Here's What The Richest Neighborhood In Las Vegas Looks Like

These people water their lawns - against the law! Plus, we'll talk about where you can move in Vegas, too!
Everyone’s moving to Las Vegas. Well, not everyone, but it IS one of the fastest growing cities in the country. Lots of people want a warm climate and a much cheaper cost of living. I mean there is no income tax here. And look around. There’s plenty of room for more people. There might not be enough water, but there’s enough land.
In Las Vegas, there are lower class areas with rundown apartments and shootings all over the place. Then you have some middle class areas like Henderson. But there are some really super fancy communities here, too. And that’s what we’re going to look at today.
Ask anyone in Las Vegas where the biggest homes and the richest people live and they’ll tell you about two communities - Summerlin and Southern Highlands. On this drive, we’re going to check out Southern Highlands.
Southern Highlands is a gated community on the south end of the Vegas metro area - pretty much the last place you drive past as you head south out of Las Vegas. It’s in the foothills with really nice views of downtown.
The average home price here is six hundred thousand bucks, but there are some MEGA mansions here. There’s a golf course inside and a tennis club and shopping and a spa and a country club. There’s medical facilities, parks and a private police department. And inside this place are three elementary schools and a prep school that charges more than $15k a year to attend. Yes, this gated community has four schools inside its walls.
Some of the wealthiest people in Las Vegas live here. The average households earn well over $100k a year but many make WAY more than that. Toni Braxton, Raiders QB Derek Carr, singer Nick Carter, former baseball player Reggie Jackson, Penn from Penn and Teller, boxer Floyd Mayweather, MMA star Colin McGregor, Shaq and other famous people have homes in here.
We’re going to just drive around this neighborhood for a while and talk with a realtor in the area who knows all about it. That way, you can get some perspective on how the wealthy families in Las Vegas live.

    I moved out of Vegas before it got insane, 96...living up in Summerlin definitely gave a feeling of power, looking down into the valley, seeing the cityscape at night from my roof in desert shores over lake Jacqueline is something I'll never forget...

    We just retired and bought a home in the area you left! You say Vegas “got insane,” were you talking about The Strip or are there other unpleasant surprises headed our way? We stopped partying years ago & will be staying away from The Strip except for the occasional show & dinner out. We moved to Vegas so we could be close to California (& the grand-babies) without the taxes & high house prices. We’ll travel there to get a break from the heat in the summertime although I don’t see how it could be any worse than Atlanta, where we live currently. I know there will homeless people wherever we move but hopefully not right on top of us like they would be in Cali. Hope you are happier now in your new location!

    The funny thing is, if you're a peasant who lives in the middle class areas or whatever, they are constantly sending you notifications from the water company reminding you about the strict watering regulations. But as you can see, if you live over there.... I highly doubt they keep up all those plants / grass only watering a few times a week lol

    There are many rich and exclusive homes in Henderson, Anthem, Seven Hills, Southern Highlands, Lake of Las Vegas, Summerlin, Rhodes Ranch and little gated pocket neighborhoods throughout Vegas and Henderson.

    Also, many subdivisions have little pocket parks for the neighborhood. They are usually hidden away from the main streets. We have a five-acre park in mine. Trails, exercise equipment, bathrooms. If you don't live in the subdivision you don't know about it.

    Born and raised and still here in Vegas. My mom would always drive me around areas with mansions. Particularly off of Hollywood. These new areas are nice to see. It motivates me 🤪🤙🏽

    That’s a sweet memory. My dad would do the same and drive through Hollywood after our fishing trips many moons ago. Once in awhile I’ll still drive up there, look at the view, and reminisce a bit ☺️

    We do the same thing. Right now we live near Boulder Station but my best friend and I will walk around these beautiful neighborhoods with our dogs because 1) it's safe and 2) we like to dream that maybe we could live in one of these areas one day. It's a dream that might never happen but it gets us out of the house and appreciate the architecture and landscaping of these amazing homes.

    I grew up in Vegas (from 72-96) and my dad was a master carpenter along with 2 of my uncles (his brothers) and my brother. They worked on some of the homes in The Highlands as well as Steeple Chase area. I got married to a military man and left the area very shortly after and haven't been back since. My mother is buried in Woodlawn Cemetery in N. Las Vegas. So yeah, I do remember Vegas when it was a heck of a lot smaller (far less people) than it is now. When I was a kid growing up there, there wasn't a whole heck of a lot for kids to do, you could go to the "Slip-N-Slide", movies, roller skating rinks, Circus Circus for the shows upstairs..etc.. but otherwise, not much else there for kids to do back then. Now, they've made it way more fun for kids/families to enjoy. I've considered moving back a few times but my husband is from the East Coast and since most of my family is now gone, we stay pretty much close to his family.     My wife and I used to live in one of those ritzy-rich areas outside Chicago but she wanted to relocate back to Chicago so there we have it. All things considered it worked out for the best. We're both in our late 70's and have health issues. We now live in the Medical district with ready medical assistance if we need it.

