth it. I love the rules and structure though and knowing that everything will look like a resort at all times for years to come. It’s the safest option being gated with a 24/7 security team. Do I think everyone should live in one, absolutely not, but it definitely should remain an option for those who see the benefits and value such as myself.

    Completely dislike those HOAs. A lot of them are ripoff considering the amount that you have to pay and what you get back. For a lot of developers it can be a lucrative business that they will have forever. The simple solution is to have restrictions written into property deeds. The city laws can also protect people in many ways.

    i think the satisfied number is on the high side. I do feel some get value out of it like lawn maintenance, but think a majority are over burdening with Karens saying you need to pressure wash your driveway and having to go though them to approve a color to paint your house seems like living with my parents.

    My HOA is pretty well run. I had workers on my street at 5:30 AM removing the snow from the sidewalk, my walkway all the way up to my door and shortly thereafter they cleared the street. It was great.

    The strickness of HOAs vary from community to community. I live in a Condo Association. In my neighbor community I was fixing my front car plate (because of excessive distractions in mine) and I had a enforcer on me quickly. In my community - nothing gets enforced which has it's good points but sometimes bad.

    Bro, I used to live in one! What a nightmare! Always sending me letters, telling me to clean the roof, the mailbox, etc.... Fining me. Then one time I got behind, they sued me, and I had to pay thousands to settle it or they were going to foreclose on my home. 007

    It pains me to say this because owning a home in Tampa Bay is unaffordable but my HOA is actually a very good one. $360.00 per quarter and they have never been unreasonable and their requests keep the development looking very good.

    Back in the day, when I purchased my first home to live-in; that was Miami in the early 1990s, first mortgages with rates of 8 to 9% and 9% to 10% were typical. People will have to accept the possibility that we won't ever return to 3%. If sellers must sell, home prices will have to decline, and lower evaluations will follow. Pretty sure I'm not alone in my chain of thoughts.

    If anything, it'll get worse. Very soon, affordable housing will no longer be affordable. So anything anyone want to do, I will advise they do it now because the prices today will look like dips tomorrow. Until the Fed clamps down even further, I think we're going to see hysteria due to rampant inflation. You can't halfway rip the band-aid off.

    Home prices will come down eventually, but for now; get your money (as much as you can) out of the housing market and get into the financial markets or gold. The new mortgage rates are crazy, add to that the recession and the fact that mortgage guidelines are getting more difficult. Home prices will need to fall by a minimum of 40% (more like 50%) before the market normalizes.If you are in cross roads or need sincere advise on the best moves to take now its best you seek an independent advisor who knows about the financial markets.

    There are a handful of experts in the field. I've experimented with a few over the past years, but I've stuck with ‘’ Melissa Terri Swayne” for about five years now, and her performance has been consistently impressive. She’s quite known in her field, look-her up.

    HOA is usually a headache to deal with. You don't really own your home with a condo. You need their permission to make any changes to the home as well as ever increasing fees.

    I've lived in an HOA for over 20 years and compared to most HOA nightmares that I've heard, I have actually been pretty fortunate with the HOA that I have when I hear the horror stories of many. Plus, my fees are low right now. But with that being said, I know that anything can eventually change and even though my HOA isn't the nightmare many have, I still would love to have my own land with a mobile home on it or something. Cause let's get real. Paying HOA fees, you never officially own the home and the land. It's kind of like property taxes, except with property taxes you pretty much can do more of what you want to do with the agreement that you made when you bought the property. But with an HOA, it's like living in a trailer park full of rules.

    I wasn't happy to learn that my house had an HOA (the initial listing said no HOA). However, my HOA is cheap because we have no amenities but they keep our neighborhood looking nice. Yes, I've received warnings for my grass and Christmas lights, but I guess that means so does everyone else. We also get parties for Christmas and other events. My ex lives 10 minutes away with no HOA and his neighborhood looks like trash, like literally, people leave their trash and cars everywhere. I would not leave my neighborhood for his.

    My current home in a large cul-de-sac of 36 SF homes. No HOA until this year. We all agreed to hire a security company and will all use the same landscape company. By all of the homeowners agreeing to this, we now get the security & landscaping at a much lower cost. It used to cost us around $7000/yr. for the landscaping , now we are paying 25% less. The only issue was getting everyone to agree who to use. We voted on it and this will be our first year doing this. The one benefit is that everyone will get their lawns cut on Thursday / Friday which now gives us all a weekend of pleasure instead of all the gas blowers going off at anytime. Plus with many children in my area, security is paramount for us all. We now have cameras and a full time person to keep an eye on peoples homes. -

    Yes, having the yardwork done within just two days will be great. Giving you and your neighbors the rest of the week to get some quiet enjoyment. That has to be the best part of this new arrangement even more than the savings lol.

    I live in an 3 story, 250 unit HOA and I have no problems with it. The key is to get into a well-funded and responsible HOA. I have double knee arthritis and they do all exterior work. When a new renter two years ago decided they were going to have parties at 3:00 a.m., we shut that down and they did not renew her lease. Our HOA works to make ends meet, not to make a profit. My HOA is 425 a month and that is after an 1800 one time assessment in 2023 to help meet new Florida funding requirements. Stay away from high rises, natural bodies of water, the beach, flood zones. Common sense. Our HOA has been excellent at people paying. Rent for a one-bedroom in Tampa is running 1700 a month. I bought my condo for 100k in 2020 and now runs for around $200 k.

    In my community the monthly HOA fee is 80$. They are involved and strict enough that keep our neighborhood looking nicer than most in the 26 years living here. Frankly some folks are pigs that want to turn beautiful areas into slums so I'm somewhat happy paying my HOA.

    Same. I’ve never had problems with an HOA and I’ve lived in 4. The single family communities had huge greenbelts, little playgrounds, and one had a pool. Not sure how that would get maintained without a fee.

    80 dollars isn’t bad, I’m paying 500 a month and some apartments and condos in south Florida are looking at over 1000 dollars for an average 2/1 2/2 apartment

    Condo associations seem to be exceptionally awful in Broward/ Miami-Dade. You might as well send in your checkbook since they spend your money as they deem necessary. No way! I was in a homeowners association in the downtown Miami area that was guarded and i was on an island. It was all single family homes. The association was long established with well connected residents. The fees were about $1080 not a month but a year. The city was still responsible for trash collection, road maintenance, street lights and had limited access. Obviously, this was an anomaly but i LOVED living there. No Karens and no hassles.
