What do you suggest the minimum size for a dining room?

For a renovation cost of only $200k, the before v. after is incredibly impressive! Can not imagine how you did it in such an expensive area. Great job!

One of my favorite houses, you have done!!! 🤩 A coat closed, a laundry room with a sink, the garden with the decks and a greenhouse, 2 sinks in the guest bathrooms, a feature wall in the main bedroom and a decent closet, the two bonus rooms with garden excess downstairs... a lot of plus points for me!

I don't live in the US, but I love watching your videos. Even after all this time, I still can't believe the house prices in the Bay area, and in USD!!! Ooof. Keep up the good work!

I love this flip. Refinished floors, kitchen wall opened, master bathroom moved and expanded, downstairs completely transformed, creamy white walls, and on and on. Some of the memorable enhancements are the beautiful backsplash tiles in the kitchen, the floating bathroom vanities, the attractive bathroom floor and shower tiling, and the creative but simple changes made behind the bed in the master. And I almost forgot to mention the very attractive laundry room off the kitchen. This home is gorgeous...

I really liked the updates you made

This was by far my favourite flip so far. It was perfect! I myself would have changed those shelves in the kitchen to a bench with storage in it with hooks and one shelf above (it’s right off the garage). And I would have added a toilet in the laundry room and build the laundry machines into a closet so that it becomes a powder bathroom as well to add more value considering the space is so large. Great flip overall! ❤

You would probably spend a fortune if you intend to add a toilet, or just do it illegally if you want to save money lol

Absolute win for the buyer. Very much enjoyed this flip especially the back splash, soo elegant. The thoughtfulness of putting a sink in the laundry room is chef's kiss. And keeping those Agave plants and Greenhouse is brilliant. Again, congratulations!

Great job with everything!! Opening up that kitchen looks amazing and really takes the house from ordinary to upscale.

The house looks nice but you should repaint the bottom kitchen cabinets to match the kitchen island. The mistake the contractor made with the kitchen pantry needs to be corrected installing a bar door painted the same color as the island. No one wants a pantry without a door.

AWESOME job! Seeing this reminds me of a house here in Texas that badly needs your help. It's been on the market for 129 days now, no one wants to buy it because the driveway is up a strong steep hill with no garage, no side walk, a bit of foundation issues on the floor. Tons of square footage space and nice backyard, but no one wants to buy it. If only you worked in Texas.

Fantastic home! I would have liked to see the sink on the opposite wall, maybe under the window, and leave that peninsula uninterrupted though. And that washed black on the cabinets is beautiful.... could try that on the fireplace bricks instead of the cement gray.

Love it! Only thing missing is a pantry!

Huge difference!!

With the new delicate tile I wouldn’t recommend such dark industrial handles in the kitchen or black cabinets. Maybe silver handles and grey cabinets

I get why you removed the tree but it did provide shade for the home. You should have just had it trimmed. It's easier to keep the house cool in the summer months with shade trees.

No, that's just staging furniture and fixtures. But the buyer has the option to buy them

Neutral colors are the preference of the target buyers, you can just customize it after you buy it

Not a fan of recessed lights. Reminds me of an office. Cold impersonal. Love the make overs. Front yard looks bare. Need to start putting some trees in.

The background music is too sad, you should change it.
