Refurb order: 1. Strip out 2. Structural engineer 3. 1st fit carpentry/plumbing/electrical (door frames, windows) 4. Plaster/floor self-levelling 5. Tiling bathroom 6. Fitting kitchen 7. 2nd fix plumbing and electric 8. 2nd fit carpentry, architraves/doors 9. Flooring (wood/tiles, not carpets) 10. Skirting 11. Decorating, satin on wood, matt on walls 12. Carpets 13. Snagging, make sure all works 14. Externals, rendering, fascias/guttering, landscaping
I don’t work on homes but I’ve worked on for commercial properties, shops, offices, shopping centres for 20 years. Have to admit I watched this video half thinking about what I’d disagree with…….. I don’t think there’s anything to disagree with. Very sensible project structure and very practical advice.

1:50 - Depends on whether or not you're having integrated appliances. I had to smash apart our kitchen units to remove a broken dishwasher the previous owners left behind as they had the flooring done after the units were put in because it was impossible to remove otherwise.
Can we please see a before and after of this property!

Can I ask when does gas central heating (including boiler and radiators) and internal insulation get done on the roof?

Do you have a checklist for snagging. How long do you take with the snagging before payment. How can you know that all the snagging has been completed. What do you do if you have missed some snagging
Out of interest, would things such as sorting out damp, damp proofing etc come under structural? And what do you think the time frames are of this. Looking into a bungalow but need to make it at least liveable within 2 weeks, it has a lot of damp

Damp treatment can take a lot longer than 2 weeks to fix depending on the severity, some treatments have to be left for 4-8 weeks before you can plaster or paint over again. It’s not necessarily structural 🙏🏼
What about plumbing and electrics?
Any tips on how to find trusted well-priced contractors if doing a project quite far from where you live?
Valuable information as always Ste ✊ I’m going to note down this whole process… I’m not a developer but I’m going to be picking up the keys to my first home in 10 days… My question is though, the bungalow I’ve purchased needs a new roof and also damp treatment, so where would you recommend fitting this into the mentioned process? - many thanks!
