I rent rooms in Calgary, 475.00 for a small, up to 700.00 for a Master, 5 bedroom, 1-1/2 House pays your mortgage
If a tenant performs work in your house he all of a sudden thinks you need to take something off the rent for compensation and he might just do that without your permission.

Look at it this way, Is it cheaper to take a little off the rent by allowing the tenant to fix things or hire a contractor? Personally for me, I'll never work for free.
Should one start an LLC and rent the room under the business? Does the home have to be owned by the business in order to do that? Obviously, you'd have to report the income but you could also write a few things off that would benefit you around tax season.

How does a notice to quit work?

Hey Robert I’m renting a room and bathroom in a Condominium here in Los Angeles CA, that is Governed by an HOA. I have an issue with the unit owners above the unit I rent. These unit owners have Harassed and Threatened me on (2) Occasions. I informed my Landlord about these incidents and he ignores them because they are his friends. Because of that, I contacted the building manager, and Board Members for the Policies and Procedures the Unit Owners are to follow so that I could file the complaints in accordance with their Rules and Regulations. They have denied me these instructions and forms. So I wanted to ask you. “What can I do to file my complaint with the Management Company? Thanks!

does how much my job earn come into it or is just how much i earn from renting?, so if i rent out at £625 and earn £7,500, how much i earn would still mean i get £7500 tax free?
I will pay you money if you can point me in the right direction for lodger laws in delaware. I am a landlord with lodgers who share common areas in the house and have a horrible lodger/20 year old and I have read through DE code regarding tenancy but there is specific reasons the law is slightly different regarding tenants and lodgers and I can not find anything regarding lodgers other than definition and maybe a sentence or two. Please Mr, Flessas.

Absolutely it can be a headache. You are sharing the house with this other person. Sometimes it works and sometimes it doesn't. Do they sometimes have a hot temper and shout at you? Now you have to ask them to leave even if they pay rent (month to month) on time. My current room mate for instance. We share the kitchen and the full bath. He has use of the 1/2 bath. He says he is trying to buy a house but is waiting for the court date so he can have joint custody of his daughter from he divorce with his wife. He has been here for almost a year. I need a break from room mates for a while I told him. lets see if he moves out and gets a studio like he has said he might do.

Because it is a pain, but it can be solid income. It can be a way to share utilities and it’s good practice for you want to then purchase a home with the intention of renting all the rooms out individually.
How do I search for a good lease template? How do I find a lawyer?

Look for an attorney that represents landlords on a regular basis who knows your state/local tenant/landlord law. They can put together a good lease for you. Don’t rely on generic online versions of leases because those versions don’t address specific local laws. Take your time and get it done correctly. Yes, the insurance company will want ALL their information.
So I have a friend that rented a room out to me. She is not the landlord of the property she is also on a lease from the home owner. A couple of things didn’t go as planned and now she’s trying to tell me to leave it. There was no rental application provided when I moved in with her I’ve always paid my rent on time paid additional utilities as well as put food inside the home yesterday something didn’t go her way Is there anything I can do?

We’ll, they need the keys to enter, right? One option is to put a keyless entry lock on the door to provide more control over access.

If you’re asking if rent received is taxable, then the answer is yes. HOA’s can exist in multi-family condos and even subdivisions comprised of single family homes. If the question involves renting a condo, then you need to read the association rules to see if renting is permitted. A single family home HOA usually doesn’t regulate renting. But, check the rules. There are nasty landlords as well. Roof leaks, yard is a mess, your in his house and he is milking your rent money. Also he hasn't paid the mortgage in months....
What about protection for the TENANTS? I was told that a specific home-owner needs to have a "certificate of occupancy" in order to legally rent-out the bedrooms of the home she owns and lives in ...but a city employee told me that it's actually a "certificate of use" wh8ch was followed by "it's HER house so ahe can do what she wants to" .... and then I wondered... *if the home-owner has to possess an active business license and/or documentation for something like a bed-and-breakfast.... * if she can legally rent rooms out while THE BANK owns the house (*because we don't OWN the house until it's fully paid off).... *if she can legally uphold a lease in court if she hasn't got the proper certificates... *if she has to put tenants' deposits into the non-interested-bearing account spoken in her lease IMMEDIATELY, and keep it there for the duration of the lease or just put it there anytime and spend-and-replace if she wants to, and if the said account can be HER PRIVATE account or if it must be separate... *if her neighborhood doesn't allow it, but the government does, can the tenants be evic5ed by the neighborhood... *if the lease is legal and specifies "1 bedroom and 1 bathroom" but she keeps the bathroom full of her own things so that there's no room for tenants' belongings and she relocated anything they leave for their use, has she upheld the lease? Too many questions that tenants don't know to ask before getting into some situations.

