    Only if a good amount of folks do what you teach, just imagine how many millionaires we already have or will have in the future. Not the sad statistics where at least 50% of people are living paycheck to paycheck, even for high income earners. Great contents as always!

    @@lisaollie4594 The issue is this! Most often, those with little to no experience in the stock market attempt to buy on their own. It previously occurred to me, but I learned from it and contacted "KAITLIN ROSE STERNBERG" a finance expert with offices in the US, and everything changed. I earned $370k so far in the first quarter of this year.

    Robert, i must give you kudos for this show. It's not that your other shows weren't any good. But this one i find very factual down to earth what it takes to be a profitable long term investor in realestate . It fits close to how i started and managed my propertyies. Staring in 1986. I hope your viewers flow this advice especially . It's the nitty gritty that makes it or breaks property investors. It makes me think i should write a book on my investment and property management skills experience and ways of screening tenants. That were spot on..wishing you many more years of success of sharing your advice ..

    I'm not even kidding when I say that the market crash and high inflation have me really stressed out and worried about retirement.     I completely agree, I have been consistent with my profit regardless of the market conditions, I got into the market early 2019 and the constant downtrends and losses discouraged me so I sold off, got back in Dec 2020 this time with guidance from an investment adviser that was recommended by a popular economist on a popular forum, long story short, its been years now and I've gained over $850k following guidance from my investment adviser.

    And thanks for your remarks about the 401(k). For people who overspend and don’t know enough about investing it’s a good idea maybe that’s 50% of the populace. But it really is the corporations & government garnishing your wages for your “future” to prop up the stock market, and who profits currently - NOT future - are the rich. I think everyone could take 1/3 or 1/2 of their 401(k) out if they have 20 years left to retire and use that money for a small business or a real estate investment instead. Why wait till you’re 62 to enjoy that savings.

    I read rich dad poor dad and went to his class in 2011 in Edmonton Canada. It was great. I started the business without using my $. Last 2 years, I bought a condo. now I buy it again. today, I have 3 properties and 1 oversea. You have to understand what Robert and Ken are talking about first. Then start 1 unit first and learn. I have 1 unit and 2 houses. Thanks to your teachings!

    Munger and Buffett have both achieved an incredible feat with Berkshire. They've turned thousands to billions, and have made a lot of people wealthy in the process. I really saw the potential of the stock market by reading Berkshire's annual letters. I recently sold my $674k apartment in the Bel Air area and I'm hoping to throw it into the stock market. I just don't want to lose everything.

    Mr. Kiyosaki: you mentioned gold mines...would you be interested in the (correct) way to decelerate the fine baby gold powder by using a magnetic array placed correctly? 90% of your gold is currently washing out, instead of being trapped in the sluice box.     I don't know how it is in other places, but in my country you spend all that time and effort to find a "good deal", then you go to the bank to finance it, even if you already have the tenants willing to move in and all that, the bank WILL STEAL YOUR DEAL, and the people there will call their friends and tell them about what took you so long to find, they will give it to them instead of you once you told them all the details of it. Unethical? yes, but how can you prove it. The NDA you sign aren't worth the paper is written on it. Of course, from what is known, the people at the bank get kick backs and all that. They do the same if they foreclose on a property, they call their friends and they can get it. I wish someone would tell me a way around these situations, because buying a property is great.

    I'm really worried about the current bank crisis. If a bank as big as SVB could fail, I fear for a lot more. I know a friend who is running a high-growth startup, and was badly hit by the bank run. I have pulled out more than $340k from my bank. After all, the FDIC covers only up to $250,000, and the implosion could have bad effect. Looking to invest into the stock market now. Does anyone know how I could go about it?

    so, although i love the info, it feels like it's missing specifics that would really help me to understand something. I keep hearing "use other people's money" ie the bank. But i don't know of a bank anywhere that will lend with 0 down. If I already have my own house and im wanting to buy someone else's house as a rental, I have to have a minimum of 20% down....sometimes 50%. So how do you raise that captial? Let's assume that im not cool with asking friends and family to front me something I wont front myself. That's what's confusing to me. I get using the banks money....but the banks don't do 0 down loans on investment properties any more. Can someone explain what im missing? How do you get investment money without having your own skin in the game. I feel like this never gets explained.

So keen to get into real estate but I don’t understand it much. If you don’t mind, could you quickly explain to me what is meant by “0 down” or “50% down”?     Feel the same... It´s all "money flows" but no actual specifics... I guess we gotta buy the book ;-) which makes this whole conversation simply an ad to sell more copies. Anyways, while Robert Kiyosaki makes it sound so easy peasy to get money, in reality investors are hard to come by. So this attitude of calling everyone lazy for not being able to start investing is a bit harsh, as for a beginner money simply doesn´t flow. Would be nice to actually get some specific ideas of where to persue this abundance of flowing money..

