    I live in New England where is snows. Steep is the 14-pitch four-slope on the house I grew up in. (14 pitch meaning for each 12 inches of run, there are 14 inches of rise. That's a 50 degree angle.

    My house is 13-1/2 x 12, so yeah, that house is practically a flat roof by comparison. Also, our home inspector went up on the roof when it bought the home despite the pitch

    There are home inspection companies that have people that have very little knowledge and make alot of mistakes sometimes they make small problems sound like the property should be condemned. Recently had a inspection were it was noted that the home had signs of termites (rare for the area) when i questioned the inspector about a block house having termites he said it was because the spit firewood wood had markings. But none observed or seen. And the pile wasn't near the house. Owner agreed to treat the property regardless.

    As a registered nurse, if I documented that I did something I was supposed to and then on the same form documented that I didn’t do it and why, I’d be looking at a possible suspension. Crazy!

    Quick question as I try to unravel some reports. As a nurse, did you vaccinate for covid? Was it mandatory to keep your job? Was the local hospital overflowing with patients prior to the vaccine rollout? Did the patient load increase after the vaccine rollout in your local hospital? Thank you for your time and reply.     ​@cricklicklers9382 I am also an RN, and for eleven months I volunteered to take care of COVID patients. I did vaccinate; it was not mandated, yes we were overflowing with covid patients when the vaccine became available, in three weeks after the vaccine was rolled out for at-risk patients our COVID patient population dropped from 'multiple dozens' to about a half dozen. After that, the only people I saw die from COVID were unvaccinated, or with extensive complicated medical problems. I don't like watching people die, and so I'm very enthusiastic about vaccines in general and COVID vaccines in particular.

Its already been exposed the conflation of dying WITH the glorified illness and dying FROM the glorified illness. Everyone wants to ignore Stanford's study from October 2022 showing its marginally more dangerous than the seasonal illness.

    The main house is a little steep, but the garage and to the side of the garage are pretty flat. Of course the appalling part is that he marked it down as inspected, said he did a roof walk, and then commented that he didn't even touch it. 😬

    As a contractor who takes pride in his work i appreciate a building inspector that hasn't been bought off. Great videos keep them coming. These days you have "contractor's" that have know clue and its all about the rhe $$$

    I lived in TX where my 6k sqft home had extremely pitched rooflines and all sorts of opposing angles - I’ve had an inspection performed wherein the guy stated he did not inspect the roof (as well as the plumbing for the 3 50 gallon water heaters, b/c they weren’t lit) - I then advised the inspector that since the inspection was not satisfactorily completed, I was going to get a roofing company to perform same and would short pay his invoice by whatever the roofer charged me… he didn’t like it and said he’d sue me, wherein I explained I would avail myself of social media and the local NBC affiliate’s consumer affiliate reporter…. Suffice it to say he cashed my chk for the reduced amount… he later tried to link me on his biz linked-in profile lol

    My builder said if anyone goes on the roof, it voids the warranty so I had the inspector go on the roof and then I told him you didn’t go on the roof you were on a ladder. Needless to say, there was a leak in the roof when a huge monsoon came, they had to rip half the roof off to lay down the tiles correctly, so that water wouldn’t run down and into the house and drip down a fixture and pour onto my dining room table. This is in Arizona. That same inspector found that they had put no insulation above my kitchen and living room, and the rest of the house had half the insulation required by Law so the builder put down double insulation in the whole house.

    Inspecting a roof while it is under warranty should not void a warranty. Doing repairs and installing items on a roof that is not performed by the same contractor while the roof is under warranty is a sure way to void a warranty.

    Not walking a tile roof is one thing. Some inspectors don’t want the risk of damaging or cracking the tiles. And that’s totally fine. But the fact that the inspector didn’t have an alternative means to inspect the roof such as a drone or a pole camera, is just mind boggling.

    Most inspectors aren't drone pilots and yes you have to be part 107 drone pilot to use a drone in that type of work

    @@EO.studios If you are an inspector then you should get the training that aids in your job. This means spending money and time getting a drone pilots licensen then so be it. If a home inspector shows up and does not have tools to do the job then I would have to let them go. I am not even an inspector yet I have dozens of inspection tools that I have used over the years.

