    That's great news! and your right the more i look into it the more i am seeing rents lower than what they were in 2022 for the same home. I see why my landlord didnt raise my rents.

    This is a great view point on the rental market in Tampa Bay. As someone that’s in the real estate industry and engages in property mgmt, I’ve noticed first hand the softening of demand and thereby rental rates. With the addition of more supply (mostly at the top end of rental rates) it is pushing previous stock to lower their asking rates in order to compete with the newer properties that often offer better or more amenities. Even with the influx of higher income families, Income in Tampa bay has not kept up with the increase in rental rates. In my opinion- The current degradation in rental rates will continue until interest rates decrease and make the rent vs buy more balanced. For those looking to rent there are more rental options and flexibility in rates. Larger operators are offering multiple months free rent for highly qualified renters. For property owners As they say, it is cheaper to keep them.

    I am old enough to remember why half the US did NOT move to FL in the last 5 decades. Jobs. I know Tampa is getting tech, what not. So ok. But much of FL has had low paying jobs historically. Sure, in 2000, you could get a nice 4 BR with a pool for 150K. Any day of the week. So people bought second homes. They couldn’t LIVE there, because again, no jobs. Now those second homes aren’t affordable anymore with the absolutely insane property taxes and insurance calamity. And even if they CAN afford, it’s worth considering..is it worth it anymore now that the ins and taxes are more than a mortgage? Working from home? Ok. I wouldn’t be so comfy if it were me. Corporations will be looking to get rid of employees as the jobs market plunges, and they will probably start with those who won’t go back to the office. I’m worried about FL. Something has to change and I think that change will be BIG drops in home value. But will that even be enough to curtail the outrageous property taxes and insurance?

    Property Tax and insurance are getting out of control out here. Premiums up as much as 50%

    Why’d you raise the rent on your tenants? Did you refinance the mortgages?

    I raised rents back in June and April, 3% is the standard just to keep up with inflation, Also, my homeowner ls insurance and property tax went up by 50% last year so I had to.

    Its not just investors that wanted to capitalize on the booming market. Government want a piece of that increased equity as well.
