For the love of god, STOP USING DRYLOK! Moisture needs to be managed, not hidden

It's amazing what kind of damage can be caused with good intentions. We're restoring this basement and trying to remediate damage done by the previous owner/their contractors. The stone foundation walls were parged with a portland based blend and then painted. Our working theory is that this suffocated the walls and they lost all their permeability. These older buildings are still standing because many of the assemblies are vapor open and have the ability to dry out.
eventually, hydrostatic pressure cause the parging to fail - the original mortar deteriorated in many places, too.
Our belief is that from the interior, moisture can't be eliminated, only managed. Our plan is to install a loose vapor barrier that drains into our perimeter drain and can be evacuated by a sump pit. Our waterproofing will be done by ensuring proper grade and making sure ground water is directed away from the building. Our management will be done by guiding interior moisture to our sump pit.
takeaway: you can't seal a basement from the inside!

    How do you handle concrete floors? I plan to paint the slab floor of a covered patio for a cleaner look, protect the surface and reduce dust but can’t get past the idea of concrete needing to air out. What would you suggest?

    Ok so my issue is the Plastic traps the water and almost ALWAYS lead to mold. How do you stop that?

    If I’m not mistaken he said there’s a drain to a pit. So it’s probably pumped out of the house!

    So there’s not really perfect answers. The lime mortar that we use is a natural Mold detergent. The plastic is a little bit looser to encourage some more airflow. Mold also can’t really eat plastic. That’s not saying it can’t eat the dirt that gets stuck on it, but it’s not gonna be going crazy. . Both ends of the vapor barrier terminate in the mechanical room, where our heat pump water heater lives. It’s a constant dehumidifier and also moves pretty substantial volumes of air. Our hope is that it’s dealing with some excess moisture. . Long winded answer, sorry!

    All depends. Usually, that’s a better place to have the waterproofing. Concrete and brick are different animals. New foundations are almost always damp proofed with a paint on waterproofing agent
