Finding the right builder, architect for your home refurbishment. Part 2

The refurbishment builder/architect - what I would do differently second time around. Part 1 we talked about preparations - what you do before you start looking for people to change your house. Here in this next stage we will cover how I went about finding the team.
So I set out to Find the builder or builders to do the work, a Structural Engineer - as there were structural walls I needed. Building Control/Planners - I had to notify the authorities. My home insurance needed to be told, what was going on.
With hindsight, as I had decided not to appoint an architect/architectural technician and I had no real knowledge of the building techniques, regulations, systems etc. I was pinning all my hopes on finding the right builders/tradesmen. The additional problem was that I did not know any builders.
Home Owner Contracts are designed specifically for people looking for the benefits and protection of a contract when appointing consultants or contractors to carry out their building work. There are two types
1. For homeowner who has not appointed a consultant to oversee the work - that's me
2. For homeowner who who has a Building Contract and Consultancy Agreement

    Thank you Barry for 'A very useful video' refurbishing a home is a massive undertaking, not to mention the expense and risk. We have been unbelievably lucky in the builder we have, but it did take time and effort to find him and as an ordinary citizen with no building knowledge not easy. Good luck with what ever projects you undertake.

    Thank you for making these vids James, they’re really helpful and informative. We’re thinking of making a few improvements to our 1920’s house and are glad of your experience views. Do you mind me asking what was the cost of taking down the load bearing wall and RSJ? Thanks again.

    Hi Trevor, thank you for your words. I enjoy making videos of day to day experiences. I know these aren't block busters, but it is nice to know at least one person appreciates them. Now going to your question. The steel beam cost £220 + £20 delivery. The beam lift Genie cost £186.71 that Mark used to lift the beam in to place. Then it was daily rates, which you can google and see what a self employed builder charges, so as not to breach any confidentialities. How many days work? I am not sure as Mark took a number of walls down at the same time, beofre installing the beam. I could ask him, if you would like for one wall and installing a beam? Hope that helps.