    Most roofs can be inspected with a pair of binoculars. This breaks roofs by walking on them and blames it on the contractor. He thinks that his videos are good advertising and they are...for people who don't know any better.

    I tell everybody this story when the topic of home inspections comes up. I run a plumbing and heating company. I get a call from a landlord who lives 4 hours away that his college dorm has no heat. Six units in a old 1860s frat house. I go there and find 2 coal boilers made in the 1890s that were converted to natural gas sometime in the '30s. They are completely covered in asbestos and the last maintenance tag that I see was in the 1990s. The boiler feeder / relief valve was faulty and wasn't allowing any pressure through to the boiler and instead leaking water all over the ground. I tell the guy that it's going to be very expensive to work on a system like this because parts are unobtainable and I'm not even going to shut the boiler off to do this job cuz I don't want to have to recommission it. The homeowner says that I am lying and that there's nothing wrong with the heating systems because they would have been marked on the home inspection. He had no idea that his boilers were over 120 years old. I explained to him that he has the oldest boilers I've ever seen still functioning and it's all piped in 2.5" iron pipe which is a very odd size. The cost to replace the boilers would be north of $50,000 not including the asbestos abatement. So I fixed the thing and had to add a relief valve and the bill came up over $1,000. Homeowner contacts the home inspector and I get a copy of the home inspection report. Under heating system all the notes said were "heat functioning in all rooms. Boiler room door locked." I guess the home inspector said there was no way for him to inspect the boilers because the door was locked and he had the new owner sign a statement saying he couldn't enter the room so he couldn't guarantee his inspection was complete. The new homeowner signed that paper.

    If you’ve been hired to inspect something, ducking inspect it. I pid good money for a termite inspection and the bastards put their head past the attic hatch and called it good. ‘Inaccessible, recommend further evaluation’, bastards, who’s going to evaluate it further? That’s why I hired YOu!

    Would you die in someone's 150° attic or fall through the ceiling and be permanently disabled for $400? Some insurance won't even cover you to go into attics. A roofer on the other hand is looking at $10-20k jobs and has insurance coverage for falls but pays a premium for it so they are more willing to risk their lives going into your attic. If there isn't evidence of termites anywhere else, then there isn't going to be termites in the attic, so it doesn't even make sense to thoroughly inspect the attic.

    @@tannerfrancisco8759 This is why you use scope camera and rods to direct the camera to your location. If you can not use additional sources then you will be replaced by the next guy who has a drone, thermal camera, and has invested in equipment that gives them a faster return.

    as a home inspector, i LOVE these videos. over 200 homes inspected and no issues/complaints ( ok well i did get some..but minor. my only 2 complaints were: 1) i talked too much 2) the agent didn't like that i wore shorts to the inspection.) anyways keep up the great work, these help me not make these mistakes/problems. also: i wouldn't step on this roof either HOWEVER i have a drone that i take tons of pictures with and i include video in the report in case i miss anything (liability lol)

    Keep up the good work. We were screwed by our builder and they refused to anything. Issues with tile, dry wall, vacuum, and all the fixtures were wrong. Half the house won't cool down. It's badd

    The problem is perpetuated by realtors who just want to make the sale. Unfortunately, they make it out like an inspector doing good work is the problem, not the shoddy workmanship or homeowners trying to hide it! We have seen this all too much in several states!

    I think home inspectors should be held responsible for their inspections! My daughter family got hit hard when the inspector missed the asbestos all over the hvac system and the bowed basement wall that had horizontal cracks the entire length of the wall ! It cost the $50,000 to fix both 😡, there was no mention of either of those in the report !!!

    Agreed! A detailed roof inspection is part of a "quality" home inspector's scope of work. Prior to hiring any home inspector, make sure to confirm that the inspector will look closely at all roofing, gutters and downspouts from the roof itself or via the use of drone footage.

    I remember the run up before the last housing crash here in AZ. Some builders were cranking out absolute garbage and they knew they could get away with it. If the buyers backed out, they would lose the hundres of thousands of equity they had gained just in the time it took to build the home.

    I’d stay off the roof because of the risk of damaging a tile. But I’d Find another way to look at it. Drone, ladders, ect.

