The government and companies buying single family homes have destroyed everyone's chances of buying a home.

No doubt they have had a massive negative impact for those who are trying to buy a home.
Bank on a 2008 repeat. People buying houses at prices they can’t afford. I don’t see it being sustainable

You are correct that a lot of people will get themselves in too deep, but rates will come down, likely by end of the year. I don't see 2008 again, but who knows. Thanks for sharing your thoughts.

I’m seeing another crash….foreclosures, upside down loans.
We bought a house in this market. However, we have unique circumstances. First, the value is somewhat insignificant to us. We're 50 and plan on staying here until we die. Thus, value is something we won't see (whether good or bad). Second, we received a down payment grant. Third, I'm good at diy. Fourth, we're only paying a few hundred dollars more for the home, than we were in rent. Lastly, we bought in an area east of Columbus, OH that is experiencing explosive growth.

That is great. I think for MOST people it is a good time to buy a house. But for some, they need to wait.

There is no correct answer. Home prices will keep going up and if you own a home you should keep it. But it also makes no sense financially to buy one right now as the cost one has to pay is too high. The only solution is to just opt out completely.

I agree with you half of the way. If prices are going to keep going up, and you can afford a house, then it definitely makes sense to buy a house now.👍🏼😀

@@TyWilde What does that mean? Anyone can "afford" a house in this market already has a house because they're rich. The point is there isn't anyone except recent lottery winners who can "afford" a house.

@@philliphartman2381 It sure feels like it. But, there are creative ways that I’m helping people purchase homes right now. A lot of sellers are offering to finance homes at a lower rate than what banks are charging. You should speak to a seller finance specialist where you live.

@@philliphartman2381 no doubt higher rates have increased the difficulty. But with my specialty in seller finance has allowed me to do some great things.
