    I am building a very simple barndo which is one story largest part is the shop. Do really think I need a draftsman?

    I wouldn't ask an architect to tile my bathroom but after everything bad I could say about them I would still use one

    Another great video as always! If I have plans that I've drawn up myself, is it less expensive to hire a draftsperson or an architectural engineer? Not sure I know the difference between them. Do you also need a structural engineer, and are plans included for all the plumbing and electrical? What else in terms of plans would you need or should you ask for? Thanks!

    When the name architect is used in a derogatory manner as much as Banks and inspectors it sure makes you think twice

    I'm an architectural designer. I can attest to online house plans. What a mess! I did a job with those plans. Every single part of it was broken up into small segments. A toilet was broken into about 30 pieces. Ridiculous.

    Re/ architect vs. draftsman: I'm an independent designer-drafter who has assisted architects and I have on occasion been pretty unnerved when I've had to bring up issues of code and constructibility to the architect. But it's a complex field with numerous areas of specialization. I would definitely recommend an architect when an area of specialization comes in such as construction administration or maybe a certain style of architecture (for instance). An architect that specializes in a particular style brings a visual fluency of style to a project and a catalog of sources and construction detailing to pull it off too. For the purposes of developing drawing sets for discussion, bidding, and building permitting (for residential work less than 4 units), chances are good a designer-drafter will be more cost effective. That said, I recommend Marisa Young Design Studio in Los Angeles.😊

    far as i know, i'll need an engi licensed in NM for my ICF builds, otherwise i can't get plans/permits approved... happen to know anyone really great with small residential ICF, who understands PassivHaus design/materials/strategies? if i can't find someone amazing, my next step is to just let the local ICF distributer translate my designs into official docs through their in-house engi/drafting services.

    Construction is where the rubber hits the road Ideally where the dream becomes real but ... hang around job sites in the Boomtown for 30 years and see how many times the name architect is used in a derogatory manner

    I wouldn't place plumbing on an Omni-block wall... or any block wall... or ANY exterior wall(haha). I love floating toilets as well, but please design your plumbing on an interior wall. That way you can have your Omni-block house with your floating toilets and be happy😀

    Yup, Keith did misspeak. Thicker for sure in garages. I was confusing OSB sheeting thicknesses with drywall. I get those mixed up a lot.

    You said you need "1/2" drywall in the garage because it's a fire-rated wall" and then (paraphrasing) "you can use 5/8" drywall in the rest of the house because it's cheaper". Did you mis-speak? 1/2" drywall is fire-rated? 5/8" drywall is cheaper than 1/2"? Or did I mis-hear? lol

    I heard the same thing -- He obviously mis-spoke - then later came back to say you need thicker drywall in the garage. We all KNOW the CODE for having Type X 5/8ths in the garage for the ceilings and any walls connected to the living areas

    @@retiredperson4054 There were several other answers to questions in which I'm pretty sure Keith mis-spoke. I doubt that all 24K+ of Keith's subscribers "KNOW the CODE", which is why I asked the question. I don't know how posting live-stream videos works on youtube and if there is some way that the originator can view them before they get posted permanently so they can correct any inadvertent errors. Otherwise, people will be left either misinformed or confused. Maybe Keith or Malissa can add an errata section to the video description as errors come to their attention.

    Architect here....we are using mainly 3D modelling with VR software to produce designs and drawings ...homeowner can walk through project during design phase.....draftperson doesn't usually have this skill.
