    I showed my wife how to change the brake discs and shoes on the truck. Her response... "Thats it? That was easy!" Then I told her to call her favorite garage and ask how much it would be. So she did and came unglued at what they were going to charge her. After that we started fixing things ourselves like I wanted to do in the first place. Most of the things that break around the house you can watch a KZread video and learn how to fix. You've got a great gig, bro. Keep on making that money. Also those cookie cutter houses aren't worth 1/2 the price they charge new owners.

    I once drove across town, about 45 min one way because a guy called and said the power in his kitchen went out. The toaster, coffee maker, micro, etc stopped working. I went in there and pushed the reset button on the GFCI plug, and in an instant, I was a superhero to them. They paid me $200 for that. A lot of men nowadays have no clue HOW to be men, they're too busy getting their nails done and massaging their feet

    Hi Cole, These are all investment rental properties that are managed by a property management company. Most my customers can do the work but they value their free time more then the money they pay me. The more wealthy you are the more you are willing to pay to have free time.

    If it's managed by a property management company, the owner might live out of state, it could be a property that is a part of a real estate portfolio owned by multiple investors, or it could be owned as part of a self directed IRA where you are prohibited from working on the property.

    You described just about every new neighborhood built in Southern California. Where I live in Corona, every neighborhood is built just like that one... 4 plans, 3 elevations each... HOA has the palette of colors permitted, etc... all built with the cheapest materials... with a Home Depot and Lowes right down the street. A handyman's paradise LOL.

    Ha, literally just had the ice maker line split on our fridge 3 hours ago while my wife was pulling it out to clean! After a few gallons sprayed all over the kitchen she got is pinched off (I was at home depot!). I did what you suggested to the owner and replaced the entire line. I used a braided stainless kit that was a whopping $3 more than the silly poly line! Why people, why?! Enjoyed seeing someone working other than me today! haha Thanks for the video brother. Cheers.

    My toilet has one of those types of flusher mechanisms. Very functional, except for the time that the tube came out of that pipe and started spraying water all over my bathroom after I flushed it... in hindsight I probably should have shut off the water before I took the lid off, but panic makes you do awesome things.

    Reminds me of when my girlfriend at the times toilet started to overflow & the toilet flushing handle was stuck in the downward position.. before i could say dont panic and just shut the water off. she picked up the toilet lid and immediately accidentally dropped it. Well it fell through her toilet bowl. She needed a whole new toilet after that. LOL

    ALWAYS replace the supply line from the shut off to stainless if poly reinforced plastic. This part has the same water and water shock passing through the rebuild kit. Its great insurance at $9 and billed back to the customer. One water insurance claim is devastating can cancel your insurance. The existing gasket is the weakest point and conformed to the previous tower. Sleep better at night.

    I was thinking this while watching. It happened on a job I did years ago. I replaced the tank to bowl bolts/gasket and tank guts but not the supply line, 3 weeks later the plastic connector at the bottom of the tank split flooding half the house. Luckily single story and tile/carpet and customer was home to shut it down. I don’t hesitate to replace the line on every tank service now.

    I use a canvas drop cloth on every single job. It’s a good practice and will convey a certain level of professionalism. It takes away some of the homeowners concerns and they can see that i care about their property and that I pay attention to details. It’s a great space to lay out my tools and create some of ‘my space’ that people, kids and pets usually stay away from. It’s all about exceeding the owners expectations. Even if the floor is dirty already... sometimes the tarp keeps me off of their dirt!

    Being a handyman is great and all, just make sure you have liability insurance. Do some work on a toilet and it leaks while the homeowner is away all day and causes 15k in damages, that 1k wont mean shit lol

    Good for you bro! I do similar projects on my free time. Amazes me how many home owners can't comprehend a little common sense or even motivation. I do mostly Staining and that primarily only consists of motivation,5% skill. People don't want to do shit anymore. Pay us baby. We HUNGRY! Keep it up man. I love it. No complaints. PS to the comment on not putting a new door key into the handle. They obviously didn't want it. We only do what we're told to do.

    none of what he did is "easy"......absolutely the worse words to come out of any contractors mouth....easy and simple means''cheap'' to those saying it....if it was easy anyone could do it and very few can do it correctly...i have always been amazed at how someone who has multiple skills can be considered by the general population as less skilled than someone who can only do one thing...be it well or not...i charge $85.00 per hour and if that seems too much then adios muchacho....and i am still trying to learn sign language...hand gestures telling me the problem...lol

    Where I live in Ohio, we don’t have many rental homes controlled by property management companies. What I encounter all the time is rentals owned by private owners who think that the handyman and every trade should be working for $20/hr. That’s why when someone asks me to quote work on their rentals, I just tell them I don’t work in income property. They want "get by" work, and they want it cheap. You’re fortunate to have a clientall that pays $200 for a ten minute job. That just doesn’t cut it where I’m from. Also, I never quote work by the hour, just a flat rate by the job. I charge $85/hr, but the customer never knows that. All they care about is that $350 fits their budget...even though it’s done in a couple of hours. I should add that I’m retired now, and just do this to cover the cost of my expensive hobbies and Florida vacations in the winter. Best of luck to you!

