if your a plant guy there are also pipes the irrigate back into the ground, you could also collect water and save if summers are dry

Time the digging so you're in the shade. This was a tactic I used to keep my electrical crew out of the sun when we were doing street lights underground piping. But one guy wanted to be on the side of the building where the gym was at noon everyday. The fit office women downtown would walk to the gym every day at 12:10PM. He said seeing them was the highlight of his day. I just warned him not to stare. He was careful.....it all worked out.

Dear Matt. I don't know the regulation in the US, but I expect that it's a requirement for planning from the land developer for points with sufficient capacity to be connected with stormwater for all the new properties in the area, and a requirement for the house developer for planning of stormwaterlines with capacity for all the stormwater from your your property with the house, driveway and garden in stormwaterlines to the connection points for stormwater prepared by the land developer. If you are living in a area with possibility for tempetatures below the freezing point during the winther time your stormwater- lines have to be secured against frost to secure the lines against freezing water with ice filling up the lines during the wither. As known they have to be open and able to take care of the spring floods and avoid erosion on your property. As known with a lot of new exstreme rainstorms the stormwaterlines must have much greater capacity than before. I wish you a good time in your new house. Best Regards Arne G from Norway

Verify that the basement foundation was properly water-proofed. Is there a perimeter drain around the footer?

It'll be interesting to see how you set up your studio with Cameras, Microphones, Lighting, etc, if that's Still 1 of your plans for a mobile studio.

Ha.....I just moved back to the city from the suburbs. Living in the suburbs was fine until it wasn't anymore. As far as drainage goes.....looks like half the water and half the problem is caused be your next door neighbor. Good luck with that. I wish you well in your new house....but I would not trade you my 100 year old house for yours for anything. Enjoy your suburb life. I hope your suburb neighbors aren't nuts like some of mine were. I hope you won't see too many Trump flags on your block!

id love to try to climb again... you know i climbed it in 2016?.. but i didnt summit. but not soon... hope before im too old.
