    Tips for people looking for Basic pools. Exotic pools in weird locations will always cost an arm and leg. Shop around figure out what kind of pool and specs you want for your pool. Call every pool company in your area once you’re sold on an exact spec and pool type go back around and ask for the price for that with a breakdown of electrical, plumbing, digging, permits etc. Once you have that information you’ve probably weaved out the terrible pool makers who are asking for an arm and a leg. Call your local inspectors office and ask what the permits for a pool are for the specific kind of pool you’re putting in. As this video says if it’s a GC hiring all the work I’d call excavator companies, electricians, concrete, crane lift (depends on your pool) and get prices for everything. This will show you how much of a “profit” the GC is taking. If the GC is making 30+ % profit begin doing the work yourself. Personally I’d have the GC do the plumbing and digging and edges of the pool no matter what. This will ensure your pool warranty is good. I’d hire hardscaping company to then come in and pave the patio you want (concrete always looks crappy and cost more and is messier)

    I took a design to a company, when I got the quote they'd shrank the size of the pool deck I'd designed to "save me money", and the quote was 85k. I took the same design to another company, and they asked me about what I was looking to spend, I threw out "50k ish". They turned around in almost zero time saying they'd build the pool I designed for 50k without modifying the deck size. Seems like the industry is almost as crooked as HVAC.

    The 85k person may do better work and have years on years of service. My local pool place is higher than the other quotes but they have warranties and have been in business for 30 plus years. The handed down the business to their kids that have worked there forever. They will be there in 15 years to warrant the pool in anything goes wrong. A fly by night may not

    I will agree with you that you can save a ton of money going with a new pool builder. When I was a new pool builder I sold my first pool for $40,000 less than I should have. For a couple reasons. One I really wanted to sell a job, 2 I wanted a job that I could show other potential customers that was really nice so I gave them every accessory Under the Sun pretty much at cost. Making a decision to go with a brand new pool builder is a very very scary decision. I would absolutely vet the crap out of anybody that you choose to go with that's brand new. There's a lot of fly-by-nighters out there. But on the other hand there's also guys out there like me that need the chance to prove themselves.

    This is the hardest part. I'm in the process of looking to build for next spring. Our 20+ year old above ground is just about finished. I really want to go inground this time for a neater look and space saver in the yard, but they are SO expensive. I've considered semi inground as well. It makes me feel a little better to know there ARE genuine people who may charge less just to start out. It's just a scary way to go lol.

    A company that does the work in-house is hands-down the best way to go. If there's ever a warranty issue you know exactly where to go and you're not waiting for a subcontractor or this or that there's no excuses.

    We usually leave a job site at Rough grade. We are pool Builders not landscapers so we let the homeowner deal with getting the yard back to grass but we do not leave chunks of concrete or garbage. It's typically ready for a little topsoil and seed or sod

    Love your pool man looks beautiful I want to get a in ground pool installed at my house my backyard is 22m wide by 15m deep so I wanted the pool to be 20m long by 11m wide nice and big with a diving board in the deep end mini water fall in the corner of the block where the water runs straight into the pool like a circulating system of water and the backyard will have a besser block fencing right around have it rendered and painted keep it a private backyard have had this picture in my head so now i need to get lots of Quotes to get the best price like you said I like the information you say good insight

    We do 90% of all contracted work. With exception to electrical and gas. Other than that we dig, set, plumb, set coping , pour patio or set pavers. The quality is much easier to manage. Subs will not provide the same quality in my experience. Accept one subcontractor that I have that I keep so busy that he has no time to do any other work but ours. His quality is top notch.

    Majority of pool builders sub the work out to experienced contractors like my self. I personally find it be more work to deal with unexperienced homeowners building there own pool. Keep in mind a new pool builder will have a higher chance of under bidding your pool!

    We are planning on building our own pool. Hiring the excavator, plumber, electrician and doing the walls and concrete ourselves. Not only to save several thousand $$, but to get one next summer. I live in PA and there is a 3 year wait list for all pool builders in my area. And the price on a 18x36 rectangle vinyl pool is close to $50K not including excavation, electric or fencing.

