    @@ArvinHaddadOfficial if they didn’t put it in the primary then you can chalk it up as another severe design flaw. If you look at the lady’s side of the bathroom and closet, you can tell none of it involves that wall space I pointed out. They likely claimed it wasn’t in the primary just to keep it secret.

    3:40 Arvin is spitting facts here. Fortunately my architect talked me out of a pivot door for my home for EXACTLY this reason. As the house settles, pivot doors will cease to close all the way.

    The problem with these mega mansions in Bel-Air and Holmby Hills is the realtor says you can entertain dozens of people but there is absolutely no where for them to park! What are they going to do? All take taxis there and back? Mass hire a shuttle bus?😏

    I LOVE THIS. This is the same thing I say ALL THE TIME when it comes to these mega mansions. It makes absolutely no sense to promote a house as an "entertainer's home" if you're guests have nowhere to park. Also, another thing is they call a lot of these big mansion's family homes but a lot of them don't have any kid friendly areas for kids to play in or outside. Also, no proper place for a dog to run around or due it's business. Then they want people to pay millions of dollars for something like that. When you can just save big money and move into a nice average family home with all the same amenities and also have a real yard, an actual driveway and all the rest.

    Those bottles of wine will get destroyed. They are in Sunlight. A wine cellar is just that - away from natural light, and temperature controlled. The buyer will have very expensive wines - you'd never place them on those racks. Total waste.

    I agree with your perspective. I call this an example of the lazy architect phenomenon. Just fill the open warehouse with furniture. Look at the house when it’s empty and compare it to a house with definable rooms. There’s no warmth to this home, it’s a poorly designed echo chamber.

    I've been looking at this house for awhile and not understanding what I'm seeing... It's very eye catching but... off, somehow. I'm so glad you did this one because you pointed out and explained everything I was uncomfortable with but didn't know why.

    It’s another spec built modern box that wanted to catch the wave back in 2014-2016. However (I’m guessing here), they probability bought the land around that period and finished just as the market for these types of home were slowing down, and they’re scared that they’ll be the ones left without a chair when the music stops. So why do they still price it so high?! Shouldn’t the goal be to liquidate the property as soon as possible and cut your losses?! Price is NOT a marketing gimmick, especially in the current climate

    I’m here for the sarcasm. LOL. I can’t get enough. Haha. A REALIST! CONS- •3 living spaces next to each other is agreed redundant. •No private driveway is a big problem for me. •Oversized pivot door is too much door. •Never been a fan of green/living walls. •Not a fan of the bar design. •The pictured backdrop in the spa is questionable. • The guest rooms are small for the property. Not proportioned. •Black tubs are a no for me. Kinda like how you feel about dark kitchens. PROS •I’m okay with the kitchen (double islands are a bit much for me, so single is fine) but not the chef kitchen(agreed bad crapped design). •More homes need safe rooms/vaults. •I like upside down property’s done right. But this wasn’t it. I would bypass this property even for 28M. THANKS FOR THE LONGER VIDEO! So much to cover with these mega mansions.

    So many of the otherwise beautiful modern houses don’t look family friendly. They look like great places for single people to through absolutely huge parties, but not great places for children to live and thrive. I grew up in a giant, modern house on a hill with an amazing view, and I’m not a fan. I would never do that to my own kids.

    Arvin, the best video of this series, yet! The layout of this property is abysmal. I agree with you on the new layout for the main kitchen level. Also, the lack of privacy in the back and in the front from the street ( kind of the same with the Tione property). And, the fact that you don't have direct access to the elevator from the Primary is a joke. Good luck not kicking that step to the bathroom in the middle of the night.😂

    They still haven’t sold this property? I know the original owner of the house that was there prior to this build. He even said when they approached him to purchase the land he told them what they want to do won’t sell. If anyone is familiar with the neighborhood. The house is EXTREMELY out of place.

    Your suggestion on kitchen and bar placement is really good. It would also free up room where the current bar and kitchen is for a larger, real, chef's kitchen. A house this big and expensive? It's a must have. Also, I don't think the elevator goes to the main bedroom floor. That's weird and a miss...especially since the laundry room is a mile away. The poor housekeeper doing the laundry has to lug everything up and down that huge staircase.

His productions are always slick and we'll put together and he's definitely not going to sell any place down. To assume that is just crazy. That being said, when I'm selling, I'm calling Enes.     Arvin, I'm surprised you only have 9,000 subscribers, you deserve a lot more for the excellent and unique content you provide. Keep up the great work. As for this mansion, it boggles the mind that a developer (not to mention the architect..) of supposedly high end properties can be this oblivious to basic design principles. The living areas resemble a stacked, soulless furniture store, whilst the bathrooms and powder rooms belong in an office building. Worst of all is the lack of a setback from the street, there is virtually no separation between the front walls and the street; no one who can afford $68m would settle for this design failure.