I thought they could only take action directly against the property owner. "*if the lease is legal and specifies "1 bedroom and 1 bathroom" but she keeps" I am pretty sure this would be allowed for "shared bathrooms" but not for "dedicated bathrooms". "* if she can legally rent rooms out while THE BANK owns the house " I would be astonished if this was a problem. If the bank wants a say they have to go through the foreclosure process, maybe with a possible exception where they are destroying the value. The bank could probably sue them in court to keep them from dynamiting the house, but I can't imagine a bank getting itself into a roommate squabble.
I’ve been renting a room 3.5 yrs from elderly & sick owners. He REFUSED LEASE, or PUTTING ANYTHING IN WRITING. ALL DONE VERBALLY. I have access to house and became very good friends with wife however husband wants me moved out. He also has SEVERE PTSD, SEVERE DEMENTIA and POSSIBLE TUMOR in BRAIN. He is 6 feet 4 inches almost 300 pounds, and they have 2 pets, and I have a 2 Therapy/Service Dogs from my medical doctor for my disabilities, & anxiety. They are both in mid 70’s and he is retired from Air-force as a Pastor, and said he repaired planes during the war. He has intermittent psychotic breaks for something as small as one of the dogs threw up small area and he was out of his mind, not seeing who did it and blamed my dogs, not his; it’s always my dog’s fault for everything. He didn’t know who did it but rubbed my little 10 pound dogs face in urine then, his wife saw him throw my dog out the back door on the concrete patio. He could have killed him. My baby was limping (took video) for about 2 weeks. But one of his dogs about 40 lbs is 11 yrs old and blind and has serious medical issues & pees and I just clean it up, but he won’t take her to a vet to get her checked. it took place the first time in front of his wife & a nurse who was clinging to the wall in the corner bent down as she was traumatized as I was so I went to my room and locked my bedroom lock and he came after me almost breaking down the door. He wasn’t in his right mind and he could have killed me. I am a very disabled senior with a broken neck with a 5” Titanium Plate screwed into my spine and 2 replaced vertebrae in a specialized electric ♿️ almost 25 yrs. and as of now have over 100 million pages of medical records. I need to have tests done out of the house, however, he has one of the keys and want to know if there is some way to keep him out of my room that I pay rent while out without changing the entire door handle/lock, as I’m on SSDI and have no other assistance right now. I’m completely alone and have nothing in writing except he wants me out, but I found out I have Cancer so he said he didn’t want me going through Cancer out of my Vehicle but I’m still trying to find help to get into a single family house with a real garage (as I was assaulted and almost killed) so garage is a must; 2-3 bdrms/2 bthrms (like 2 master bedrooms and an extra guest bedroom and guest bathroom with just minimum and an enclosed backyard for my service/therapy dogs. I want to be sure NO ONE can get into my room when I’m not here. He is almost always home. When he had his psychotic break the 2nd time I recorded it on my phone in front of his wife’s craft room and she was so terrified you could see it in her eyes. She couldn’t move or speak. I have hundreds of recordings of things he’s said to me when his wife wasn’t around to hear. I just want to get help to organize my room and pack everything properly so I can get all to a place I can live and a friend who is also permanently disabled and we can share costs. Every time his wife has to go to an appointment and I’m left here with him and the dogs, I stay locked in my room. I have a medical alert button to get help if needed. I just want to protect my things and there has to be a way to keep him from using his key and me being able to use mine when I come back. ?????? Can you help? Please send message through KZread. A teen in your house. Sounds like the worse advice. This tenant isn’t related to you, isn’t underage, and you are not their guardian in any capacity. This a fully legal autonomous adult. Just like you. This lack of respect is where many home room renters get themselves in a lot of trouble. You are providing a service in exchange for monetary gain. That is no child’s play. Also is the rent payment supposed to be reported to the IRS as a form of income??
As a renter of a room in a house are you allow to check the mailbox 📬 legally. My landlord lives in this house as well, and told me not to check the mailbox. Need help with this question.
