Housing costs will come down eventually, but for now; get your money (as much as you can) out of the housing market and get into the financial markets or gold. The new mortgage rates are crazy, add to that the recession and the fact that mortgage guidelines are getting more difficult. Home prices will need to fall by a minimum of 40% (more like 50%) before the market normalizes. If you are in cross roads or need sincere advise on the best moves to take now its best you find an independent advisor who knows about the financial markets.

This is exactly why I like having an asset manager look over my day-to-day market decisions: with their extensive knowledge of going long and short at the same time, using risk for its asymmetrical upside and laying it off as a hedge against the inevitabIe downward turns, their skiIIset makes it nearly impossible for them to underperform. If i needed the cash for something (like a new roof) and the car loan was 2% ... don't pay it off. I know goes against the Ramsey message but it's reality. Not everything is black and white.

The debt-based system has created an environment where the pursuit of profit often takes precedence over people’s well-being. This has led to an incredible buildup of debt, which can no longer be sustained. The consequences will likely be far-reaching, impacting individuals, businesses, and governments alike.

@thewewguy8t88 Save up by finding room in your budget, get a side job for a short time, sell things around the house are some ways to build a "car fund." My husband and I actually just did this. We knew our van was close to the end, so we starting piling up cash in a Savings Account. The account got to about $10,000 before we went looking for used cars in the $8000 budget range. We ended up finding a 2009 used Honda Odyssey through our network of connections for under $4000. My husband did test drive a few cars around our budget though. They are out there. It's possible. You can go it. We are in our lower 40s and do not make close to 6 figures or work 60 hours a week. My husband works 40 and I work 30. Up until 3 years ago, I was a stay at home mom with no income at all.
