Hi, after agreement to sale is made how can one be sure that builder will provide sale deed. In some cases builder says we will provide, but later fails to give it.

Sir, let me tell you one thing where will I check last 30 years title/ownership of ready to move property? I mean how and to which office..
Mukul bhai.. agar if buying ready to move commercial store / warehouse wht all document to look for?
Sir new ready to move flats jiske hum first time owner hote hain unn mai b ye sub check karna hota?
In case I'm taking a bank loan for a property then bank will check all the aspect for the property ( due diligence). Then do I still need to check for the DD again? Talking about resale property.

I think you missed the Sale permission part. The DM office and municipality permission or development authority before making the deed. But the information was useful.

Sir ek shop Lena hai .. uska commencement certificate hai , title report bhi hai , but abhi Tak oc nhi aya hai ? Ready to move property hai .. builder is telling 1 month me ayega oc ... So can we proceed for purchase??? Plz sir reply?
Hi sir.. i came across ur channel and find it really useful.. offlate am planning to buy a re-flat at noida extn. The only problem i find in it is that there are tenants living. Now, my doubt is that if i commence with the agreement of sale what is the surity that the tenants will leave vacate the flat in due course of time provided i have been assured by the owner that he will ask to vacate the flat. There are instances where the tenants dont vacate and what followed are civil suits.. pls guide.. how can i override such an event? And what should i write in agreement to sale to protect myself with regards to tenancy norms.?
