Luckily, my spouse and I were able to pay off our mortgage early. We took the money we were spending to accelerate our mortgage repayment and invested it right away while we were both still working. We were able to retire early after accumulating what would have been our home payment for over 7 years and maxing out our 401K/403B plans. Thankfully, both of our parents taught in us the importance of living within our means.

Planning reform doesn't build houses. Property developers are already sitting on a massive stockpile of purchased land despite taxes aimed at getting them to build rather than stockpile building plots. They aren't building because constrained house building maximises their profits. Where is the incentive?

That is in no way true and a deeply ignorant statement. Listen to basically everyone who knows anything about the system or studies housing supply they will tell you it's planning. Planning laws allow land banking to be an effective strategy for the large development and without it those large companies continue to monopolise housing. Reform is the only way to get away from what you are talking about and building houses. It's why rents in Tokyo are in real terms stable and have been since 2000 despite massive increases in population. While land banking is a problem in the current system and is easily fixable by charging say double the council tax on the properties if not built on after 2 years and planning permission is withdrawn after say 5 years-10 That wouldn't solve the problems. But fixing that is a plaster on a knife wound. The wider system needs to change so people other than allergen developers can meaningfully develop (not that in a new system of planning there should be permissions, it would just be a form of zoning, ideally Japanese style with some changes). Also there's supposedly a million locations with planning permission. That's a very crude metric and doesn't actually take into account ones that have been withdrawn, new planning permission has overwritten older plans. Also these are mostly bad houses with fundamentally bad designs that a new planning system needs to address. And they are also rarely where people want them to be. You want to upzone low density 1930s suburbia surrounding public transport stations and corridors? Oh you can't.

Compulsory purchase any land that sits fallow for too long and build council houses.

Instead of awarding companies like Whimpy or Barrot contracts, We should have the department for housing employ a surveyor to cost each house. Then we should have an open job vacancy for foremen, and skilled workers. When we have enough we can start building. Like contract services, but one that employs self employed craftsmen.

Perhaps establishing a legal & enforceable target would be a good place to start if Labour wanted to create one million homes

Mancunian here: you can get the tram from Manchester Piccadilly to Manchester Victoria to then arrive at Rochdale, or literally just get the tram to Rochdale. You definitely sound like a Southerner!

They have to stop builders hoarding land for later development at a higher price. Sell properties for the rich near possible sewage dumps to stop it.

Listening to them speaking about traveling around bradford and rochdale, I was just nodding and feeling that depressive reality that they are talking about my daily life and a big reason I'm in terrible mental health and stuck in a flat on my own with friends around the country who constantly want me to come visit them without realizing the amount of money and worse time it takes me to get to them. I live just outside of Manchester and to get to Huddersfield about 45 mins away in a car takes me between 2-3 hours if there aren't any big delays. Its so bleak and pathetic that we live in this country which thinks its so amazing and powerful but is actually closer to a 3rd world country these days.

How about the reported 1 million empty homes? much cheaper to use them and regenerate than constantly bolting on more towns to existing cities. This just ends up with more congestion and more stress and cost on public services and leaves areas that need regeneration behind. Plenty of channels on KZread showcasing empty towns, perfectly good homes. Most people are Nimbys because the end result is only a negative when they build another town right next to your town.

Go to Marske-by-the-Sea in North Yorkshire and talk to locals about unsustainable development. A 50%+ increase in population and no new schools or surgeries - and both are full. Local people have already died due to poor care from a stretched NHS. This is the issue - the current development model is unsustainable as the social elements are taken off the outline plan through s.106 payments to cash-strapped councils.

Instead of worrying about train connections in this current situation, worry more about connecting yourself to normal people….because the rest of us are more concerned about bigger issues!

The individual has the option of buses, cycling, car, taxi or even just live local to work. (don't respond with an minortity example as vast majority of people in this country manage just fine getting to and from work) Im not saying there isn't a issue with what you're saying, its just train connections is very less important in the grand scheme of things like housing, cost of living, imgration, education, public services and more! Fixing an individuals inconvenience train schedule is not going to fix the country.

On the reform party question it is not really a new new party. It is the fararge party which has been in elections since he took over UKIP in 1997.

When I got my first job out of uni, I was spending over £500 a month on a monthly train ticket from Herne Bay to London 🤯 and that was in 2018.

public transport needs a huge overall. as a young non-driver its honestly the only way we can get around. our incomes are quite low ( under 35k for vast majority of young people) and my insurance quote was 5,500 or 7,500 for a van as a painter and decorator. thats impossible. cant be paid. its why I don't drive. they going to have to sort out insurance and public transport

The housing development in Cobham how many of them will be council houses? So not affordable for anyone then?

