    Such a great point about no income being “passive”. Investors should be more specific about what level of effort they’re willing to put into their investments. For example, working a couple of hours per month doing your own property management? Hiring property manager(s) and just monitoring how they’re doing?

    At 9 min is the key take away ....knowing how to do the work vs delegating it to others. Two different skills. This is a key example of being IN your work vs ON your work.

    I'd like to modify something David said, if I may be so presumptuous. ANYTHING can be done passively... it just won't be successful. Take the parenting example he mentioned. I'm a public school teacher and I can confirm that passive parenting is indeed occuring. By the way David, I hope your head isn't getting too big... because Rob's hair really is the star of the show.

    Not true. I've owned rentals for almost 20 years and always use a local property management company. They handle everything. I spend about 20-30 mins a MONTH on them. Just to look over the monthly statements. I'd say that's pretty passive. I spend 90% of my time with my granddaughter and my son. To me that's pretty passively successful. :)

    A Clear Title is the opposite of a Cloudy title. A Cloudy title means that it has liens, easements, claims, errors, restrictions, etc.

    My favorite part was at the 30 minute mark because I am interest in paying $500,000 cash for a STR for cash flow. I'm researching different areas and would be interested in any market suggestions, given that because airbnb/VRBO, is so saturated right now, it makes sense to offer a great experience, and not just a place to sleep.

    500k....What would i do with it? Take that 500K, go to a market where houses are 150K, buy 5 houses, and rent them for 800-1300/Mo. Keep acquiring equity.

    While it could be perceived that Daniel meant to purchase 5 houses in full with 500k at 150k, Daniel did not claim to pay for the homes in full, based on his verbiage. Keeping an open mind, it is possible to purchase 5 150k homes with 500k. At 80k down payment per house, it would be a cost of 400k. Leaving 20k per house of reserves. Depending on the market, expenses, and other variables, his strategy could be viable. Happy investing, everyone!

    I feel like this is coming from someone who is not as well versed or successful in Real Estate and has no value to add to this community. As a mother, did someone not tell you if you can’t say something nice, then don’t say it? You obviously haven’t watched some of his videos on his expertise. As a podcast host, you are there to be entertaining, provoke opposing thoughts and views and ask the guest questions that help them tell their story, not dominate the conversation or show how much YOU know as an investor. I can’t stand shows/podcasts that are there to pump up the tiny ego of the host where they, the host, puts people down and makes them feel inferior. Your comment here was neither helpful or entertaining. Next…
