How I Built LA's Coolest Parking Facility - Part 1: Location & Structure

Learn more or reserve now for Spring 2020 Opening at:
www.westsidecol...
For the past four years, Matt has been working on a project to help car collectors store prized automobiles, worry free, in West LA. The area has an abundance of wealth, industry, tech, and convenience to LAX airport, but no car storage facility tailored to the needs of the collector, stifling the car industry in the area. Now, in this series, get an inside look on what it takes to actually get a project like this done in LA. In a departure from cars, we're going to look at the construction of a massive garage, why and where we're doing it, and how it's so much more than just parking.

This question has been asked many times so i'm pinning the answer: when someone's car is on top, yes the cars underneath have to come out. We are mitigating the inconvenience of this in several ways: 1) only very rarely driven cars (or cars that don't drive at all) will be stored on top. 2) We have a proprietary app which a member can use to notify us at any point or time they would like their car. If they are more than a few blocks away at the time they let us know, we can get the car down in about 10 minutes, so no one has to wait. You can also schedule to have your car ready for you at any time. 3) We have VIP spaces where, if you are certain you don't want to be on a lift, we can have your car on the floor and ready at all times.

@Fansthemans Zanz tilt-up walls would require additional excavation on the outside to place the wall upright, apply waterproofing and backfill with drainage material. I think with the shotcrete they can get the building closer to the property line and maximize the underground storage area. Also the tilt-walls require a huge crane to lift them into place, which they may not have had a place for at the time. And of course there's the time required for the tilt panels to sit and cure on the slab, and the slab may not have been big enough to pour all the panels at once, which would stretch out the schedule much longer.

@Fansthemans Zanz Tilt-up walls generally work best for buildings with a huge floor area to height ratio, such as large warehouses that are only 40-50 feet tall.

As a person that did concrete shell work for buildings its nice to see someone be so interested in the work. Some people would treat us like the scum of the Earth (especially in hospitals) Its just weird how underappreciated some jobs are. Thanks for shining a light on a hard and physically demanding job that people do everyday. And trust me most of the heavy set dudes could probably impress you with the shit they can do, just because they're big doesn't mean they're lazy.

sk84life311 It’s crazy because it’s literally the most important part of the build, especially in an earthquake prone area. I think it’s because people just see the pour, assume that’s all their is to it, and don’t realise how much work goes into it. Also people just think of it as being bland and grey but there’s some amazing finishes that can be achieved with/on concrete.

One of our specialties will be serving folks just like you! If you live out of town and come to LA frequently for biz or pleasure, having your own sports car here is much more rewarding than having your own apartment or home. With our free LAX pickup and dropoff service and less than 2 miles from the airport, we are an ideal solution for these folks, because we also have the members lounge, which they can use as their office if they like while in town. It's more than just a garage, it's a LA home base for you and your car, and even if you get a nearby hotel (there is a Mariott 100 yards away) it's far cheaper than a crib in this part of town.

Interesting. What’s the process for getting a car from the top row off the stacker? Let’s say I need a place to put my McLaren P1, and I might drive it 3x one month, and then let it sit for the next 4 months. If my car is on the 2nd row, will someone have to drive my P1 to unload it from the lift in order for those with their car parked right above me to get unloaded? Will cars be put on a battery tender so when you need to unload a car, it can start up? What about if a car won’t start - which may be my 4th level parked P1, but maybe is also the 3 cars below mine that need to be moved. The owners of those won’t be there when I need to get my car, so will there be mechanics on site to help facilitate in the moving of those other cars? How long will it take my car to be accessible at ground level once I request it? Can I retrieve sunglasses or court paperwork I left in the glovebox without unloading the car from the stacker? What software will you be using to best organize which cars should go up high and which cars should be stored lower? A calendar with car schedules? How many employees to manage cars will be on site? Can 4 different stackers be unloaded/loaded at the same time? Is there parking for the employees of the parking garage? I don’t have a McLaren, but my questions are still a valid exercise in logistics operations you will need to consider to keep a happy customer base in LA. You’ll be charging top dollar to park there, so clients will expect top quality service. They don’t want to hear you can’t unload their Senna because a vintage 60’s Jaguar parked under it won’t start. (some of this can be solved with wheel dollies and employees carefully - oh so carefully! - pushing the cars off the stackers. If there is room on the platform for the wheel dolly. See? I don’t just provide potential problems, I also offer solutions.)