    Memories! My wife and I lived in Southern Highlands for 7 years, and my wife was also a designer for Christopher Homes, Of course, we lived in the "I'm not super-rich" area of Southern Highlands. No gates for us. LOL Great video!

    Yes, this is good to point out, there are places that are not gated where normal folks can visit your grocery stores and parks. For 1000% sure, us outside of like mountain edge and Summerlin take our kids to the parks there, which are amazing!

    .....🇺🇸❇.....2 those complaining about the weather in Vegas simply because it's hot & dry keep in mind..... 1. No hurricanes 2. No tornadoes 3. No/minimal humidity 4. No snow/nor ice/sleet (issues when walking/driving) 5. No alligators & fewer bugs/pests 6. Not outside mainland US 7. Not as expensive/cheaper vs say NY, Cali or Hawaii.....

    Do not confuse Downtown Las Vegas with Unincorporated Las Vegas, which includes the Strip. Downtown Las Vegas is the old Vegas: the Golden Nugget, El Cortez, etc.

    Gated neighborhoods are great, especially guard gates communities such as Red Rock Country Club where I live. Why you ask? Privacy, security, keeping Google Street View camera out, keeping those who don't belong outside the gates. As for the comment above about the moron who parks their trucks in the driveway, that is moronic.

    Let me say this I moved here last August yes it was hot but this is the desert. End of September cool down and October thru March cold and April and may nice and pleasant still get cold days in April. Even in the hot months the night is not 103 degrees like someone said here he's clearly lying. It's windy here during the winter months at least 3 times a week. Strong winds and dusty too. 80 degrees here is a cooler 80 degrees than on the east coast. And when it rains it's an event! Love it here and staying

    Nice video but if you planning to move to Vegas first go to Hoover Dam to check the water level and Lake Mead, in approximately 8 to 10 years from now it will taxes for water consumption, plus restrictions because the water will be a big issue. Also is not cheap as it look.

    Yes, A lot of people are moving to Las Vegas. This is a very nice area in Las Vegas. I went to Las Vegas on a vacation. It was 103 degrees at night. It may be cheaper to live but that heat is too much. I don’t want to be in a place that’s too hot to go outside. Sacramento Ca is as hot as I want to get. There are some very nice homes. I would like a bigger yard. Thanks for showing such a great video.

    true but vegas has 0% humidity most of the year and barely any rainy days. Heat can get annoying from may to august but from march-may and september-november the weather is perfect

    We just bought our home in Henderson a few months ago. There are mega mansions here as well. Our gated community is between 600k to 800k with golf courses and a few retired ball players. Henderson is just as nice and exclusive as Southern Highlands and Summerlin. Husband owns a trucking company. Our neighbor is a retired pilot and another owns a car dealership.

    I live in Las Vegas spending my time in Red Rock Canyon - Hiking most afternoons and weekend mornings. It's usually 10-15 degrees cooler, there's water back in the Canyons. Then, I drive back to life normal to my gated community where we both work home-based. Same neighbors since 2009. Bot when these 5k sq ft homes were $275k during the crash. Now these are over $1 million. One thing we don't have a lot of is lawns. Just in the common area. All but 2 of 20 homes have total desertscape.

    12:50 Same with our community. One day I opened the mail to find a picture of our housekeeper behind the wheel and a message saying our guest was going 35 in a 25 and they fined us $100.

    I moved my family to Southern Highlands to escape the insanity of LA, and this was the best decision we made. It's an amazing place specially if you have small children. The best schools money can buy and the residents are the most welcoming and polite. Nothing beats the peace of mind of safety and top grade schools without the insanity you hear happening around the country. That alone is worth every penny.

    @@helloimclaudio Even private schools in LA are pushing ideology that isn’t inline with what I want children to learn at this young age. Plus the home invasions in affluent areas coupled with violent crime on the streets and homelessness everywhere you look from Beverly Hills to Santa Monica made the decision to move much easier and we are better off in a safer, cleaner and less politically motivated estate. Nevada is a very neutral family oriented place which is what fits our needs today.

    The cost of living here is only cheap in the ghetto, but the gas is way higher then the Midwest. It's total chaos, with all these tourist and people moving here from different places, the insurance rates are through the roof because they have so many car accidents due to bad drivers and people thinking the roads are for Nascar drivers.

    Nvm. I just realized Nevada gets its water from Hoover Dam. So what? Not everyone wants their home to have no grass. Many people care about themselves more than the environment. If they didn't, they'd stop doing certain things that causes climate change.

