How to buy real estate in France - Leggett's guide for Americans

Тәжірибелік нұсқаулар және стиль

We're not sure if it is the strength of the dollar, or the huge success of Emily in Paris on Netflix, but American buyers have been snapping up their very own slice of French real estate in droves!
Last year, Americans were our 4th biggest buyers, and there wasn't a week to go by without us helping a client from across the Atlantic pick up the keys to their new home.
This is the first of a series of videos specifically designed to help buyers from North America, we hope you will find it useful.
Please do not hesitate to leave us a comment below with your questions, we'll make sure to answer them in this series!

    Thanks a lot, yes that’s a great option, many of our clients have done the same, renting a place in a specific region, or simply touring France 🇫🇷 for a month of holidays, getting the taste of it, before buying. Don’t hesitate to contact us whenever you want. Here’s our global portfolio: go.leggett.eu/Kwbe and you can always email us at info@leggett.fr Thanks. 😊

    How does this effect Canadians wishing to buy? Similarities / differences

  • @LeggettImmobilierProperty

    @LeggettImmobilierProperty

    15 күн бұрын

    Hi there, For Canadians wishing to buy real estate in France, the process is quite similar to that for Americans, but there are a few differences and similarities to note: Similarities: 1. **Visa Requirements**: - Like Americans, Canadians do not need a visa for stays under 90 days within the Schengen area, which includes France. For stays longer than 90 days, a long-stay visa is required. - The process for obtaining a long-stay visa involves similar steps, such as providing proof of income, health insurance, and accommodation. 2. **Property Buying Process**: - The general steps of purchasing property, such as making an offer, signing a preliminary contract (compromis de vente), and completing the sale (acte de vente), are the same for Canadians as for Americans. - Canadians will also benefit from the support of estate agents like Leggett Immobilier, who can assist with navigating the local market and legal requirements. 3. **Financial Considerations**: - Just like Americans, Canadians might face challenges obtaining a mortgage from French banks due to international regulations. Working with a specialist broker familiar with foreign buyers can help mitigate these issues. - Having finances in place and being able to move quickly is crucial due to the active French property market. 4. **Healthcare and Taxation**: - Upon establishing residency, Canadians will need to acquire health insurance and eventually can join the French healthcare system. - Canadians residing in France will be subject to French taxation on their worldwide income, similar to Americans. The Canada-France tax treaty, like the US-France treaty, helps avoid double taxation. Differences: 1. **Currency Exchange**: - Canadians will deal with exchange rates between the Canadian dollar (CAD) and the Euro (EUR), which can differ in dynamics compared to the USD/EUR exchange rates. Monitoring and timing the currency exchange can be crucial for Canadians to get the best value. 2. **Legal and Administrative Requirements**: - While many administrative processes are similar, there might be slight variations in the documentation required or specific local legalities that Canadians should be aware of. Consulting with legal experts familiar with both Canadian and French law can be beneficial. 3. **Mortgage Availability**: - The specifics of mortgage availability might differ slightly. While Americans face issues due to FATCA, Canadians might have different regulatory hurdles but can also benefit from specialist brokers who cater to non-resident buyers. 4. **Tax Treaties**: - The specifics of the Canada-France tax treaty may have some variations in terms of credits and deductions compared to the US-France treaty. It's important for Canadians to consult with tax professionals who understand both Canadian and French tax laws. 5. **Cultural and Community Support**: - Canadians might find differences in the cultural communities they can connect with. While there are strong American expatriate communities in certain regions of France, Canadians may find more relevant connections in different areas or within specific Canadian groups. Overall, while the experience of buying property in France as a Canadian is largely similar to that of Americans, attention to the nuances in legal, financial, and administrative details will ensure a smoother process.

    I am sure that having cash is the most efficient in any property purchase; however, what is a more common down payment amount for an American buying property in the Cote de Azur, such as Menton or going inland from there? Is there a certain agent who is more familiar with this area and financing possibilities?
