    A great way to organize information for potential Edmonton buyers. We are 60+ and we live in an 1800 sq ft bungalow with a 1200 sq ft attached garage. Love the no stairs. A hidden advantage of a bungalow is with 2 stories your property taxes are additive for square footage which for 2 1000 square foot floors would be 2000 square feet you pay tax on, versus our 1800 all on one level. However this necessitates a larger lot - and properties like Sherwood Estates off Wye Road are on large lots we won't see again, which are now increasingly taxed as well. As for condo fees initially they seem a negative but if you have more control such as with a triplex townhome unit (and no pools!) they can be very reasonable esp. if owners all agree on a bi-annual work bee outside to rake leaves etc. and are responsible enough to take care of their own plumbing issues etc. per unit. Buyers often forget that home ownership comes with same or higher "condo fees" in the form of high maintenance costs as well (like our $60,000 cedar shake roof). I would also add that townhomes are in a class of their own statistically versus traditional apartment condos. A well designed one with basement suite tenants will more than cover smaller condo fees. Edmontons' a great place with alot of upside potential.

    Hey, I am currently searching for an apartment in edmonton that I would like to move into at the end of august, as I am a student starting in september but am looking for something from 650-700/ month. I understand you work with houses, but would you nevertheless have any advice or suggestions? Kind regards Samuel M

    There is far too much house speculation. Since last spring house prices have gone up considerably and in a year or 2 be up with Ontario pricing. Say No to foreign investment speculation

    I consider to buy a condo around 65000$. I am newcomer. No good job, no good English. I don't like perspective to have mortgage and pay it for the rest of my life but live in house instead of condo.

    No please don't buy it . The condo fees will kill you . The cheaper the condo the higher the condo fees . Please do your research.

    @@makepeacewithfood condo fees with electricity, water and heating will be around 700$ in winter, 550$ in summer. But I will not have mortgage, unnecessary insurance and so on. On other side living in your own home also means that you have to pay at least 500$ for utilities with mortgage on top

    I see your logic but be very careful . Many cheap apartments have special assessments around the corner , or have special assessments slapped on the owners pretty recently and owners are trying to get rid of them. Condos here are made with very different standards than other parts of the world , poor sound insulation even in concrete buildings , vertical water damage possibility in high and low rises and many other issues . As a newcomer to Canada do all your research about these things in advance. Good luck .

    There is a reason why they are that cheap, a red flag indeed, at the very least don't expect quality with low prices; rising condo fees and not being able to sell it if needed are real perils, run for the hills when stumbling upon those money blackholes; it is a jungle out there, realtors are beasts that won't stop at anything to seal a deal!

    Don't move to Edmonton. It has become the worst and most dangerous city in Canada.