    Looks like they didn't put any effort into it or gave up at some point. No wow factor anywhere and no views. I can't see how they can justify asking that much. They won't get it. I TRULY dislike the front. Bedroom was so awkward. All of those living rooms reminded me of a college common area. Thank you for these videos. I was in love with two of Enes's properties he toured.     Lol..this house was really not planned out at all. The primary bedroom is dismal and feels so disjointed and the "safe room" is just staged as an art gallery. All of these sitting rooms and not a single place to sit in the safe room. So strange.

    When I first saw the Enes video several months ago, I had many of the same questions and concerns. Why so many living rooms? The powder rooms are an utter joke. And the location makes little sense. Finally, an idea for future videos. How about some of the other mansion tour specialists like Producer Micheal, JP Mansion Tours, and Darren Kriz. I'm sure these others are as extravagant in their reviews as Enes, and probably for the same reasons.

    Arvin, please consider doing some American vs. European build/styling comparisons especially tours by the Marobrothers/Drumelia in Marbella/La Zagaleta in Spain. Just to show how absolutely horrendous those LA houses are compared to a well built Spanish villa in Marbella and environs. See how these guys interior decorate these houses so stylishly. (not all, but in general). Americans just are unable to reach this level then a house costs 50 mil. You could compare furniture/appliances/floors/gardens/finishes etc. For that 139 mil house in LA, I could buy 10 TEN beautiful houses in Spain. There is a new one in La Zagaleta called Villla Enso that might be finished now. The biggest house in Spain or maybe Europe for 30 to 40 mil. Somehow we just can't get the furniture right. The furniture in that 139 mil house is absolutely atrocious. Never mind the finish. And that Newport house. Simply bad. And I am being kind.

    I have to say this up front. Mansion tours are a guilty pleasure of mine, and although I've seen these homes before, never like this. Your insight is incredible, and the sarcasm makes it fun, not dry. I think in cases like this, you being able to render an AI version of what you would have done would be incredible. Well done, Sir!     I've seen this house several times and felt like it didn't click. I couldn't tell why, but that's why we watch your channel. Bad layout, and harsh lighting blasting in horizontally. There are also some very visible utility poles. Who wants to see those when you spend so much money? I learn so much every video, like this one with the pivot doors.

    Again a crazily expensive house that does not make any sense for the layout of the floor plan. I totally agree with Arvin.     nice idea on rearranging the dining area, kitchen and bar. the breakfast nook should be striked out since there's another dining area outside right across it. i belive that's also the reason why they blocked the view of the breakfast nook.

    Great video and analysis as always. One other major flaw I believe is that the wine cellar is exposed to direct sunlight. Not good for the wine with temperature fluctuations. Wine needs steady storage parameters. Its a shame that this home has so many design issues. What a cold and uninspiring layout.

    this is the least cozy house I have ever seen, those curved beams remind me of a bus station and one more thing, this house does not provide any privacy, maybe apart from the cinema room, the masterbedroom and the bed placed in the middle of the living room, this is an exaggeration, to put it bluntly, it is a cold house, not suitable for living in, this house looks like prepared for one party and nothing else, terrible property and taxes $40,000 a month for fire insurance is a joke Prześlij opinię

    The wine cellar is in a completely wrong postion too, getting a ton of light which will of course ruin a red wine in just a couple of years, let alone the long aging premium wines worth thousand of dollars

    Cool stuff, agree with pretty much everything you flagged. Just a minor one that slipped... you can't have your wines exposed to so much light, there must be a reason it's been called a "wine CELLAR" for thousands of years. I don't know if it would make more sense to swap the area with the sauna... the whole layout is a joke ps - i've been wondering for ages why we rarely see a fun gaming room with consoles and the lot. Any man with no wife can easily ignore every other single flaw

    I agree with everything you say always with the exception of today’s mention of the 5 living rooms being poor planning. I think that if I had a house that large, I’d like to have several social seating areas that can interact with each other and still have their own identity and feel smaller and not just a large space like a ballroom. I do agree very much that the kitchen should have been moved as you suggested

    As nice as it is it really does feel like the kitchen was an afterthought. I really dislike when these huge homes have so much living space but none of it makes sense. These are the modern homes that feel soulless and cold and give contemporary design a bad name. Awful.

    I'd love to see your critique of the Ray Nazrati property 13187 Chalon Rd. I'm not a fan of dead, dried and artificially colored moss glued to walls and I hate astroturf (both fixable problems), but there are things to like as well. I'd love your view. (also which it had a lower level, but love the roof deck)

    That spa had the right idea but they ruined it putting the same bathtub they have in the bathroom instead of putting a Jacuzzi. What's the point of taking a bath in the spa if it's the exact same bathtub.

    Wine rooms shouldn't have that much sunlight and heat. If you're a collector with a collection of 1000 bottles of wine, you're probably going to want to store them differently

    Awesome video Arvin. A note on the wine cellar. The sun is shining all over the bottles. Can’t imagine that would be good for the wine 😂. Also Astro turf is hot as hell in summer and you can’t walk barefoot on it. We have it around our pool here in Brisbane Australia and in summer you need shoes to walk on it. I would NEVER put it in a yard.
