For the loan, income coming in needs to be greater than the mortgage payment going out.

I have bankruptcy in 2020 that is already paid. My credit is growing but I hear that this will be in my record for 7 years. Currently my credit scored are in 645! I can qualify to get the loan?

Really tough if you don't have your own cash. At 15% down terms are not favorable and it's hard to make a property cashflow. Shoot for 20% down or more with DSCR.

Lenders will always go with the appraised value if it's lower than the purchase price. Depending on you're down payment you may have to bring in more cash for a low appraisal.

Great question. Anywhere from 1-2% higher than conventional investment property loans. Every scenario is different though.

You'd need to work that out with the seller if you're doing seller financing. You could pay off the seller financing with a DSCR as long as the property cash-flows.

If you paid all cash for it, you can typically cash-out up to the first 3 months. Otherwise, typically a year, unless you did property improvements to increase the value.

@@JefftheMortgagePro need to set up a call with you. So I bought a property with hard money and put 20% down. Hard money financed all of the rehab. I need to refinance and pull all that money out. Hopefully at 75% Of ArV. Calling lenders to see who had the best terms and who can do this the fastest
