Godrej has introduced an ambitious new project, Godrej Woodscapes, at Budigere Cross, featuring a forest-themed design with 15 high-rise towers and 2400 units. Strategically located near Old Madras Road and Budigere Road, it offers excellent connectivity to Whitefield and the future airport expansion. The area, transitioning from industrial to residential, is set to gain prominence with nearby high-profile developments and potential metro line extensions. Previously owned by the Bengal Lamps factory, the 28-acre land is clear of legal issues, with the project relying on tanker water during construction. Post-possession, residents will need to negotiate with local authorities for water arrangements.
Godrej Woodscapes combines commercial and residential spaces, with 15 residential towers and three commercial buildings. Despite a high FAR ratio, the layout allows for a forested area with 1500 trees and amenities like temperature-controlled swimming pools and two clubhouses. Each tower has G+39 floors, with concerns about wind blasts for higher floors and potential waiting times for lifts. The project includes 200 EWS units, registered separately. Sunlight prospects vary across the towers, ensuring good natural light for most units. Despite some issues regarding land share and customer service, Godrej Woodscapes is seen as a promising investment with future development potential in East Bangalore.

    Back side of GW , is a farm house and there are no plans for high rise apartments in near future . The other side (west) there is a land parcel of brigade .

    As always very informative video. However, you missed talking about carpet area/ super built up area ratio which is below 60% (1675 sqft carpet for 2741 SBA) in Tower P and Q. Also issues with basement car parks which are not sufficient for few towers including P & Q. I was about to book the flat but these two issues pulled me back. If someone can compromise with these two things, this project is really good.

    Thanks for the details. I didn't analyze the floor plans yet. So, I didn't come across this issue. But losing a 1000 sft in carpet area is unacceptable! I'll include this point in next video.

    This is another confusion. Both the club houses are marked as civic amenities in the blueprint!

    I visited the project and here is the honest review :- 1) Godrej is going to have a lot of towers and there are very less space for amenities for such a large township project. 2) Its over priced based on what they are giving. Its an area far from Whitfield. Almost highway. 3) The marketing office resembles a fish market. Sales team just want to sell inventory fast. 4) Buyers should be cautious. This will be always a construction going on project. Too many things to construct.

    In North Bangalore, what are your thoughts on Tata or Birla projects? Is it a noisy area due to the flight takeoff path? What is your outlook on appreciation? Or do you suggest a different area?

    I've already posted a video about development prospectus in North Bangalore. That may help you. IMO N.Bangalore is a good place to invest in land. Apartments may get older by the time development reaches the Airport surroundings.

    Afaik there is no such restriction. EWS units can be sold to anyone. So, it's not "legally" wrong.

    Very Bad things from GODREJ PAN INDIA Builder. Different payment plans for different customers. Below there are two payment plan. One is construction based and another one is for time based plan payment. Always go through construction Based plan. For New buyers beware of their cheating. For time based you will ended up paying in one year more than 50% even though their is 5% construction happen.

    Yes absolutely. You should always go with construction-progress-based plan. The construction timeline will vary due to multiple factors in big projects like this. If you go with a bank loan, the bank will do only construction-progress-based payment. There is never a concept as time-based payment. Beware of this scam!
