    When you work on something that only has the capacity to make you 5 dollars, it does not matter how much harder you work - the most you will make is 5 dollars.

    People dont understand that the prices of things are never going back down. This inflation is deeper than we think. Those buying groceries are well aware that the real inflation is much over 10%. The increments dont match our income, yet certain investors still earn over $365,000 in stocks and assets. Wish I could accomplish that.

    Very possible! especially at this moment. Profits can be made in many different ways, but such intricate transactions should only be handled by seasoned market professionals.

    Some persons think inves'tin is all about buying stocks; I think going into the stock market without a good experience is a big risk, that's why I'm lucky to have seen someone like mr Brian.

    New sub here! Congrats on becoming debt free from school loans. It's an amazing feeling being debt free and allows you to accelerate your savings. You can contribute 7k at your age.

    For sure I agree, don't put extra on mortgage with that rate and your age. Also, $1091 probably includes taxes and insurance so even paying it off early wouldn't stop that debt fully. I vote : max out roth ira, start up next investing bucket ( 401k ? 403b ? ), and a vacation fund. Have a house emergency fund, save up for wife's next car. I bet you will make progress on all that in a year after debt paid ! Do you know the Mondey Guy channel? Their Fiancial Order of Operations is probably useful, and I urge to be super save for a while! Team Financial Mutant, wooo! :D

    I think it would make a great series for anyone looking to go into the medical field for you to go over finances for the education in your field. What it costs to go to school. The most expensive items. Ways that they could do it cheaper. Looking back what you would change financially to make your student loans smaller when you finished school.

    Hey Michael! Love seeing Milo. I think an important thing to consider is where you put your savings for a property. It sounds like something that’s going to take a few or maybe several years, so consider a brokerage account for a little extra growth. I know a HYSA feels safer, but those rates will fluctuate. Perhaps a dual strategy would be beneficial with a bit in both. Can’t wait to see the debt feee vid!

    I would not buy a rental unit before you pay off your mortgage. Imagine a time when there’s a virus that closes things down and you have no money due to loss of work and your renters can’t be evicted. You have 2 payments. STRESSFUL. GREAT WORK THOUGH.

    Congrats on the upcoming debt freedom!!! 🎉 I agree that you do whatever makes sense for you & give you the most peace! ❤😊 I don't comment much but I've genuinely enjoyed watching your journey! (Especially since I only have student loans left as well) This is just my opinion, but whenever I become debt free, I'd like to max out my roth, get to my employer's match for 401k, and then build up any savings buckets that were "neglected" due to student loan payments. I don't have a mortgage, but I am saving up for a downpayment on a home. If you're comfortable with the interest rate on your mortgage, then that's great! Maybe strike a balance somewhere in the payments? Get to where you'd like in your other goals first then throw a little extra to mortgage if it's in the budget to do so or add a little to the regular payments along the way? Just thinking out loud 😊

    I think those are great ideas! I currently do have a 401k that I believe is that the employer match right now but I definitely need to refocus and build up some of those emergency and sinking funks

    I agree with you, I would not be paying off your 3% mortgage at the stage you’re in. I would focus on investing in index funds and getting that first rental property. Is there anyway you would consider turning your current house into a rental and maybe moving into a duplex so you can house hack?

    I'd be interested in watching HOW you set up a Roth IRA and why you would do that, I'm working toward paying off debt and feel intimidated to jump into researching and opening these types of accounts. THANKS and congratulations!

    Your mortgage rate is so low which is great. I have a similar interest rate on my car and have been conflicted whether to pay it off, invest, save, etc!

    With such a low mortgage interest rate I think you’re good to work on savings/investing for a while. If conditions change, the reevaluate.

    Absolutely agree. That interest rate is SO low for a mortgage. If I was in Michael’s shoes I’d be maxing my Roth IRA, 401k, and start doing some after tax investing.

    Dave Ramsey is going to rip you for that one... lol. Why would anyone pay extra on their mortgage at those low rates when you have so many arbitrage opportunities? You can put the extra money into a savings account with ZERO risk and beat that rate.... but I kinda like your idea of rental properties more, getting 25% + ROI... but maybe I am biased!

    Yeah my Ally Savings Bank would beat out my mortgage rate LOL maybe once I have a little bit more savings we can look into doing a collab and teaching a newbie on how to find and purchase his first rental property hehe 😁😊😊😉😉
