How to Prepare for Your First Loan Signing

NSA Pro Tip: Make sure you know how to use your dual-tray, laser jet printer. It will make things easier once that assignment comes in.
How to Prepare:
Step 1: Confirm the appointment details.
As soon as you get the signing appointment, confirm the time/date and location with whomever gave you the signing, and plan your time.
The appointment will usually be set up by the signing service. If you do not see this information, or it’s listed as TBD, reach out to your signing service contact to ask if you need to set up the appointment.
Step 2: Read ALL the instructions you were sent.
Signing services, lenders, escrow officers will send some of the more detailed instructions in the body of the email or as an attachment to the documents.
They may want the docs signed in a certain color of ink only, they may need a copy of the borrower’s insurance card sent back with docs, or they may want you to keep the loan docs in the exact order as received.
If you miss something, it will significantly reduce the chance you get more assignments from the signing service.
Step 3: Print and prepare your loan docs.
Before you print, flip through the documents electronically. Sometimes a document isn’t fully scanned in or is cut off.
You’ll need to print your loan docs on legal and letter size paper. Make sure to print documents on the correct size paper. Once you print them, flip through the documents to be sure all documents are printed according to page size (legal or letter) and printed clean with no smears.
If you have time before hand, mark pages with arrow tags where you need to get signatures or initials. Remember, absolutely NO Highlighting the loan docs.
Step 4: Call the Borrower and confirm basic information.
Call the borrower (the signing service, escrow officer, realtor or lender will give you the phone number. If not, locate the phone number on the loan application) and confirm the time, date, and location of the signing.

    His list is fine but What you should do FIRST is understand the loan documents so you know what you are presenting the clients to sign otherwise if you spend 2 hours (maybe even more due to Cover and distancing) like he is telling you, you will not last in this business. If clients see your fear and lack of knowledge they will want to read everything. You are not there just to collect signatures!!! Step TWO is get to know the bankers behind the loan docs so you become a requested notary with a specific title company. There are thousands and thousands of loan signing agents so you need to stand out. All his other steps are good to know.

    Step 2: read the instructions email. This is something I see ALL THE TIME in my day job as a team lead in an IT company. I will ask a question or give instructions to someone and they will either not answer the questions I have asked, answer a question that is completely different, not know what I'm talking about, even though I thoroughly explain it in the email, or miss steps because they don't read my email. There are *so many people* who just simply don't read something *_WITH THE INTENT TO UNDERSTAND EACH AND EVERY PART_* of a document. Learning this skill will improve your life in so many inconceivable ways.

    Just got my bond and have to go to Clerk's Office now...... Stamp is being made. I am more than ready to go at this point !!!!! Mark Wills is the only reason I am doing this. I have been in the bar and restaurant industry since 1989. I am also prior full time ARMY and I am VERY detail driven.     I have my first loan signing appointment next week on Wednesday, today is Friday. When is the best time to call the borrower? Immediately after getting the assignment or a couple of days before so that they remember? I ask because they may forget over the weekend.

    What's a standard amount of pages for loan documents? Or How do the sizes vary from least amount to most? Is explaining the documents a notaries' responsibility?

    Hello Venessa. Amount will vary across signings. Any questions regarding loan terms or the content of loan documents during a signing should be directed to a qualified loan officer. Signing Agents are not loan officers and should never try to explain loan documents or answer questions from a signer regarding the terms of a loan.

    Hello. When visiting a home, it’s a good idea to find out if the signer has pets - if so, ask if any pets can be kept outside or in another part of the house during the signing to prevent distractions.