If Labour were brave they could create an entire industry that would generate tens of billions every year, legalise cannabis and hemp production. If we take this approach we could: A. Legalise cannabis and Have government control every aspect of the production and distribution. If we take this approach we can ensure quality and price out (vi.oLent) criminals. If we ringfence any revenue it raises for social harms (residential rehabs and clean rooms where they have access to the help they need) and wider NHS. We could bring business back to high streets through ‘coffee shops’ and fines for not following restrictions put on it (such as smoking at places we deem unacceptable). The research jobs it would create would be massive and likely very helpful to outcomes for the NHS. Licensing for the growing of hemp would help immensely with net zero by innovating technologies in replacement s for hydro carbon plastics. B. It’s a scandal that there aren’t building whiskey (our biggest export) auction houses for small batch producers which could also include small batch brewers and gin makers in a similar way the Netherlands does with its flower market. C. Focus our economic growth on small ‘hipster’ businesses that put passion and quality above quantity. This could also be done in farming with similar auction houses for products of the highest quality. The illicit drug trade is valued at tens of billions of £’s every single year and even if we were to recoup half of if we’d be able to completely overhaul our services for the better !

Also on the subject of housing and planning as a nation we should definitely explore sustainable building materials and faster methods that can be deployed within greenbelt that create more open green spaces that people can inhabit more efficiently. Why limit our architecture to cramped bricks and mortar compartmentalised buildings with postage stamp gardens? We could extend living space and communal spaces throughout woodlands and parks that provide basic private spaces for sleeping alongside communal kitchens and larger recreational spaces, gyms and showers/toilets, health centres all within ten minutes walking distance. Effectively instead of new towns we would have new villages.

Let's hope Labour aren't going to screw this up and turn a blind eye to developers who choose to take the 'quantity over quality' path to house building? Sadly, what I expect will happen is that given any government incentives and tax breaks made available to housing developers to spur a house-building drive will quickly fall victim to greed and what we'll end up with is thousands of shoebox-sized homes with very little light and space, all in an effort to please shareholders and their demands for over-sized, unsustainable dividend payout. If Labour allows this to happen, they should be treated with the same contempt we should apply to greedy developers. There also needs to be regulation that prevents multiple homes being snapped up as investment instruments by property speculators and private landlords. These two groups are complicit in creating and maintaining the current housing crisis.

I don’t live far away from cobham. I don’t know the development in question but certainly a lot of developments just over the border in Greater London all suffer from a mandated lack of parking spaces which has a real impact on people’s concerns. The outskirts of Greater London really are very different than zone 1, 2, 3 or even 4 and sometimes public transport into london can be fine (although I’ll caveat that below) but going the other direction are very very minimal. Just ensure there is off street parking for all residents and I suspect that would assuage a lot of concern. Make the spaces electric vehicle only if that helps meet environmental targets. The caveat of going into london on public transport is that a lot of rush hour trains are pretty much at capacity and adding more people further down the line will make it a nightmare getting a train further up the line (trying getting on at Earlsfield at 8am if you want to see this in action). Longer trains may well fix this where that is possible but the primary binding constraint is tracks coming out of Waterloo and it’s difficult to see how that can be improved easily. Also worth saying that very often proposed developments really aren’t in keeping with the local area. By all means opt for denser housing but putting a 5 storey block of flats in an area with semi detached housing is going to cause concerns. Now ofc flats can make a lot of sense but not for young families that want their own space and so much building seems focused on maximising abodes rather than meeting the needs of those seeking homes. That all sounds very nimby-esque I’m sure but these are the honest concerns people have and there would be masses less opposition from local residents if planning seemed even vaguely holistic and considered these issues. This was the case in a development near me where pretty much every local resident was on board with the idea of redeveloping an area and increasing housing density, but not in a way that was obviously going to cause problems.

HS2 will (eventually) come back. Because the thing the tories didnt sell hs2 on is that it was never about speed. It was about capacity. You can't get these local train improvements without HS2. Because you need to dree up space for more slow local and regional trains on the main lines which are now dominated by intercity fast movers. Those go away and are put on HS2 and you get a lot more local slower trains on the tracks safely and that increases capacity massivey. The full hs2 comboned with Nirthern powerhouse rail would have doubled uk rail capacity and improved trains all over (even as far away as Aberystwyth)

We've seen this where i live in Newark. There are smaller villages being built around the edge of town, but theres NOTHING there. Theres a corner shop and a tesco-express in both. So everyone who lives in these ever expanding estates has to ckme through Newark to: Get to work, go shopping, go to the doctors. The only thing they have added is schools. Theres very little bus services either, no trains, theyre all in newark.

