Drylok Extreme - Cheap waterproofing for 3-4 years

Working at the rental property doing some temporary waterproofing. Drylok Extreme is an inexpensive way to keep it dry for a handful of years.
Digging down on the outside of the house or waterproofing or cutting a trench around the inside of your basement will probably cost you $7000 and up. Many quotes are well over $10,000 depending on the size of your house.
I'll probably just keep using this inexpensive alternative on this rental property

    Drylock Extreme seems to be working quite well for me in my winter project. I have a 103-year-old house with common brick in the basement rather than cement block or poured concrete. The paint on the walls was terrible because of a number of reasons. First common brick really absorbs water and some bricks actually begin to deteriorate. Some of my basement bricks (not many but a few) had surface scaling of the actual brick. Second, an owner at some point had "whitewashed" the brick (a really bad idea!). This is basically lime and water, so there was no real moisture protection. Then someone painted over the whitewash with oil-based paint. What a mess, it was peeling like crazy. I scraped a lot, went over with a heavy wire brush and then vacuumed the dust. I put on two really thick coats, using 12 gallons for my basement. This is much more than I expected. I might add that you can have Drylock Extreme tinted to the color of your choice. I picked a light off white. Looks good on the old brick. In some spots that get a lot of water some staining did occur. The directions say to coat again. The worst spot where some adjacent concrete sidewalk is slanting into the house, I actually coated 4 times. But these are minor spots and when the weather warms, I will repair the sidewalk. Last fall, I repaired and caulked the other three sides of the house which helped cut down on moisture. Caulking between house and sidewalk is certainly a requirement too. So far, the basement is much dryer and I am very happy with the product. The only water coming in now is some moisture spots at the very bottom of the wall from heavy rain or snow melts. I can live with that compared to what was before. To honest, the old brick looks cool now. People spend lots of money to imitate the look of an old brick wall.

    Wow! That's awesome that you're having success on such an old home. Especially with standard brick having so many joints that could fail. On my own home I do get a little bit of water staining at the bottom of the wall as well. I believe that's probably the last bit of water as the ground is soaking down. 👍

    most times water coming in is because of water downspouts outside not leading far enough away from the house . When I had my retirement house done in Virginia I put drain pipes on all my gutter downspouts that lead the water away underground to 6 feet from the house . I also on the 2 front gutters put in a underground tank to capture the water to use it during the dog days of summer to water things . I bought the tank from fergusins and dug the hole with the digger while it was still onsight from the basement dig out . Opening in top of tank gave m a place to drop down a sump pump when I use the water and I use it often .

    How is it holding up? I don’t have anything major. Just basic moisture and the occasional drip from an extremely heavy rain.

    It isn't meant to go over paint, it's supposed to get into the masonry work. Get the coats of paint off and redo it, they have a grinder wheel that goes against the concrete and cleans it off, buy a cheap ryobi grinder and the wheel, probly less than 100 bucks

    i AM STILL GOING TO GIVE MY BASEMENT A SECOND COAT OF DRYLOCK I did it back when the house was finished in 2004 1 coat but want to now do a second coat inside and outside . Better safe than sorry . Keeps the damp smell out also during the heavy rain season here in the spring .so far 2440sq ft basement has been dry with one coat but has been a little damp feeling . Did the outside this past summer and going t do the inside now that mowing season is over . 3 acres and doing it by yourself is not easy .

    @@TheLandlordPicker I am 68 and still going strong , I just picked up my new cub cadet 46 inch mower and now have to widen the bridge across my rock drain field . I think I make projects to do . I do have to make time for my 5 thousand gallon koi pond soon . I just got done rebuilding the waterfall and filters . Owning a house means the work never ends . Wish you luck on your new tenant

    This stuff is worthless. It's basically just cheap, waterproof paint. If you have water problems, it will be peeling off the walls and trapping moisture and mold in a year or two.

    All depends on what you're starting with. If you're living in an old home and the morter is cracked and popping out, then nothings going to work unless you put a lot of patch and prep time into it. Sometimes even some of your block has become too porous to hold back anything. Like I said in the video, after all of that prep on my older rentals, I typically only get 3-4 years. If you have a newer home ( maybe 10-20 years) where The outside waterproofing is starting to fail for whatever reason, I imagine you're gonna get closer to the 10 to 15 years that is advertised. Either way, yes it stinks when you put a lot of time into it and it fails. Good luck.
