    Thanks, I will. This morning I'm thinking I should send a flyer through the mail before making face to face contact in a month I'm not afraid of speaking to people or going door to door, just some intrepadation in how to come across as a proffesional Real Estate agent. I'm new to this industry. I have a farm picked out with 280 townhomes easy to walk and as a high a turnover rate of 3% as anywhere else here in the Bay Area of CA.     Yes they would but if you look at the appreciation side its a way better play for them. Also if they are upgrading. Higher priced homes don't have as many buyers as town homes at the lower price point so it is still way more beneficial to make the move sooner.

    Get out and hustle. Go knock the doors. Find the business once you do referral will plow in. I respect the hustle and drive Richie. Honestly if you can get your first 30 clients after that you will have more work that you know what to do with.

    My question is ...How do you handle the back end ? If they agree to Buy they will obviously have to Rent or sell their current property.

    I am going to make we get them options for both rent and sell. In most cases its even if it isn't the most lucrative to sell most people don't want to rent and will move forward with the buy and sell

    How does 'selling now,' help them save 60k? I can understand some -buy now savings benefit but but I don't understand sell now for savings.

    Go to the next house. There really isn't much you can do at that point. Ask them if they have considered investing in real estate or a second home.

    Super easy if you watch all the way through. That number is conservative when. you base in appreciation and what it would cost them if they had a bidding war again.
