    I know you are saying lending standards are tight, but at 27% DTI, in Bellevue, the average family needs to make around $400,000 per year to afford a house. I feel poor just thinking about it. That’s the K-shaped recovery, I guess. That used to be a lot of money twenty years ago. Just as a note, I believe the average household income in the city is around $170,000 per year, so very few families fall into that end of the income spectrum.

    Lender here - current guidelines will generally allow a total DTI of 45% for conventional loans. Higher for FHA and VA loans. There are many factors that go into this, but these are the where we are at currently.

    Thank your Neel, very informative. How do you think cash buyers and more importantly hedge funds buying are affecting the current market? How will they affect us in the future? I'm in Las Vegas NV, NO inventory, what does come has seen mostly cash buyers.

    I've been buying property in NV for the past few years and have noticed it got more and more difficult as of this year. There are a lot of cash deals BUT there are still people getting into contract every day who are using financing to buy their first home or buy a rental property. I also noticed many regular buyers still buying brand new homes from the builders, via 'lottery' selection. Plus, there are agents who will knock on doors and send mailers, etc to find off market opportunities. So while its become much more difficult - it's not impossible. Plus I suspect that demand will start to cool off a little bit soon and as of late June 21' there seems to be a very slight uptick in inventory hitting the market. Not much but hey we'll take it.....
