LOL...Nader's still shovelling snow in Winsted, CT while we hit the pool and the beaches. Aren't many trailer parks of any size left in Florida. 29f there - around 78f here.

We liked this home very much. The update was very tasteful. I would not change a thing. Thank Molly and you for the very nice tour.

I liked the fences

The interior is great--the flooring is a pleasing color, and the nicely painted woodwork and white doors are a plus. I like the white kitchen. The windows were totally covered, so I couldn't tell what shape they were in. I like a fenced yard but a chain link fence out front always looks terrible--a nice white picket fence would make all the difference. There's no carport or screened in porch for outdoor living, so you'd be stuck indoors.

The last couple years have seen the price of everything skyrocket. Conventional homes you could buy here 3 years ago for $200K are now $350K! Eggs were $2.25/doz and now I'm paying over $4! So in terms of what they were - Nothing's Cheap! In terms of the alternative choices - they are still as cheap as they have been for decades. (With the exception of some parks recently bought by investment groups)

@@edchaos2679 I had a friend over for Thanksgiving dinner that had a similar dilemma. Her home had almost doubled in value and she would reap a huge windfall if she sold. Only trouble is, she would have to spend it all or more (after all the transaction fees) to get another place.

No, but I have seen a few homes for sale at what looked to be good prices. Be sure to have a home inspection done by someone qualified in manufactured housing before you buy or contingent to closing.

The home is impeccably, and the price is amazing. For someone willing to overlook the seedy, (but inexpensive!) park, a beautiful home in a very desirable part of Florida, is waiting. I am pretty sure this home would go for more money in a more upscale community, (and I would pay it!)

The only problem we found with mobile homes was finding insurance. This was years ago and I am wondering if it is any better today.

I think it is better but the recent losses in hurricane Ian are worrying some carriers. The Governor has announced a special session to deal with the problem. I renewed mine with no trouble and I've yet to hear from anyone who has had trouble finding it.

Park models come in two varieties - HUD & ANSI. There are mobile home parks that offer HUD park models but I suspect a R/V park is more what you are after. Google search is about your best bet. Most mobile/manufactured home communities have storage areas for R/Vs & travel trailers. Just curious what type of loan would you need to purchase a mobile/ manufactured homes on rented/ leased lands? Here in Maryland they denied mortgages unless you own the home on your own land

It is called a chattel loan and is similar to personal loans like you might get to buy a car or a boat. Interest rates are higher than mortgage products and not all banks offer them. If you are a member of a local credit union, that is where i recommend you start looking.

Wait for the market "correction " then go and buy the bargain. And buy a home with no lot rent where others can not tell you what you can and cannot do.

That's certainly true. We have recently seen on the News: homes, businesses, and even bridges destroyed by a hurricane. But a recent poll showed Florida is #1 in states folks are moving into. We see car crashes where folks lose their lives daily on the News. But more people drove this Thanksgiving than in many recent years and most of us drive daily. We have seen (almost daily on the News) people attacked, and some have lost their lives; in shopping centers, churches, night clubs, grocery stores and many other public places. Yet we still go shopping, go to church, and attend public events. Unfortunately the News doesn't show the hundreds of parks full of homes, like this one and others from the 70s, 80's, & 90's, that have been through decades of hurricanes with no or minimal damage. Nor do they show the millions of cars that make it where they are going every day just fine. Or, the millions that venture out in public every day to enjoy the life they have been given. Yup, we have hurricanes occasionally in Florida and if that's among your phobias than live in Nebraska...(Tornados) or Montana...(Blizzards)...or Hawaii...(Volcanos)...or...wherever.

I asked that and the sales person could only guess. The seller was an estate and did not provide the information. Also, utilities can be very dependent on usage. Some folks run A/C continuously and cook a lot while others leave the home at 82 deg. and mostly eat out.

This park has a very low lot rent. Yes, lot rents usually have an annual increase. It's something you should plan for and budget.

Insurance is readily available for manufactured homes in Florida and somewhat less for mobile homes. There are too many factors to allow a generalization of price. I list agencies and originators on the website. I suggest you give them a call. www.floridamfghome.com/Buyer-Resources There are so many factors - deductibles, wind coverage, total household goods, etc. I've heard prices for similar homes run $1,400 - $2,500/yr.

No, this is just a residential community. The lot rent would be much higher with amenities. But there are beaches & parks nearby.

$400 mo lot fee? That's a lot! Does that cover mowing ??

Better off buying land and putting your own mobile home on it! Save yourself 410.00 for lot rent! Land and home can be preferred together as one payment. There no telling if the lot rent is for 20 years or gone up every year

That's a very viable option for some. There are rural areas where you can still buy land you can put a manufactured home on. There are occasionally lots available in established subdivisions too.

It's too bad the flippers of this house couldn't take some money and clean up the outside. The price is not worth what the mobile home looks like

I agree, the neighborhood is otherwise quite nice. They needed to replace or remove that fence. BTW I see the price is reduced so if you thought the last price was ballpark you could take the discount and do it when you bought it.

Tell the truth you can afford the house you can't afford the insurance Florida sticks it in your brakes it off when it comes to mobile home insurance 3 to 5,000 a year get you some of that retirees

Mine's just a touch over $2,000/yr and went down a bit. That's with full wind coverage. Never met anyone paying $3-5,000 but maybe if you had a really expensive home right on the water. There seem to be hundreds of thousands of retiree's that still find manufactured housing communities a bargain. Definitely not for everyone though.

I'll wait for the next housing crash. 67k is too much for a trailer home.
