DSCR cash out refinance - 5 Things you must know

With a DSCR cash out refinance your income is approved based on the cash flow of the property, not your personal income.
This is a great option to go with if you have substantial tax writeoffs that make your income look low on paper.
With a DSCR cash out refinance you do not provide tax returns, W2s, or pay stubs.
Your ability to repay the loan is based on the income on the property, your credit, and your assets.

Hello Adam - thank you for creating this video. I think it was simple to understand and thorough. I do have a question for you - I was recently told ( yesterday, lol) by a loan officer that a requirement of the DSCR loan includes owning a primary residence? I have not run into this before. I have an investment property paid in full under an LLC. It has been rented now for the past 3 yrs - going on my 4th year with same tenant and a contract. Property valued at $520,000 and I am looking for $100,000 cash out. Turns out, she says, that because I do not own a primary residence - I do not qualify for a DSCR loan????? Is this correct?

Thank you! 🙂 No, you don't need to own a primary residence. You just need to own real estate in the last 12 months (which you clearly do)... so you're good. Happy to get it done for you! Now redo your video without using banking terms making it more understandable for the average person. I just recently went into the bank because the house I was looking at and wanted to buy wanted pre-approval even though I was going to be paying mostly in cash. Problem was they got all bent out of shape and wanted me to prove where I got my money they literally told me I had to prove where I had gotten my money I'm almost 70 years old how in the heck am I supposed to prove where it came from when I've been collecting it for a long time didn't matter

I'm really sorry to hear the video came off as not easy to understand as I do my very best to break stuff down as simple as possible. Is there something specific that you're looking for clarity on, so that I can be sure to clarify in the next video? As far as the purchase of the property, funds need to be sourced. Once you deposit the funds in the bank, and let them sit for 60 days, they should be considered seasoned and verifiable. You're welcome to call me directly anytime to discuss. 248-894-2763

@@MortgagebyAdam you did break it down but you used terminology that the average person is not used to. The words that you use I didn't know what they meant and I have a pretty fairly high IQ I'm a college graduate I'm not stupid but in the realm of finance don't know anything about it and you ought to know that every realm has their own language

Do you recommend closing in LLC or sole owner? And why? Thanks

From a lending standpoint, it's fine to close in LLC on title, but the loan will be in your name. There are lenders that allow you do the loan in the LLC name, but rates/costs will be higher. Let me know iw what questions you have BalanceProcess.com/dscr-cash-out-refinance/
