    I used to watch Enes's videos but he NEVER says a negative thing on his house tours. Half of the properties look like scientology corporate retreats, rehab facilities, or sets for reality tv shows and it's one room after the other of WTF's but Enes never addresses the weirdness of what he's showing to people.     yes while i do agree with you about some of these homes, why would he do that ? why blame him ? Have you ever seen an agent being honest about everything to his clients? and most of the time, the developer or owner of the house is present during the tour so It would be foolish on his part , he's just doing his job. It's up to you to engage your brain or not.

    I'm enjoying Arvin's critiques. Many of these things are things I noticed as a matter of taste, but I don't know anything about how to value a $10-50 million house, or what that kind of buyer expects, so that side of it is interesting to hear. I also don't expect Enes to do this because that's not the point of the content he's making, which is more promotional/a peak into properties we otherwise wouldn't be able to see so easily. He's not there to judge the properties or assess their value or price point.

    The kitchens are always so unfriendly... like, nobody would ever want to be there or do anything in there but grab their bottle of sparkling water and leave. No warmth. So cold and sterile. It's more like a pharmacy counter.

    They are just built to sell to some dumb rich person who doesn't understand the market but is thinking tthat it will be a good invesment, mostly not even them themselves want to live there, there is no heart in the these properties they're built just for profit with the cheapest crap advertised as "modern" and most uninspired design choices and that's why they fail miserably most of times when they don't find a young millionaire sucker.

    I would LOVE for Mickey to come back as I agree: he added a human element to the videos in a way that allowed us to relate to the videos for properties that most of us can't relate too. Unfortuantely, whatever happened between Enes and Mickey must be pretty serious as neither are saying anything about it. So sad. I also agree that I struggled with the finishes in this home and I even see this with a lot of the new $2MM to $4MM homes popping up here in Atlanta. It seems like the builder is serving in the role of architect, builder, and interior decorative. There is a complete lack of creative, illogical layouts, dump placements of items like thermostats and outlets, no dynamics in the chosen fixtures, floating vanities installed in areas plumbed for floor vanities (so the plumbing is exposed), 18 wall light switched clustered together in one area, pure monochromatic designs, etc.

    @@shawnd980That’s interesting. I have no idea how Mikey was compensated, but he was there from the very start of the channel and likely should be more of a partner than an employee. Enes has added a lot of staff and slowed down the video output, so finances may be tight. I assume that Enes will transition to some other type of real estate work, leveraging the popularity of the platform and I had assumed that Mikey would have been part of it. Sad.

    True. Because they are not. They are just staged for selling, with questionable success. Also, it's not an easy job to make a home out of hotel size space. It may look grand, but home is about warmth, comfort, functionality, cozy and inviting vibe. After certain number of square footage and meters of ceiling height, it's next to impossible to achieve such vibe - although not impossible. Majority of modern, oversized homes are not built to offer sense of secure, homey recluse. They were built with new generation of instant money billionaires in mind - business minded, single, social climbers who like to party hard.

    This is actually a very elegant interpretation of Post-Modern architecture and interior design. Post-Mod is characterized by bold, unnatural forms (such as that strange roof slab with circular skylights) and bold colors and textures that seem to be at war with one another. It's a very polarizing architectural and interior design style. This one really is trying to align itself with Hollywood Regency interior design, by using glitzy, shiny, sparkly finishes but again in that bold and clashing manner that's typical of Post Mod. It's the worst of my favorite luxury architectural and interior design style (Hollywood Regency) and the best of my most hated architectural and interior design style (Post Mod).

    I remember when this house first came on the market (before the whole "douche box" style was completely played out). The very first thing I thought was that a giant utility pole at your front door is not acceptable in a $200k house, never mind a $20m house. They actually edited out the pole from most of the listing pictures.

    Yes, the channel is being pushed to Enes's audience by youtube algorithm i think the long form videos is why right now YT is pushing long form content to ppl due to watch time they want ppl to stay on YT and if ppl binge your content YT will push your videos.

    thank you for doing these types of videos in the longer form. i think i remember saying you dont really like these walk through videos but settle with Enes because he does it the best out of them, thank you for making the compromise for us. i really like your take on these, it feels like i've been getting gaslit by some of these "advertisement" walkthroughs through the years. this is a breathe of fresh air and a true relief side note: i do understand that you are Los angelos based/US based with the app but i would love to see/hear your opinions on some of his Mediterranean home reviews.

    Nothing beats cooking with gas but induction is great. Heating is all done through magnets so that only what is being charged is heated. You can touch all around the stove without having to worry about burning yourself. Also if a pan is not on the cooktop you don't have to worry about leaving the stove on since there is no flame or heating element. Faster cooking times and it's a safer option for kids too.

    Arvin, I'm the first one to ask you to cover this house on your channel, and you came through not long after. Unlike every other realtor who tried to disguise the monstrosity of the utility pole in their thumbnails, you didn't hide it. Anyone who has the money for a place like this doesn't want to have that towering over you. You might as well have a hundred foot statue of Godzilla outside your front door. "Oh, you like it?"     Arvin, I referred to this house in a comment on one of your previous videos, but I didn’t provide an address. Enes did a video on it: 1615 N Blue Jay Way. I think it’s been on the market since it was completed. It’s billed as perfect for entertaining, yet it has no motor-court and no guest parking. I can’t judge the finishes, but you can.     I love your honesty and humor. It looks like the developer spent everything on the engineering. The house looks like it was designed by a high school artechiture student. Its all house on a tiny block. Brass in the bathroom, give it a couple of years and it will be green.

