I appreciate the owners disallowing them being rentals. Makes for a more peaceful existence for all. That is an ideal property for younger retirees that like to travel. It’s a lovely looking estate and the home is very nicely done.

My neighborhood is now full of air bnb's and I am so happy. They come for some fun on the weekend. They are happy to be here. And I am happy to see them. They are just enjoying themselves and they are not freaked out if my dog escapes. They do not complain about my boat being parked 6 inches over the build out line. As a matter of fact, I haven't seen or heard a complaint since they started being air bnb's. They leave on Sunday and I have my neighborhood to myself with just my few lovely neighbors that remain. It been wonderful.

A great re-visit. Impeccable property hands down. Shot well as usual. Summer looks good Nick. I wish I was there. Looking forward to Saturday as usual.

The lighting is extraordinary. Attention paid to every detail. The earthen, golden color palette is beautiful, and it's impeccably furnished.

Wonderful space! I love the fact that it can’t be used as a rental or airbnb. Perfect for people who like to travel, but don’t want to leave their home unattended. Great tour! 🎊 🎉

Stunning as always, Nick! Definitely the big selling feature here is the privacy and tranquility of the gated community, and not having to worry about the place when out of town. Love the ban on air bnb. Neil

i like this man because of the vibes he brings to the places he showcases. I adore Italian houses, even though I may not have the means to buy one myself. I enjoy watching videos his tours of Italian houses.

Beautiful property and I think the asking price was reasonable. I live in Eastern Spain (Valencia comunidad) so I am comparing prices to Spain. The community fees seemed very reasonable for such a large communal facilities for only nine units. I was very shocked however at the italian taxes of 2,000 euros and €200 euros rubbish, we have 170 square metre build and pay €390 tax + €90 rubbish a year. The umbrian countryside looks stunning but at those taxes I am happy with my mountain and village views in Spain. Great videos and I am sure someone will be very happy in that home very soon.

I am from Essen, Germany. For 500.000,- €, you would get a 120 qm apartment in a nice neighborhood. Unbelievable, that such a large and beautiful property is so cheap, despite Real Estate prices had been always high in Italy.

Terrific price. I was expecting much higher service charges, if every house pays around the same figure I don’t know how you’d maintain that pool, tennis courts, the whole garden and parking etc. for that amount but maybe others pay more. This will definitely appeal to a lot of people, especially if there are all the amenities locally that Nick mentions.

wow...no, double wow!! this place is just fabulous! the countryside, those grounds are magnificent! the house is amazing in it's superb layout and appointments. entering that living area immediately puts one at ease. the beauty and air of it all makes it idyllic! would be very hard to leave such a wonderland as this place! italy's ambiance offers more than the eye can see and that alone is tremendous :) you are drawn like a moth to a flame finding such fantastic places nick!

Like many commentors, I was happy to hear no commercial renting/airbnb allowed. This is a problem in the US. I have been put off from purchasing several properties because of this concern. The better the property, the bigger the problem. Did I miss the maintenance charge for pool, tennis courts, landscaping?Thank you for yet another beautiful home tour.💐

I can’t believe how cheap the property taxes are. I pay more per month in California than the annual dues for that property.

CHALLENGE: You are always showing us dark, small windowed houses. My challenge to you is to spice things up on the channel and find some modern architecture to entice us. The Italians are wonderful at design... the Piaggio p180 Avanti, any Ferrari, a Gucci loafer. ... don't tell me that the only houses available are dark and dreary stone remodeled dungeons.

I was off by 5k euros on the price. The condo expenses are very reasonable. I love the open concept and modernized look of a 200 years old home! I wish, I wish and I wish.... As an avid gardener, this would be a perfect retirement setting.... You can even work from home in this wonderful heaven. Spectacular!
