    He’s done this his whole life. Even the times he filed for bankruptcy he was never out of money. Everyone has debt. If you have $100K in debt, but own a million dollar house that’s paid off, your net worth is still $900K. It’s all just a game and nobody has played it better than him.

    You want to know what a smart person would do in that situation? Sell something for $100,000 and pay off the debt, so that you don’t have to pay any interest. This isn’t complicated.

    The system is a bit more complicated than you seem to be able to grasp. In my country, for example, buying a house is actually cheaper if you take out a loan than if you pay cash. The reason for this is because property taxes work differently if the bank owns the property. The interest on your loan is actually lower than the property tax you would've paid if you owned the building outright. You take out a 40-year loan at a set interest rate all of a sudden you've gotten away with paying less for your house over that 40-year period. Tax laws make it so that staying in permanent but manageable debt is more profitable in the long-run.

    Kind of like my parents did on the 70s. They had a Ford LTD that they refinanced numerous times to pay different loans and debts to build their estimated worth to the banks, so they could get more loans on that same Ford LTD. It's just a shame my parents were only moving a few hundred around and not a few million around. Great business strategy.

    But ultimately what does he care. By the time the loans come due he might be dead. And it'll be someone else's problem. The history books won't say he left his kids in a horrible financial situation. They'll say his kids squandered away the family fortune and the business. As long as the rules allow he and many others will continue to take advantage of them. Whether you agree or not it's allowed.

    He could refinance again but at much higher rates...he’s good until 2028 meaning, he’s on borrowed time. His properties have to be profitable at some point and we don’t know the rates he’s paying...and he has declared bankruptcy before. He has also reduced the real value of his father’s fortune substantially and would have done better with index funds, ie he’s a bad businessman. And then, Axos is owned by...the people who own him. I hope ivanka has her own trust and has protected her family from this, not that I care what happens to any of these scumbags.
