Enjoyed the video. I looked into this exact business a while back and the lack of a good way to automate the check-in/tutorial for new renters was the most obvious issue to me. My life and schedule doesn't give me enough flexibility to do that on the side, but I'm sure it could be a good business for a lot of people.

@@gidd I didn't look into it enough to see what the options are for management companies, but it would make sense that they're out there. I know there are companies that manage renting out your RV, and I imagine they would probably also do vans. The rate you quoted sounds low to me. I kind of assumed they would have higher rates than managers of rental property because it seems much more involved. If you really can find rates of 10-20%, that would have to be of gross rental income and not profit.

@@netbenefits4595 You have a point. They probably take a bigger cut, but then again they do most if not all of the work. Have you looked into Turo? I'd advise that over an RV (depends on where you live though)

Good on her for being successful at this! She must have really great credit. For normal people who get an unsecured loan at more like 15%, that monthly loan servicing would be more like $1329.00 plus the $124 insurance. And if you're buying a van you need to convert, add that conversion cost to the van price. And remember nobody wants to rent a van that looks like it's been converted by an amateur and everything is all janky. In contrast, a 500k house on an FHA loan with a 3.5% down payment of $17,500 is actually more achievable than $30k down on a van and a $60k unsecured loan. And the house appreciates while the van only depreciates - remember that the rise in vehicle price was a result of the pandemic shipping woes and if you're buying a vehicle now you're already too late to benefit from that. That appreciation is on the whole value of the house and not just your investment, so if your 500k house sees 3% appreciation in a year, it's $15,000 in added value. What makes more sense here is if you wanted the van for yourself for leisure, or as a temp base for a snowbird, and the rest of the time you can rent it out. In that case, you would have bought the van and converted it anyway, so the extra money is just for the hospitality work to turn the van and consumables like propane.

@@sterlingmarshel6299 Your argument ignores that other rare and unfortunate things could happen to your car, like a hit-and-run in a way that costs you your $500 deductible, repeatedly. We're talking about a comparison. Cars, historically, almost never increase in inflation-adjusted value. Houses, historically, almost always do. Unless you buy at the top of a bubble, but to do that you'd have to be a complete idiot who would enter into a business deal involving half a million dollars without doing your due diligence. Those idiots exist in droves.

I do the same thing in Seattle. Bought a Jeep Wrangler with pop up for ~40k with a monthly payment of $575 --> monthly revenue of $2,000. Plus I get to take it on long road trips with free disbursed camping!

Diesel verhicles are not that common in the USA except for trucks and the like... I hope she tells her renters the van absolutely needs diesel. Accidently filling it up with gas will destroy the fuel system and make for a very steep repair bill.

@@BARONsProductions no they aren’t. a standard pickup will be gas. the superduty type pickups will typically tend to be diesel. at one time diesel was cheaper the gas in the US. so up to sometime in the early 90’s maybe… when i was a kid in the 70’s and 80’s diesel cars(not just trucks) were more common. even mercedes had a diesel sedan, isuzu was introduced in the US with a diesel sedan and small pickup in the mid ‘80’s.diesel cost so much more then gas that that isn’t a selling like it would have been obviously

Diesel will be more in maintenance cost. Just wait until the stupid DEF has problems ( which seems like this happens way to much) & then when your DPF clogs up & have to fix that. Get a gas conversion van.

Even though there are expenses, don’t you think location is important?
A little Misleading. As the cost to own it with insurance. Is something over $1,000 a month to own it. That would mean they have to cover $12Gs a years to break even. Plus upkeep, tune ups, damages, etc.. Im going to say $15-18Gs a year. If nothing bad happens. Which still can be profitable. But we have to have a break down after a year to see. Hopefully this video will be updated soon. As it over 9 months now.
😂 8:32 I wouldn’t exactly call this a “side hustle” but yeah I get what you mean. This is pretty involved and probably an incredible pain dealing with fools breaking things and doing things improperly with the vehicle. I couldn’t imagine. Sure it’s decent money though. Great video regardless!
I think one way to automate the check-in process would be to make an orientation video so you don't have to do a 30 min tour for every renter. The key could be in a lock box but maybe meeting the renter is something the owner would prefer.

No customer will watch a 30 minute video tutorial. Plus, as a owner of a $90k van, I’d make sure spend the time talk to the renter and get to know then a little bit.

There are so many systems in the van, it's really important for us to deliver the orientation in person so that the renter can ask any questions they need to! I also like being able to get to know each other, it makes the experience a little more personal. Perhaps in the future, we'll consider a video, but given that we only rent out the van when we're in town, it isn't entirely necessary at the moment.

Having been a manager of a 40 Studio units for mostly under 30’s. They destroy everything! I would be asking a hefty deposit for a RV!
What about the Bedding ? Does she wash bedding every time , or use New sheets or what ? Ick factor here ? I wish she went over that.

Every time I watch any of these ‘van-life’ videos, I think of Gabby Petito’s dream, and fantasy (whether realistic, or not) of a van-life. If you travel with someone, need to remember the close quarters, and the need to know who that someone is.

I mean, Gabby had been with Brian for awhile and knew who he was as much as he was ever going to show her. There's nothing she could have done to prevent a psychopath being a psychopath you know? Dating a secret killer is such a rare occurrence that I'm not sure it should be a top factor when considering van life lol. It's probably a good way to quickly figure out if a couple is compatible long term tbh.