    Regardless of this roof pitch, there are techniques to adequately install, and therefore techniques to inspect every roofing system. Even a drone as you stated is a good idea, and merely putting up a ladder and looking will reveal several things you took pics of. I might point out that the pitch of the driveway is not dramatically different than that roof, so is the inspector afraid he will fall into the street if he walks across it?

    We hired a professional home inspector to inspect our new house before we took possession in Colorado. Months later, when weather turned cold, and we turned on our previously inspected furnace, it would run for about 5 minutes and turn off. Had the home builder warrantee guy come out, then the furnace guy, then the roofer. Turns out we had an attic FILLED with carbon monoxide because the roofing crew had kicked the exit flue out of their way while roofing (the completely broken exit flu was sitting in a corner of the attic!), covering over the flue area with shingles. The furnace guy nearly blew a gasket, as his careful work had been destroyed. Yep, he had to be present while the roofer’s guys had to rework the roof shingles to accommodate a new furnace flue. I contacted the ‘inspector’ regarding the issue (providing photographic evidence in the attic and on the roof), providing him with information on a proper furnace inspection, as directed by the furnace installer. If he’d placed the front panel back on the furnace, closed the door to the furnace closet, and waited an additional 5 minutes, the furnace would have shut off and displayed an error code. Why didn’t he do this? Because he inspected the house on a 90 degree day, and it was too hot and uncomfortable to run a furnace. What? NOBODY was living there! In the very least, just go outside and LOOK for the furnace flu!

    Our first house was a multi family that we lived in. The “inspector” 35 years ago said he checked the roof before we got there with a telescopic pole a mirror and binoculars. He said all was good. The shingles were brand new. They were but the house had caught fire not long Meir we bought it and we didn’t know. The seller never told us and they literally covered up the charred beams and plywood with the shingles. except when two years later we went into the eves or crawl space we could see the roof trusses o think there called were all burned and never replaced. We had no recourse to even sue anyone. It’s sad what people will do to a young couple who just got married and had two kids. They even covered over the rotten Eves with aluminum siding stuff. The house was a total disaster and I let the back take it bebaust we couldn’t afford to fox all the stuff wing with it

    If you are buying a home or any property you should make a visual inspection of that property. You can easily get a ladder to look up there. You should look in your crawl space, and all rooms. Then you should hire your professional inspector for code violations in construction. People who are disabled should have a family or friend do this for you. Other wise you set yourself up for disappointment to say the least. It does at that poi

    @@susanaleonard5953 No, prospective buyers can’t just easily bring ladders to inspect those areas. They don’t always have vehicles suitable to bring ladders.

    I'm a professional engineer and a certified professional inspector. Never been on a roof and have no plans on it ever. I use a docapole and a Go-Pro. My roof inspections are every bit as good as anyone who walks a roof.

    As a roof inspector, who has over 25 years of roofing experience, I am positive that no man with a drone, pole camera, or a roof inspection from a ladder is equal to or better than a roof inspection from a person that takes pride in his craft and who has walked on the entire roof. You can't tell me you saw if tiles were nailed to state code? Saw ALL of the broken and harline cracked tiles? inspected the underlayment at random choice locations? Saw all possible headlap issues or exposed nails and many other possible issues from a drone, pole camera, or from a ladder? Absolutely nothing beats walking on a roof during an inspection. Anything else is a partial inspection and I if it was my house I would rather go with a contractor that actually walked on it, made his notes on the roof, and also took his measurements right then and there too. I dont need someone cutting corners, ever heard of Hastings Cut-off? The "Short-Cut" the Donner Party took? If you cut corners on an inspection you'll more than likely cut corners on any job and possibly anywhere else and that says alot in my book... When some one says that "their work" is just as good as the other guy who took the time, does it by the book, or does it better than by the book, it shows me all I need to know. It shows someone who is a "gold brick" and only does the least amount of work possible just to "get by." I would not hire that type of inspector and make sure to pass that info on onto the next person who asks for a referral. Anyone who measures from Google satellite view is doing 1 of 3 things, (because Google satellite view does not take account for roof pitches) 1st thing is that they have overestimated the job and charged you more than the guy that took the ime to measure it by tape or measuring wheel. 2nd, have hit it right on which is the least likely of the 3 scenarios. And 3rd, their Google satellite measurements are less than the actual roof measurements. So at the end of the day either the inspector is screwing himself or screwing over the proerty owner. Do you think that the inspector wants to screw himself over and eat a cost for having to bring in extra material just to complete a job they didnt measure right in the first place?

