    Andrew should regret not buying the house in Woolwich. It got the Elizabeth line now which means commuting to Canary Wharf only takes 10 mins. The house price would have been doubled. So silly. Should have looked at it as good long term investment as the plan of Elizabeth line was well known way before 2015..

    Yeah but realistically he would have had to "suffer" through 7 years of ball-ache commute since it only opened in 2022. Lifestyle versus long term "it'll be better in 7 years, dear" is what I'd have chosen, too. Life is for living, you might be dead in 7 years.

    Not just that, DLR has been in Woolwich for many years. Can get to Poplar in 20 mins, which is just 5 mins walk to Canary Wharf.

    Sometimes, it's easier just to change what you want than to expect the real estate agent to find you a miracle. It worked well enough for me! It's all about having two or three things you MUST have and seeing anything more as frosting on the cake.

    This was February, 2015. I wonder how Andrew is feeling now about his prediction of the housing market crashing. He's sure looking like a prime prat in 2015. His wife wants a house; they have one child and want more (or is he stalling on the house because he actually doesn't want any more children, either); she's got to be comfortable in their home if she's going to have a pack of kids... and he stops at everything because he thinks that house prices - which have been going up and up in London for a good 20 years - will suddenly turn in his favor. Oh, and it's too far to walk and I won't take a bus. My wife and any future kids can be cramped in rental housing forever if I would have to spend half an hour getting to work.

    I would rather have a nicer home than a wedding for show. keeping it small and intimate is what it is about, it is not a grand opening or show, its your life commitment and no need to spend that kind of money on it, unless. we will leave it at that. I would rather find a place to make a nest with a lovely person and family. best wishes.

    Lots of things are different in real estate across the pond. Something I’ve noticed is if you can squeeeze a double bed into a room, with maybe two feet to spare on either side of it, it’s called a double bedroom. Also, what drives me nuts is the lack of vanities in bathrooms that have room for them. It’s always that pedestal sink. : )

    In Australia nobody can stop you putting a bed in a room with no windows (!). But you can not advertise it as a bedroom. So officially it can be listed as a bedroom

    Yes. Here in the US, you can certainly *choose* to use a window-less room as a bedroom, but you can'tsell it as a bedroom. I lived in one for a while during my college (uni) days. Frightening when I think of it now.

    How can couple #2 expect to find a house, buy it, and move in well within two weeks of starting to look, AND they have to be out of their current place in two weeks? Their first priority should be to find a month-to-month rental, then start looking for a home to purchase.

    Andrew, Andrew, Andrew. So many of these guys seem to be 100 percent in their heads, i.e. completely imbalanced human beings. I'm glad they found what they wanted, but if Andrew had to deal with a "traumatic" work commute, I'd hope it would be an hour-long one in total on the train, taking books to read, starting with something like "How to Rev Up Your Right-Brain Activity". That shouldn't freak him out as much as, say, "How to Get in Touch with Your Natural Human Instincts".

    This is the one time I'm on the side of the unrealistic, picky buyer vs Kirsty and Phil. Commute makes a huge difference and anything over a 10 minute walk is a chore; it was the ultimate reason I walked away from 1 house in great condition vs the one I'm completing on now in poor condition and smaller. He said that's his limit and they didn't listen - once is enough but twice is too much, it's clearly a dealbreaker!

    I can answer that about Andrew and Lia. They bought a new build in Seven Oaks, then after the pandemic, they had a few health scares in the family and moved closer to Andrew’s family in Cornwall.

    For someone who was worried about a housing crash, he made the worst decision. A new build in the suburbs isn’t going to be able to keep its value over time over a Victorian house in an established neighborhood.

    Why does the buyer have to pay for the lease extension ? Do they have to ? So does the buyer not fully own the home under the lease situation?

    Buying a lease extension is often complicated so obviously a seller would want to push it to the buyer and a buyer would want to push it to the seller. If a lease extension is too low, mortgage company don’t want to finance it. In this case it didn’t matter because they were paying cash. This is only with flats though. Houses automatically come freehold.

    Her "I'm desperate for a house!" and his "no, we're not desperate for a house" is annoying! He has no clue. Unless he means "house" as opposed to a condo or flat. But he's doing all the turning down based on maybe futures. Ok, he's been burned and you never know but you have to take the jump. Having a home you've paid for, in a housing crisis, sounds better than trying to find a house in a housing crisis, which is what may happen if he keeps saying no. He wants kids...they have to choose.

    I agree. Also, buying the home, living in it, and then a downturn in prices happens, only matters if you were going to move. Otherwise, it's your home to live in in the long run. Values always go up in real estate, it's just a matter of how fast.

    There are leaseholds (what they were looking at) and freeholds. They own the home and rights to the home, but they do not own the land and building. It’s kind of like a condo in American terms, but with ownership rights larger than what the Condo owners association allows for (nitty gritty stuff like maintenance is not as much of a problem with a leasehold as it is a condo, but there are stipulations there are well, so that’s the closest comparison). They pay annual dues as well in addition to a mortgage. Edited to add: With a freehold they own everything! The building, land, right to build on the land, etc.. However the likelihood of getting a freehold under a couple million in London is low. Land is extreeeemely limited and tightly held onto.

    So something to compare it to would be these tiny homes. They have little communities where you can park your home on. You own the home but the lot you pay on to have it parked there. Am I understanding it correctly?

    It's like owning a condo, where you own the unit, but not anything else. The limited time to own is pretty weird. 60 years, and then it's no longer yours, unless you renew? That's a lot of money to pay for something you don't really own.