    Joe Valencic same here. People who own rental properties for the most part have all burned their bridge with me. Glad they did it too. I do have a couple that I still work for but they pay well. Whatvyour saying is true though. I live in Houston and I’m a plumber. Self employed.

    you have to target those rich individuals here in my area I get those often who say I looked on line and to remove and install 8 led shop lights is $100 lol ends up ok since its about a 2h hr job but that is as low as they get me since I work really fast on the other hand when I price per object or work for amazon or lowes I make like $100+ hr so you just need to find your place now on the other hand craigslist people charge about $25/hr so I stay away from that

    Ya. I work for 19 an hour and have done maintenance for 9 years. I work for a pm and get my mileage paid 50 cents a mile. The rental owners in madison wi want cheap labor and high rent. Is a college town so no one is in the long game. My parents live in normal illinois and have old people friends that are home owners that cant fix anything but will pay you $50 for doing something simple. Its all about your areas people and culture.

    I just got payed $750 to trim 3 bi-fold doors, 2 full size interior doors, Install a door flap, and replace the stop gap molding around the garage door. She was a private owner of the rental house. No, I didn't think I'd get the job either.

    I started helping my grandpa at 14 when we decided to start posting handyman ads. He was bored at home so we started doing random jobs for fun. We started using hand saws to cut everything and now im 22 and weve had to build 2 sheds to house all our tools now. Its great knowing all the little details of a house and appreciating the work and knowing weve been able to provide quality work since many of our calls are referrals.

    I have had a handyman business for about 6 years now. It's a good hustle and it's as good as you make it. I keep my schedule at about medium capacity so as not to get burned out but I like the challenges and finally am making what I'm worth. Great video.

    I can’t believe the homeowner didn’t want to have you install a new latch. If you’re like me, most days you feel like a genius compared to some customers. I have a handyman business, and I would have just installed the new latch, because eventually someone who knows as much as you will visit this home and ask why the latch wasn’t replaced when the deadbolt was tightened up. I don’t give them the option to get cheap. The homeowner will NEVER admit that he told you to just leave it out, and you will end up on someone’s list of "don’t hire this guy." This happened to me early in my career, and after that I just do what is right and bill them accordingly. If the customer tells me to do something that I know is not right, I tell them to call someone else to do their work. A solid reputation is hard to establish, but a bad name spreads like wildfire. JMHO after 40+ years of being a contractor. I walk away from jobs that will tarnish my name, because it’s not worth the bad press. The money will,always come if you do the right thing, instead of listening to an uneducated or cheap customer just to make a paycheck. Anyone can do that.

    I worked in property mgmt (administration) for 20+ years and in my experience prop mgmt cannot afford to alienate a "Handyman" by bickering over small jobs. Prop mgmt cannot afford to get a bad name among the handyman trade or they'll not be able get any skilled, reliable handymen to do their jobs (or plow, or mow, etc...) In truth, Mr. Charm here could have replaced the passage latch and charged the mgmt co and they would have paid (ultimately the prop owner pays for all repairs). But it's also likely the mgmt co will not blame our favorite Handyman for not doing work they instructed him not to do. They'll just make all necessary repairs all at once when the rental unit turns over. In the interest of professionalism and future relationship I think he made the right call.

    I completely agree, whenever someone asks me to do something halfway I just decline the job as all the neighbors will eventually see it and think that the contractor left it like that. Excellent advice to anyone in the trades / repair business!

    when they asked you to go fix the door wouldn't that mean actually fixing it? to me the door was not fixed as it should close and stay closed without having to lock it or hold it while you lock it even. The lock actually was still working so all you did was tighten that up which is not really fixing is it? The person who said that was just fine prob thought you would charge even more to go put the missing latch on since you didn't do that before talking to him etc.

    Fellow Handyman here. Good way to go about your business. I concur that the customer only wants to know the bottom line. Some are willing to pay by the hour others just want know how much to write the check for. I'm also amazed at how many seemingly "SIMPLE" jobs are so over the head of many people. I will subscribe and thank you for standing up for all of your fellow Handymen out here.