    My last home inspector at least used a camera on a long pole to take pictures of my roof. To say no to doing anything about inspecting a roof should disqualify you as a home inspector.

    In no state is a home inspector required to walk roofs or use a drone. You need to ask these questions before you can choose one. I walk as many roofs as possible

    Easy fix , Still good reporting it though... Yeah with the solar panels on the roof you know there's gonna be a few broken tiles ,,, definitely worth checking

    The guy saying he won't walk it because the pitch is probably just afraid to walk a tile roof and damage some tiles. You know there are roofs that you won't walk and a tile roof is better referred to a licensed roofer who is used to walking on a tile roof. A qualified roofer can inspect it without damaging the tile and give an estimate for repairs at the same time.

    The first house I bought, home inspector did not go on the roof. It being my first home, I didn't know he was supposed to. If he had, I would have known I needed a roof replacement. Didn't find that out until the leaks popped up that fall. Also, on his report it said he didn't go on the roof due to bad weather. I was there for the entire time he did the inspection because I had the keys to the home. It was a sunny day. Oddly enough, a few years later when we sold, it was that inspector's son that inspected the house for the potential buyers. He did everything his dad didn't. Then looked over his dad's report and told us what was wrong and where his dad dropped the ball.

    Pro tip: pay for your own inspector and tell them to use a fine toothed comb. The bank inspectors and builders inspectors have a conflict of interest, getting your own keeps someone in your corner that can halt the whole thing

    Im a residential solar technician and it's not uncommon for the roof solar that is installed with the home to not even be hooked up on the roof. Homeowners end up purchasing even more solar thinking they just use a lot of power.

    I'm an inspector for new construction housing (energy related stuff), and the amount of township guys doing a 15 second inspection is pretty frightening. Most of them know the company i work for is coming, so they feel like "well X company will make sure they are good to go"

    Sheeesh... some people and their teams. This is wildly unacceptable. Wayy too much "whatever just leave it" lazy mentalities across way too many crucial infrastructures to our nation. Every major and minor field had it, friends construction to food production, car manufacturing to guard rails - just disregard for quality and the safety of others. Americans needs to get their shit together. Can't have 95% of people relying on 5% to do the right thing.

    What I suspect? The solar panel installers told the home owners they have issues. And they told them so they could get the issues resolved before it became an issues with the solar panel's being taken down. The first guy who inspected, probably getting a small claims lawsuit for failure to perform an adequate inspection.

    I just bought a house and had TWO people get on the roof - a home inspector AND a local roofing guy. I ended up replacing the roof, but it's worth protecting my home and investment.

    Home inspectors are generalist, not tradesmen. If you want someone to inspect every literal inch, you best be hiring all the trades to inspect their respective areas and not cry when they hand you the bill.

    I can understand the first inspector not walking on the roof, if, he didn't want to break tiles. It's NOT too steep at all. We use expensive drones to inspect the roof if we encounter copper, slate, concrete, etc.. roofing. That previous inspector was lazy and didn't care. He assumed because it was a new build, that nothing was wrong.

    So I just bought a mobile home. We had some minor issues with it and I called the company to come fix the issues. They came out in a few days and fixed everything. So buying a mobile home in my eyes is better than buying a brick and mortar house. At least my home is safe and secure 💅🏻

    My inspector failed me in so many ways.he missed very obvious problems and some not so obvious ones. After consulting with my attorney I was told all he can be held liable for in my state is the inspection fee.

    I’ve been an inspector a little over 10 years long enough to know a thing or two. Yes I know 20+ year guys. A home inspector who does not make the effort and misses things does not last long. It is a brutal unforgiving business.

    Said they walked the roof then gives an explanation that the roof pitch was too steep to walk without a harness so they left it for someone else to do and marked everything on the roof as inspected. Hopefully whoever they handed that into was smart enough to read it and tell it's a false report so that inspector could be reprimanded.
