    He forgot at the very least realtor fees and capital gains tax. Average is about 6% of the house price for realtors ($19,500, selling at $326,000)and I'd be willing to bet he's in the upper bracket for capitol gains, around 35% ($70,000, pocketing $200,000). So, that 326,000 gets cut down by quite a bit. So, if he uses all 236,000 left, that drops his "interest @ 7%" to 16,500. He'd be losing about $2k a year....and that's just dirty math..

    I was in a similar situation in my mid 20s and made almost identical decisions. Bank approved for 300k, bought for 128k. House is now valued in the mid 400s. Housing market is insane and I don't envy anyone trying to get into it right now. Consider myself extremely lucky to be in the position I'm in. Sadly it's a lot harder for this generation to find those kinds of deals without going for a total fixer upper

    This is great advice for 5+ years ago. Unfortunately, that house almost tripling in value for you means it nearly tripled in expense for others that want to do something similar. There aren’t many houses that new families can afford right now.

    Except paying off your house with extra cash isn't a good idea when you can invest that same cash and have it grow at a faster rate than your mortgage interest will charge you.

    @@jamesgarrison6430 When does the market crashes? The housing market is A LOT more fragile than the stock market. The S&P500, Dowjones and NASDAQ are historically safer then the housing market and will give you a better return.

    I love your financial advice. It’s always how I have had my principles. Even renting out for little lower to friends to bless them, they will in return take care. It’s so true! I can affirm this.     Dave Ramsey comes on the radio right as I'm getting off work. I listen to him everyday during my 45 minute commute home. He's awesome, taught me a bunch of good lessons. Definitely worth the listen.

    Dave Ramsey is sooo right! I know because I didn’t listen to him early in life when I could have. I do now, 15 years too late. His course works and works surprisingly fast! You will feel good about saving, as soon as you see a little $ accumulated and you realize you could survive losing your job, it’s all worth it!

    Thank you you mention Dave Ramsey, and one of your videos a long time ago about unless you make $1 million you shouldn’t buy a brand new car. And ever since then I’ve been listening to Dave Ramsey and following him and it’s to make a world a difference in my life.

    You should hire your own construction team to build all those places back at the same time. Buy all the lumber at once from a supplier, not a box store. Then the siding could be how you make the cabin look different from the bluff buildings or main utility office building. Consider too all the buildings at the resort with metal roofs are good. I saw some pretty cool metal roof tiles that were for sale the other day.

    Hey Matt. When it comes to lowrider hydraulics, the best way to bleed air out of the system is to lift and dump the front or back of the car with the pumps fill hole on then pump tank open a few times.