@@striketochill - I personally find ‘van-life’ and Ms. Petito are synonymous. At the same time, others do not. Obviously ‘van-life’, Moab, Grand Teton, etc., are not responsible for Gabby’s lose. It was Mr. Laundrie who was responsible. It’s not Stoneman Douglas that was responsible for the lose of seventeen people, it was Mr. Cruz. It wasn’t Tops Friendly Market that was responsible for the lose of ten people, it was Mr. Gendron. Fair, or not, ‘van-life’, Uvalde, Sutherland Springs Church, etc., does have that association, which is difficult to ignore, to many. As for Gabby, it was a year ago, this time, which is why ‘van-life’ sort if stands out, which is why I wrote the comment. It had nothing to do with what Shelby was presenting, except for the topic.
I spy PNW art on the walls… I love seeing videos from our beautiful part of the country. I didn’t know we had something like this available in our area. Something I would like to look more into. Is there an app/website for renting out these types of vans in the Portland Or area?

Couldn't it be somewhat automated with an instructional video and key box with a code? it's not rocket science. Maybe a longer model so there can be a little toilet room with a fan and airfreshener.
This is how long it would take to be profitable on the van if 15 days every month it was rented at a rate of $225.00 a night excluding maintenance and upkeep costs that were not included in Leeza’s model. Using monthly profits and expenses I calculated the amount of months it would take to become profitable. $3,375T = $27,000 + 1,003T 2372T = $27,000 T = 11.38 So not accounting for maintenance and upkeep costs, it would take 11.38 months at a rate of 15 nights a month to reach net profitability with the van.

I have a very wise friend who told me you’re not gonna go into something if you cannot properly afford it they put $30,000 down on the van with your comment about it being profitable to pay off the van that’s great but when you start a business you have to start somewhere. It’s no different than an Airbnb, you can write off the gasoline, Maintence, RV insurance, van payment. Running it has a business, Anything you pay for that runs your business that makes you revenue is a right off I don’t think someone goes in it to worry themselves or stressed them selves out about the hangover than less than 12 months thank you for your calculation but your comment is pretty much pointless because they have already done the research they have already educate themselves about the situation and you were not in their situation.
Zelaya also claimed that when Tesla vehicles are serviced, the battery is not checked, because the company has no incentive to do so. He continued on to say that he is a year past his warranty expiration and wants to sell the car but that he can't because his ownership papers are inside the car, which he cannot access because it is locked. "I'll never buy another Tesla again. That's the long way of me saying stay the [expletive] away from Teslas. They're brutal cars, brutal manufacturing, and even worse, they're a 10-year-old company."

Okay this gives a lot of context to the other video. So I think it is important to mention that yes I am of defending these vans kind of heavily out of nowhere and that's because this is not what I see in them nor are these the types of vans that I really like. This van is kind of good for what it was built for but not so much for how I see them benefitting people. To me it's really much more about the build outs and a lot less on the business side of things not because I don't know how to be business oriented with them but because to me it's just too shaky in my opinion of ground to be so direct about trying to profit off of them without knowing what they are, or what they're capable of. I like vans where people are pushing the boundaries and reshaping what an RV looks like and how they aught to function and how they can help us work and play more effectively and more creatively. This van entertains the camper crowed which is a well established market and seemingly fits more of the mold of an unsustainable thrill lifestyle mold of van life that will never be taken seriously because it's unrealistic and further concreting that is only the fact that the owners of the van rent it out while living in a house. I just feel like there's too much haste for money in van life approaches and that the thought of money compromises the van because why does the van still suck? Why doesn't it have Lamborghini doors & and a race engine? You can't say those things are not appealing to van lifers? You're just thinking of the bare essentials. I'm not gonna lie, van life definitely a haze right now, but you have to trust in the subject and its technology that one day it will be fruitful, but you have to do a good job of it before you can expect any consistent fair income. I don't think this is a good job. These quick money grabs just don't feel right.

It really depends on your location. Our vans in the southwest have a longer "peak season" for rentals because of the more moderate climates. Vans that are equipped with air conditioning and/or heaters can also be rented out year round.
The time you waste saying that you have to do a 30 minute orientation. Just make a KZread video and make them watch it explaining everything.
Technically, if it runs on diesel, it's called _fuel_ not _gas_
Sounds like a better tax deduction than business.

I empty the toilet and clean the van in between renters. It’s definitely not profitable per say, but it allows me to use the van frequently and have it essentially pay for itself!

She actually lost money. I put over 10,000 miles on my van in one month. If someone drives a lot of miles, she loses money. The van also lost up to $15,000 to $20,000 the day she bought it. Mileage and depreciation , insurance (her current policy won’t cover a business), tires, and maintenance, etc. She is not factoring the expenses into the equation. Never borrow that much for a van or vehicle, you really can’t afford. This is why 9 out of 10 businesses fail.

Informative video Shelby. I'm sure other people will comment and add value to the investment costs. I can't because I don't live in the U.S. It would be nice to look at comparisons between the U.S. and other countries to see if the idea is viable elsewhere. I know that would add another layer of complexity that you don't need but even a comparison with Canada would be good just to show viewers from elsewhere that viability should be based on their country and that they need to do their homework.