This is an interview conducting during and cut from the election night live podcast which had loads of guests in the studio watching the results come in. The production quality is not up to the usual standard due to the less organised format.

Listen up Labour. The problems caused by "the market" will not be cured by "the market". The only way the housing issue is going to be solved is by direct government intervention. Period. 1. any company which owns land but is not building on it should be penalised for not building. The longer they don't build the more they should be penalised up to and including the land being taken off them without compensation. 2. they should be told what types of homes should be built. 3. when those homes are buillt if they do not meet standard they should be penalised AND correct the problem for free. 4. buy to let should be outlawed and anyone with a current buy to let should have to put it up for sale. 5. YOU NEED TO BUILD COUNCIL HOUSES AGAIN.

Councils could lift restrictions on campsites allowing people to stay on them for an unlimited time. There are a lot of families living precariously on such sites in motorhomes and caravans and it doesn't take any money to fix it, just a change in legislation.

We've literally just recieved a Section 21 notice today as the Landlord is Selling his £1.3mil house and wants our property to move back into himself. Great!

Most small landlords own just one or two properties, they are now going to sell whilst they still can, evicting tenants like you in the process. The new government’s policy of getting rid of private landlords is clearly working. I know a few others who are taking similar action. I wonder what people who want to rent will do when there are less homes to rent?

She doesn't seem to understand the issues with housing companies and equity firms holding huge amounts of land, and housing developers refusing to build the infrastructure despite often promising the build it. They say they will, but they always avoid building the schools, surgeries, and shops that are in the original plans. Its nothing to do with "owning the entrance". Blowing off people's concerns about not being able to access key facilities due to overcrowding shows a woeful lack of understanding. There's plenty of nimbies out there but not being able to use your amenities is a valid concern, especially if you're old. Planning is a concern, but the main problem lies with developers having a monopoly on land and house building. They control how and where things are built and how much those homes cost, even those that are classed as "affordable" are well out of reach of most people, and yet the developers make massive profits. Planning changes will definitely help small builders when they can get the land, but we need to be forcing councils to use smaller companies to build more affordable homes, on land that is compulsory purchased from those hogging the land.

Labour rules London and we barely see new housing around. There are plenty of empty plots of land with just grass that could be turned to housing, same for garages and council housing garages. Some parts of some peoples gardes should also be turned to housing. If you want to live in a cottage with huge garden area, go to the countryside. Most European capitals follow this model, why London should be different.

Network Rail needs to be overhauled / thrown in the bin. Its so unweildy. The people working within it and the regs they have to work with are a maze of red tape that slow down the process like you wouldnt believe. Its really not fit for purpose.

@@robsonbarstow9355 So you're just going to ignore the vote share of the parties? It shouldn't take more than 10 minutes, so I'd advise (if you want to comment like your views are worth anything) taking a look at how the UK has voted at each election in the post-war period.

@@_Stroda This is Reforms first election and they got over 5 million votes. Its the age of TikTok and other social media platforms and they have immense influence, with people like Farage, Andrew Tate, and Elon gaining cult followings and the polls are reflecting this. Children between 14-17 are shifting towards reform and they’ll be able to vote when the next election comes around. When far right movements are growing across the western world, Maga republicans, AFD, NR, etc it’s a valid concern when it shows up on your front door.

@@_Stroda Also, less people voted for Labour then then at least the last two elections and voter turnout fell so that “55%” looks a lot less impressive. When this liberal project fails to live up to expectations when the next crisis hits, you will see more a lot of angry and alienated people which plays right into the hands of populists like Ferage.

The answer is no, centuries of utter failure. Our housing infrastructure needs to be built from the ground up. So many empty homes, mansions, apartments and buildings that can be renovated / refurbished / rebuilt with green spec. We need a National Housing Service. We need to abolish the private renters market. I can’t see this Labour government doing any of this, especially since they’re in the pockets of the Private sector.

The easiest way is to impose rent capping. Let the markets adjust to it, and release the social housing restriction imposed upon councils. Plenty of space to redevelop , time the trickle down lies are either punished or Nationalize he Banks and remove their privilege status . Economic control requires some social reset ,the financial sector has proved itself not to be the post industrial savior , just a financial slaver. The UK needs new industry , we have the space ,the wealth hoarders proven false as beneficiaries, sort it.

labour are not going to anything as they will go to the big house builders to build houses. Who will want to horde thier land banks and build flats on any land they have, constraining supply. Best way to sort it out, allow self build easier, and allow smaller builders to enter the markey with fines against land banks. Land that has planning permission and no work started on it, impose fines. Not build anything on the land for 5 years, it does to another builder to build on as per the plans. Once sold, profits go to the builder that built minus the land costs. The planning costs can NOT be claimed back to the original builder.
