Six-Figure Door Knocking Real Estate Script - Real Estate Agent Script and Tips For Success!
Does door-knocking work for generating leads in real estate? Use these tips that have been developed through thousands of door knocks.
This is the exact approach I used my first year in business to generate Six figures door knocking in real estate.
1. Research the neighborhood and the properties before knocking on doors. This will help you have more informed conversations with potential clients and increase the chances of making a sale.
2. Be prepared with business cards, brochures, and other marketing materials.
3. Dress professionally and present yourself confidently.
4. Be respectful of people's time and privacy. If they are not interested, thank them for their time and move on.
5. Keep track of the homes you've visited and the people you've spoken with. This will help you keep track of potential leads and follow up with them in the future.
6. Use the opportunity to gather information about the neighborhood. Ask about any upcoming developments or changes in the area that might affect property values.
7. Follow up with the people you meet. If they express interest, schedule a time to show them the property or give them more information.
8. Have a script to help you stay on track during your conversation and make a good first impression

I’ve door knocked a lot. Dress casual but smart, have an attitude of expectance and send two thank you cards at the end of the day to the two people you connected with the most.

Yes, I am getting contact info from every 10th door roughly. Now the next step is follow up. Do you visit them every month again and again or how just email?

Hey Zach, Thanks for the tips! If your knocking luxury million dollar homes but still a good amount of turnover would you reccomend as a guy I wear a suit? Or is a polo and dress pants ok? I’m sure I’m over thinking this but just curious what your thoughts are!
This video is gold. I'm curious about your daily schedule (what times of the day are the best) and follow-up? Do you revisit the neighborhood every quarter or approximately (4 to 6 times) a year? To stay busy, are you going to different subdivisions each week, etc? How many months did it take on average for your listings to convert? Thanks

When I first started I made the mistake of only hitting neighborhoods once. When I shifted to every 30-45 days my conversion exploded. Every day was a planned subdivision. This neighborhood on the 5th of every month, this on on the 6th, etc. when homeowners could count on me to show up consistently they were impressed and wanted to work together. Majority of listing leads would convert within 12 months. I picked up several that were with 3 months. It’s all about being consistent and volume.

Hi Zach, I just stumbled upon this video and your channel. Great info and I will definitely give this script a go when I knock on doors. I had a question on what neighborhood to door knock in. Ounce you find an area with a 7% conversation or higher….do you keep staying there like a farm or find other neighborhoods to go door knock in ounce you where there for a few weeks? I’m pretty confused on that. I have a few farms I am starting soon, but I can’t be door knocking them every day, wouldn’t make any sense. If you could help me answer this I would appreciate it greatly. Thank you!

I went once a month. So if you can finish a whole neighborhood in a day or two, then I’d pick a new one for the other days.

9/10 homeowners don’t even remember someone else came by. Focus on getting contact information so you can stay top of mind. Also if you go back each month you are in the top 1%.

@@sudipjharealtor963 the second year referrals from the door knocking were phenomenal. My mistakes as a first year agent were inconsistency, and little to no follow up. If I did follow up it was only asking “Are you ready to list?” I ran through one of the hardest paths to hit 14 deals my first year. Knowing what I know now here’s what I would do different, focus on the same neighborhoods every month. Create value for others and follow up in a manner that allowed me to get to know people.

@@mypdxrealtor I hit 100 a day. Took less than 3 hours. Somedays I was flying and could crush it a lot sooner. Yes, I went back to the same homes a month later. I could do most neighborhoods in less than 3 days with this method. Gave me several farming neighborhoods I could be consistent in and build brand awareness.
Even if you have to doorknock hundreds of homes to find 1 that's ready to go. Still an amazing ROI to be honest. haha

How can i know the info of the neighborhood turnover rate from MLS?

# of homes sold in that neighborhood / divided by total number of homes in that neighborhood = turnover rate. Ex. 10 home sales / 100 total homes = .10 or 10% turnover.

@@moe-mahmoud draw a shape around the neighborhood, filter for sold homes in the past 12 months and hit search. For number of homes in a neighborhood you may just have to count manually. I haven’t seen an MLS that totals it up.

3-4 hours a day. 50+ conversations with homeowners. Any day/any time is good. If knocking during mornings you may get retired individuals, work from home. I liked mornings and had a good clientele of retired people looking to downsize or move closer to family

In the very beginning I didn't want to pay for leaving things behind. Funds are tight as a new agent. I started setting aside 10% of each commission for future marketing/lead generation. Then I started leaving materials. It created a snowball effect.