    All concrete will crack with a liner pool. It has no rebar to prevent cracking and may have cold joints. It’s just a base for a liner, nothing more.

    In the contractors defense on the concrete, I think customer expectations on concrete are way way too high. Concrete is an industrial product and it's never going to look perfect I don't care how many jobs you do how many years you've been doing it nobody pours a perfect concrete patio.!

    Concrete usually cracks by the next day. That's the one thing I hate about concrete. Its the nature of the beast. Stone coping with a paver patio are the way to go. Paver patios can be repaired. Concrete cracks you can do nothing about it. And all concrete cracks it's not if it's when. I don't care how much somebody charges you for concrete it doesn't matter how much you pay for concrete it is going to crack. There are too many variables.

    Good points, but i think you were a little off on cost-plus vs. Fixed price. The cost plus is by definition the actual cost of the subs/material plus a fee (sometimes this is a fixed fee, say $2,000, but usually its a percentage, say 10-15%). The fixed price quote is just that, fixed, regardless of how much the subs or material actually costs.

    My house contractor and pool contractor both operate on cost plus. They didn’t charge a bunch of extra fees or percentages on top of all the other subs. They just added their one fee. I guess you could say the final price they gave me was a fixed price. I thought I explained the cost plus in my video but maybe not.

    ​@@BrantleyBlendedThat's a fixed fee or flat fee. At the end of the day how a contractor chooses to charge is really part of his business model. What matters at the end of the day is that you receive a quality product for a certain price. With all due respect I really don't think you truly understand all the costs of doing business. The reasons those companies have been around a long time and are there to service their customers is that they charge an appropriate price and do things right. It's easy for other contractors to undercut everyone else if they aren't using the same quality materials or have the same overhead. Are the contractors that are coming in thousands of dollars under carrying the proper insurance? Are they going to be there if a disaster happens? Everyone wants as much as they can get for their money but you have to remember that there are things that you are paying for, such as experience, insurance, building methods and quality of materials that aren't always readily visible.

    concrete always cracks you cant complain.. pavers are the way to go! concrete is just cheap and easy dont expect perfection.

    Properly compaced sb surface, preparation, and using the correct mix all can contribute to eliminating cracking. Certainly fkr the first several months or weeks. It should have been covered by the GC because of how quick it happened- its a dead give away for a poorly compacted grade. Im a licensed GC in az.

    Some companies will charge more however they have office space they answer the phone right away. They have direct contact with warranties from the different manufacturer such as heaters filters pumps the pool company we used as a three-year warranty on everything and we can call them or email them and they get right back to us if we’ve had any problems especially with the darn LED lights that go out because they’re poorly manufactured. It’s not the fault, you might get a cheaper price but what kind of support do you get after your pools built?$

    The pool company that we chose had many designs for pools. We picked a design and then added some things to it, like the big ledge in the back side, and the walk out bench.

    Getting 115k+ quotes in north texas for 16x20 pool + spa w/ spillover, 1 beam that runs on 1 side of the pool w/ 3 water feature spillins, tavertine coping, stamped concrete decking. Is this just what pools cost now days?

    Pool prices have gone up a lot since we built in 2019. 2020 really jacked up the prices, created shortages, and created long wait times for people to build. There seems to be no shortage of people wanting pools though, so I don’t think the prices will ever come down. Also, your pool sounds nicer than mine. You have a lot of extra stuff that I don’t have.

    This video was long and a lot of nothing I didn’t really get anything from it but yeah, pool concrete was crack I was thinking it would be more informative if this is the pool showing behind you. It look amazing. Yes you may have a few flaws but they look amazing.

    It’s not “technically” cost plus. It’s lump sum. You pay an agreed upon fixed price no matter what the actual costs is. Cost plus is you pay actual final costs. It’s like writing blank check. Lots of risk for the owner, no risk for the contractor. But I see what you’re saying.

    Its your main contractor or the one who signed for you. Its the same when you buy a car from ferrari or a phone from apple…they dont blame the subcontractors who provided them parts once your phone breaks.