    Very nicely blogged, not boring and I stayed to the end, but psychologically if you Lysol clean the inside and out it speaks volumes more to the ladies and they will be that much more impressed and refer you just that much more.     I've been in the home repair/maintenance/remodeling business for 30+ years. Some days are all easy calls. Some days you're in attics at 165° in summertime Texas. Its a great way to make a living. Everyday is different. You should add gloves to your toolbag. I'm wondering why you didn't replace the handle on the toilet since it was almost completely corroded away and likely to break at any time and the old supply line which was hard and kinked?

    $200 labor fee just to fix a lock set on a door seems a little steep, however, just yesterday I was offered $250 to caulk the top lip of about a four feet stretch of a gutter that was against the fascia of a house, and to spray one can of Flex Seal on some roof shingles, and that entire job only took me approximately one hour to complete. So, you never know. I guess it's worth to the customer, what It's worth to the customer!

    All you have to do is put a few drops of food coloring in the water tank and you can tell if it’s leaking, it will seep into the bowel

    I use old inkjet printer ink for finding (my inkjet printer broke down and I bought a laser printer instead) That 0.25 liters of refill ink will last me for another ten years.

    I would never use that plastic water line. I’ve seen so many leaks where they rub against where they penatrate the floor or wall. Only use copper and like you said leave a few loops so you can pull the thing out and service it.

    Copper is fine for permanently installed fixtures/appliances, but a refrigerator is not fixed. I prefer food grade lines with a braided jacket. No idea if such is available for ice maker water lines, but they are available for many other appliances.

    Myself a cabinetmaker for 55 years, and an eye for detail, i couldn't help notice, that the drawer runners you cut down, are designed to fit "flat" to the side of a cabinet, and wouldn't worked, in that situation, unless a packer was fitted to the side of the cabinet, (L&R) flush with the surface of the front vertical cleat . The original runners, taken off, were designed, so they could be brought out at the back, for the drawer to run true. Why is it, we still see, (in the final clip of drawer function test,) the old original runners, with the return at the back. Having said that, If it was only the top drawer runners you replaced, maybe you should have included, in your video, the fitting of the packers, (left and right) to make those particular runners work !

    I have a cousin, who had to hire his brother in law to change some light bulb in his house. Lol. Most rich people couldn't be bothered changing a toilet part. Cause you know why? They just made $2000 in one day. I can rebuild a carburetor, but do you think that I want to even start working on the engine of my 2011 Ford f150 FX4? Nope. I'll change the plugs tho..... Every body is different in this world, you just need to find the niche that makes you happy, and makes you money. Just try not to rip people off for your own conscience. End

    I have a lot of wealthy clients that make more doing what they do than it would be worth to stop and do things themselves. I have one client that will pay me a $75 trip charge and $125 an hour to change light bulbs. I asked him why and he said that he just didn’t like to do it. Good enough for me!

    I have lived in an area where a handyman work like this brings this kind of money. Atlanta area budy people that work all thr time and need help and payment isnt an issue. Its great!     I tuned in some time ago for the down to earth very interesting and entertaining stuff you do. I use to watch This Old House but the shows production has lost its originality. I like to see and hear the details when your working a job. I'm not a Handyman for hire but I fix stuff around the house. You give me greater confidence to take on my home repairs when needed.     I got tired of replacing toilet parts so I spent 235 dollars on a no stuff and water saving toilet at home Depot now my water bill was cut in half. Loved the first toilet I replaced I went and bought one for the other bathroom, it was 200 dollars home depot lowered the price. Well worth the money and I haven't touched a toilet in my home in about 3 years.

    I made sure the dead bolt was straight before I left. I didn't fix the latch because I was told not to and to leave it as is.

    I think it’s a good idea to do these kinds of videos from time to time. I like your demographic target approach. The best customers are those who make good money, don’t have a clue how to do basic repairs, and perhaps most importantly, VALUE the fact that you can be counted upon to look after the problem.     I enjoyed your video. It was entertaining. I am a fairly new DIY'er, maybe 3 years or so. I've flipped two homes while living in them. During that time, I experienced everything you did in these videos at least once. Maybe when I retire from the Air Force in 5 years, I will start a contractor business.     Rob Schoufour - I do this for a living. Typically, I bid on projects versus charging by the hour.. but if I did it would be at least $35.00 (tools, transportation, taxes, etc are costly expanses).

    If you watch the video you will see that the float valve would not turn off. for a full day like this $700 to a $1000would be average. Handyman type jobs only make up 25 to 30 percent of the work I do. Most are larger jobs.

    Face shield is a much better protection since it blocks ALL contact from abrasives to the eyes without inhibiting sight, which is priority one with a grinder, sight of blade. Common sense is the best safety, if you have none then hire guys like us who do. His safety is his own to worry about, not the internet's. Blade guards definitely block sight and will do little to no good when an abrasive flys apart. He's not cutting an inch thick plate, he's trimming a 16th off like 26 gauge sheet metal. Haha!