    Visited the Hoover Dam and don’t forget all of the electric for Las Vegas comes from the dam. The reservoir is at 35% capacity and expected to continue to get lower. Moving to Las Vegas is a dumb dumb move.

    I retired in Mexico from California. The same thing is hapening down here people our moving to Mexico for the cost of living, wearher, and quality of life. You can purchase a home in a gated beach community for about 300K U.S. Our expat population has gone from about 1K to about 5K. in the last 3 years. We are starting to see younger people moving down here most our digital nomads or people that our pretired.

    I was... wow! That's beautiful! Really Green and Healthy.... Is that maintainable? Are decisions going to have made one day to choose from people needing water? Or this needing water? Because it seems to be a plausable scenario to me? Same goes with electricity. I think....

    We have used the same percentage of the lakes water for 70 years. Only allotment of 2.6 percent. We give it all to CA

    When I lived in Vegas 62-76, the saying was Henderson Stinks. I remember one of the big chemical fires in Henderson.

    I have to admit when Jacob, from Jacob's life showed up it totally blew my mind. I love both your channels so much. I need to check if you did like a companion piece where you went to the Naked City part of town while it's still here. I used to work near there and the homeless and prostitutes occasionally walking around noon would put Grand Thief Auto games to shame. I lived in Cali till about 2006, at that time a home was 800K in southern Cali for about 2,000 Square feet, and about 300K in Vegas. My home value went to under 95K 2 years after I bought it in 2007 during the housing crisis. It finally climbed back to 250K and kind of stayed there. They built brand new 1 to 2 million dollar homes all around my house, literally there is a single wall that separates a million dollar home to my south and a 4 lane street that separate brand new 2 million houses to my west. On the positive side of that ... with home there, their are way less crazies going behind my house to do shit in the desert at night, people use to take drugs, create big fires, yell like crazy and ATV at 3 am like all the time during summer. One really f*ed up time a guy parked behind our house and shot his daughter and then himself, he had killed wife earlier in the day and had been driving around with her dead body in the car not knowing what to do... Anyway now it's way more quiet but occasionally those houses are like air BNB party houses, lots of parties during the pandemic in those houses, but they are build well so the sound is muffled well. But yeah, my property value is now 500K because of all that, so it gets way harder to complain. and they keep stuff clean and the crazies away.

    Southern Highlands is not a gated community, it's a master plan in which there are some gated communities.There are also communities that are not gated. The most prestigious are guard gated communities. Same with Summerlin or Seven Hills and Green Valley Ranch.

    Every dollar is issued as debt in the fiat currency debt based econonic system of the world. It's not patriotic, but takes care of it's ruling class in high luxury for a while longer to carry out the old money cabals' global agenda.

    @@LL_SHAWN_P____ ​ Being alone, get a studio apartment and rent I'd say as long as you're not in an overpriced place. You end up paying less in not having the stress of maintenance. If I go and buy today, I would have bought a condo, but then condos went like double price in the last 2 years. I'm thinking of moving to the mid-west at this point (work is remote), every other market seems overly inflated.

    I just left Las Vegas to move to The Charlotte suburbs in North Carolina. I like it better in NC. Las Vegas was turning into California and I couldn’t take it anymore. I left Summerlin.

    You did a great job showing how little you actually know about Las Vegas. Southern Highlands, is not a gated community you can drive right in from both ends and a few places in the middle. There are gated communities within Southern Highlands however. The richest neighborhoods in Las Vegas are obviously the ridges in summerlin, the country club in Henderson the fountains in Henderson and Ascaya in Henderson and McDonald’s highlands in Henderson. Oh yeah, and Lake Las Vegas…also in Henderson.

    lol. And Rhodes Ranch is on the lower end of guard gated communities. Sky Canyon where I live there are gated communities but NO guard gated communities. And Centennial Hospital is just a Public Hospital on a main road (Durango). But correct, the Ridges are spectacular, and it is no surprise Mark Wahlberg put up close to $30 million to buy land and a home. Even Spanish Trails is nicer than Rhodes Ranch where Andre Agassi, Greg Maddux live and the first time Ben and Jlo got married bought a house there. lol

    Next time Try Dragon Ridge out here in Vegas. Absolutely amazing and worth looking at, its in the mountains, it looks closest to the way Hollywoods mansions are set up.

    I love the show thank you I’m one of those people who could not survive in California and ended up here in Henderson. I commuted back-and-forth to LA for two years and I so hope the mayor of Las Vegas can push for California to widen the freeway I know it’s been in the news lately and I pray the mayor will do more to Governor Newsom . The pile up today on memorial weekend to get back to LA it was in the sane CA just wide that 15 freeway.