    So first you must become a high earner or own a business. Then you transition into starting a real estate business and from there, gain enough experience to graduate to the commercial level (at that point your income does not matter. Banks and wealth funds lend off deal specifics and your ability to actually get investors with a pocket to put down the 20%).

    I recently heard about seller financing - having to pay the home seller monthly payments instead of the bank. If they speak to their CPA, they would understand that there are tax benefits from it. And if there be any downpayment, we would pay it using a Line of Credit. If not a Line of Credit then an investor. If there is cashflow after the end of the day, I’d say that’s a successful zero money down asset.

    I just started to educate my self regarding investment, economy and all kind of subjects to improve my financial education. I belived and push even though every time I was reading or listening I didn't quite understud how or what to do to beggin. Today I was looking at this video, and I felled something quite weird for the first time. Like a rolling force started pushing me to keep on watching and understanding between the lines, making clicks about the information that I already had and how this could become usefull.     My wife and I did very well in the amount of money that we amassed for retirement. Well over 80% of that money was made because of taking advantage of buying high-end stocks at a deep discount during the Great Recession. 2009 I fired the stockbroker got rid of all mutual funds and bought individual dividend stocks. Be patient don't get scared and do your homework and you can make a killing.

    I am 54 years old and my wife and I are very worried about our future, with gas and food prices rising every day. We have seen our savings dwindle with the cost of living in the stratosphere, it is impossible for us to replace them. We can manage, but we can't move forward. My condolences to everyone retiring in this crisis, all those years of working just to lose it all in a crisis you didn't cause.

    @@joesphcu8975 I feel your pain mate, as a fellow retiree I’d suggest you look into passive index fund investing and learn some more. For me, I had my share of ups and downs when I first started looking for a consistent passive income so I hired an investment advisor "INGRID CECILIA RAAD" this year for assistance, and following her advice, I poured $150k in passive diversified safe-haven assets and its yielded $325k so far. Nothing special, just proper diversification and a cut loss and take profit strategy.

    I think it's especially difficult for retirees and near-retirees, I know to focus on the long term but the anxiety when you're supposed to retire in 3-5 years is exhausting. it is difficult for me to participate in the market right now due to the full-time nature of my job. it will be too stressful to combine so I don't even think about it

    I think RDR was right in chastising grant cardone when he advised new investors to start with a 200+ unit, multi million dollar deal when they have little to no experience. I think GC might have forgot that new investors don't have the knowledge, experience, or confidence to make it through alot of common problems. I also find it fascinating that GC also started on a single family house but advises different because he had trouble managing it.

    Robert is correct that lazy people use their own money, I am lazy and I use my own money. Thanks for getting me out of the rat race though, i make as much being a property manager for a couple of little rentals that i built as i did working my ass off 50 hours a week. maintaining everything takes 10 hours a week, and the rest of my time can go into building more units, or I can be lazy all day and watch the rich dad channel.

    This is a well detailed and informed video. I'm here to learn how to invest after listening to a guy over the air talk about the importance of investing and how he made $410,000 in 5months from $180,000 startup. Somehow this video has helped shed light on some things, but I'm still confused, I'm a newbie and I'm open to ideas

    Perhaps this is the case for USA, but I’m a experienced buyer in OZ , I would not recommend buying larger properties- it’s no indication of the type of people you will attract. In fact it’s the opposite. My big homes attracted every crap con artist tenant on the market and yes the homes were managed.

    When he said "larger properties", he meant properties that have many many units in them. 150-unit properties and up. He was not talking about high-end single-family homes.

    Trading with an expert is the best strategy for newbies and busy investors who have little or no time to monitor trade.. I will advice you not to stop trading on your own it's very risky. Seek advice of a professional trader

    I have a 401k from years ago that was a employer match and now 12 years later it’s 72k i do not contribute and it’s a descent vanguard investment. I’m struggling deciding to take the tax implications of withdrawing early to invest it on my own with real estate. Any thoughts? Thanks

    I know you’re talking about Grant Cardone and I think you misunderstood him. I think he is talking about partnering with people on bigger deals as opposed to buying a 1 unit house with all of you’re money. You spread the risk and have a potential for bigger profits and cash flow. I heard the show. Love you, Robert but I think you completely didn’t listen to what he was saying.

    robert complains about having to manage the property tells a story how nobody would manage his small properties, including his friends. now refuses to not buy small properties but somehow tells you, you should.

    Same here! I’ve had this mindset since a cold and so many prone around me put it down But finding Robert was a blessing for me because now I truly understand my mind and most importantly I understand finances a lot more than before