    Enes' job is to sell properties,and he has a huge audience to do so. It makes sense that the title holders of this property would hire his services. It's like a great commercial describing whatever subjective positives a home might have. It's his job to make every property he tours seem like the best property ever created throughout all recorded history.

    Actually it is not his job to sell the property. He is there to tour in and more of advertise the properties. The listing agents are the ones who are responsible for that job.

    @@stellviahohenheim That is your opinion. He is not real estate/agent of the property that he is touring. Just like a commercial model he endorses a product and it is up for the consumers/buyers to scrutinize the product/property. I am not saying that the properties that he tours are perfect and I do not have anything against critiquing the flaws of the properties that Enes is touring or any KZread vlogger for that matter.

    In short, this is a 90's mall building with a tin foil hat. Is it normal to have such unfinished edges? The exposed plumbing on the exterior wall of the pool, the textured wallpapers are warped at the ends, some of the pool turf is worn, and more. I'm not sure if some of the issues are from wear and tear or just unfinished construction. My other concern is that the house is far too masculine in design. That kills a huge potential market. I wouldn't have watched this video at all. Honestly, I'm really here for your reviews. You teach so much in every video you do.

    I just discovered your channel and enjoy your analysis of these homes that I have no chance of ever buying. I am trying to learn on how you see things and what makes things elegant or cheap. One thing I would say about this home is that night time view. I’ve never been to the west coast but it looks unbelievable. That’s coming from a New Yorker who grew up in New York. I would love to see you analyze some of the yacht tours enis give .

    The design style is Mid Century Modern and Hollywood Regency mixed. The design screams 2008-2016. They’ve got to warm up that house. The kitchen is a gut job.

    The "musical chairs" comment was epic. That entire secondary seating area is ridiculous. I also loved how Arvin calls out the ugliness of the overhead lighting. Plus, I HATE brass finishes. They just look inherently cheap.

    Great Video! One question Arvin, can your review more of Enes recent videos, these are even better cinematically made and the homes are better picked, but i still think you would be able to critic some not so good things there. Would love to see your take on that :)

    Hi Arvin, I've watched a few of your videos now and noticed that you mentioned the double island kitchen several times. Can you please tell me what's so cool about the double island? Does it actually have a practical use or is it just a status symbol (like "the richer I am, the more islands I need")? I obviously don't spend much time in the kitchen :D

    There's nothing cool about it and in majority of homes it has no use. It's an American way of wasting the space and the money. Some hangars... sorry - 'homes' have 3 islands. Or a combo of 2 islands and the 'peninsula'.

    I have stayed at one of these party mansion rentals for a week, and the wear and tear on things like cabinets/handles, door frames, bathrooms, and balconies is very pronounced. And often, the furniture inside is a mish-mosh of stuff they got cheap or used to stage some other house(s).

    13:41 As a "fully trained hotel clerk" (no idea if this is the correct translation for "Hotelfachmann") I can totally relate. Those light-flooded wine rooms, I saw them in so many of your videos. Maybe it is just to show off? Good wine needs to be stored in a dark, dry and cooled room. But if you have the money to buy a property like this I guess you have the money to get the wine delivered from the wine merchant whenever you like it^^

    15:20 The difference between a "conventional" electric stove top and an inductive stove top is that the inductive inducts the cookware with an electromagnetic field which heats up the cookware itself, rather than heating up the stove top, which spreads the heat to the cookware. That way the inductive stove top heats up the saucepans or pots much faster. The inductive top also cools down also this way.

    This is a great critique. I didn’t know i needed to see this. But i did because i would ask myself things like is that entryway really that beautiful as he is saying or just lame and over done? Also that you knew the value that you all attached to it and the client didn’t listen so it got foreclosed. Thanks for this critique. I still love Enes’s personality though so i do love to watch his videos. Plus a lot of the times the houses do have some inspirational features that are 3-5 years ahead of the trends. So looking at these newer contemporary homes are great for future design trends as someone renoing a house right now.

    I’ve always enjoyed Enes’s videos. I’ve been a subscriber since his very beginnings. He presents every property in the best light possible because it’s his job. I don’t necessarily have to like or agree with some designers choices or lay outs and free to select what resonates with my taste and preferences. I loathe super modern but that’s not Enes’s fault, it’s my personal choice. We as viewers/followers, subscribers watch because we’re nosey & free to dream! We aren’t buyers. The majority of his viewers and subscribers can’t afford it. Who cares about all the BS fluff to decorate the presentation. The man has to present houses beautifully. We get a look. Why don’t you look at doing your own channel Arvin? There’s a place for honesty but being paid to present and review million dollar properties won’t cut it. You say the best things you can, the rest Is neither irrelevant or hidden, it’s just not disclosed information necessary for viewers. We get only the surface layer. A buyer digs deeper with their questions.

    I saw another house video in Arizona with all kinds of hobby stuff built in for around the same price and the bonus is that you dont have to look at L.A. every day. That would be a hard sell too but at least it looked fun!

    Your content is great. I watch so many of these house tours. You're saying what we all have been thinking! You should review Erik Conovers videos too. He isn't as polished as Enes, but he has millions of followers and tours a lot of NYC condos and penthouses.
