Fire Department Approvals (Especially for 25+ floor buildings) 5. Pollution Department Approval 6. Completion Certificate 7. Occupancy Certificate 8. Competency Certificate 9. Builder Loan + Bank Finance (Make sure builder has cleared his loan, tip: take a loan from the bank) 10. One Time Lease (Builder or Society has to bear) 11. Society - Gym, Pool, Garden, Temple should In-House 12. Club House, Mini Market, Servant Room 13. Parking 14. Security Guard 15. Electricity, Separate Electricity 16. A load of Electricity 17. It was great to learn those points discussed. I would like to add one simple but very pressing point 👉 kitchen chimney and vent connection for proper exhaust. In my property I am facing problem of beam in between the vent and my chimney. Hanging Connector pipe looks so ugly ...
also add: dedicated space for washing machine ceiling height of home must be good. min 9 ft clear height in flats provision for ample sunlight to enter home kitchen must not share wall space with toilet blocks

For Maharashtra, go to maharera website and check property through maharera id, documents, map, litigations if any and lot of details are uploaded in it.

I would rather prefer Independent Villa for myself and Plot for investment, Btw this video focuses on A tier city flats, not Tier 2/3 city flats where builders don't care most of the documentation

Aur ek baat video me dal dena ki choti building me flat mat lo kyuki maintenance, security, society ki facilities etc ka load disproportionately badh jata hai & sustainable nahi ho pata. Kuch flats me log rahte nahi just investment karke chor dete hain to building aur bhi kam occupied hoti hai. Is tarah k flats na le.

Point missed. Get legal opinion of a 3rd party property lawyer. Don't use the recommendation of the builder. Sometimes even banks are involved with the builder, so property litigation may not be checked. Builder in my case, gave me property documents, totalling 70 pages. Since it's all legal documents and contains a history of chains of ownership or approvals, it's hard to study. Lawyers ensure to check each and every litigation and the charge is negligible, compared to cost of flat.

Plot purchase ke liye hamne token money diya, dealer se ye agreement tha ki within 30 days agar cancellation hota hai, to full refund karenge. 3 dine mein hamne cancel kiya, par dealer refund nahi kar raha, karta hun bol ke taal deta hai. Kya ham koi legal action le sakte hain?

@@moushumi09 yes u can rely on some reputed and well known bank in india except NBFC and others. For extra protection take term insurance for property minimum for lone period.