    1) Your McLaren P1 could be placed on a lower rung for the month you plan to use it, and then a higher rung for the long period of time in which you do not plan to use it. That is a possibility. Or, if you are adamant about no one touching or moving your car out of the way ever, you can have a VIP spot where you can put a cover on it and no one will ever have to move it. 2) Yes, all spots come with free battery tending at all levels of the stackers. 3) If a car won't start, we will have to push it. For that, I will keep boxes of white gloves on site. 4) It is possible to get up on the stackers without getting cars down. It involves ladders, and wont' be fun, but it is possible. We are recommending everyone who checks in a car look through the car thoroughly so you don't have to do that. 5) We have a proprietary app we are developing for both the front (customer facing) and back (management facing) aspects of the business. 6) We will have, at opening, 2 staff members on site, plus me a lot of the time. Only one stacker will be run at a time, with one person monitoring and the other physically running it. 7) Yes, but once we fill every single space with customers, it may be limited. I hope youre satisfied with the level of answers to your hypotheticals. But hypothetically, if you really did have a P1 and were really this fussy about it, I would direct you to a VIP space, which would solve the answer to all your questions with "No one will ever touch or move your car, ever."

Thank’s for the reply! While I don’t have an exotic, I do know people in LA who do and like to buy cars on a whim and then have no place to store their latest $80k impulse buy. As for planning ahead - I have 3 cars in my home’s garage, plus another in the driveway (blocking them in). Sometimes I leave a car out, so two cars in garage blocked in by 2 cars in the driveway. I try to plan out which car I will drive and when, but it doesn’t always work out as planned and sometimes I’m shuffling 3 cars around in the street to rearrange them so I can drive one that was tough to get to. And this is just me at my own house! Sometimes a car sits for a couple months. I had planned to drive it once a week, but never got around to it. So logistically speaking, it can be very difficult to say when I will next drive a car that is parked in the garage. Now compound that with 100 different owners, for 100 cars, who are paying a premium for storage and expect premium service. These are people of wealth who expect things done in a very timely fashion. I think the bottleneck of your garage design is the impressive looking 4 stacker, and the limited staff on site to retrieve customer cars. Let’s say it is July 4th weekend. There’s a good possibility people will be picking up their (insert exotic car name here), while dropping off their daily driver S Class. (I presume you are renting parking spaces, not designated for a particular car - so an owner comes to get their 911 GT3 RS, they intend to leave their other car there.) But now it is July 4th weekend. Beautiful weather - 50 customers are coming in to pick up their car and take a drive. Half of them likely won’t consider calling ahead. Logistically, a complete nightmare. You might want to include a 1 day notice for car pick ups, or people can pay a large premium to have their car kept on the underground parking for instant access. These are certainly obstacles that can be worked around with a proper system of organization. I would anticipate those 2 on site employees will be kept very busy moving cars a day before pickup so that each car to be picked up will be at the lowest level of the stacker. And then have an empty stacker or two so cars dropped off can just be put on, lifted up, and stored out of the way in the order they came in. They will need to be shuffled around afterwards again for ease of pick up. I suggest having job applicants play that puzzle game where you have 15 squares to slide around you have to get in order in a 4x4 grid. That will be the logic involved in sorting the cars on a daily basis.

Awesome looking project. I recognize many of the construction details in your building that were also used in the foundation of my home's rebuild after the Loma Prieta Earthquake, many years ago now. It is amazing how buildings are designed here in California, to withstand earthquakes. Mine was also designed to withstand multiple 8.0 level earthquakes. I too have one of the strongest door frames in the state of California! lol Good Luck with your project, it looks like you've done your homework!

Matt i live less than 5 minutes from your new place In the hood across from the Tesla dealership. How funny how close your facility is. I was born and raised here and it's so interesting to have witnessed first hand the development of the entire area. I remember when Playa Vista was nothing but an expansion of the preserved Ballona wetlands. Funny for decades people were trying to build in that area, but concerns of Methane gas coming up from the ground put builders off. Somehow somebody got through to build up the land to the hustling mini city it is today. Fascinating.

Yeah it took the PV developers 20 years + to sort out the methane! Now if you look from above you will see many methane vents from all the buildings. In fact my building has its own series of methane vents too! We're gonna talk about that in the "environmental" episode!
