    Went to State 30 years ago, and it was so nice in NB. Took my kids recently, and traffic is bumper to bumper all day everywhere. Sad to see the healing waters so sullied...

    We’ve been going to NB since the 1970’s. Sad to see it overwhelmed now. It was a quaint little town with very nice people. Same with all the other towns out there.

    My hometown, it was a small time paradise thru the 80s, now I won't even go visit family there. It's horrible now. Breaks my heart.

    Gruene is actually just a district within New Braunfels now. It’s no longer its own town anymore. Glad to hear you love it! We love it visiting NB when we can!

    New Braunfels hasn’t been a small town since 1970! It’s become a HELL HOLE! Moved from Seguin 4 years ago to get away from both Seguin and New Braunfels!🇺🇸🤠 Native Texan!

    NBU is the absolute worst thing here in NB. They have a monopoly here and it’s awful. They fined me for watering outside of a watering day. I didn’t want my foundation to dry up but yet I get tagged with a fine!

    For those who don't know, these two towns are 40 MILES APART, and yet... it is a suburb of San Antonio. From S.A. through Austin to Waco it is almost solid construction. And maybe all the way to Dallas; haven't been that way in decades. And "Gruene" is German and means "green".

    Also, out of state investors buying huge chunks of new subdivisions. They put a property management company in charge, and they expect a new house when you move. Leasing is the only option with them. I wanted to speak with the owner about buying the house, and the property management company would not allow me to contact the owner.

    Expatriated as a single, retired guy on social security with no wife, brothers or sisters or kids or parents to southeast Asia where the cost of living is literally 60-70% less than in the US. My fully-furnished, 1-bedroom apartment in a new building with a 50-inch SMART TV, washing machine, free water and Internet is only $200 a month on a 6-month lease. I’m on the 2nd floor with a balcony overlooking a grove of coconut palm and mango trees, 1.4 miles from town. The US dollar is used here and English is understood. Where am I? Cambodia! Very, very friendly people. As a single person, you can comfortably live here on $700-$800 a month.

    I just bought a brand new house less than a mile from downtown and Landa Park. I HIGHLY recommend getting the most efficient A/C you can. Mine is 20 SEER and my worst electric bill so far was $120 for electricity alone. This is for a 2600 sq ft home in 100º heat for an entire month (last Sept). My neighbors all opted for the standard 16 SEER units and pay a lot more for A/C.

    Its because so much of the economy is based on boomer age 'numbers have to go up forever' type of stuff that isnt really applicable anymore or sustainable, thats like half of the immigration issue is people arguing over the .98 replacement rate thing imo and the impact it has/will have, in conjunction with small town vs urban type of stuff.

    The traffic in NB is crazy. We can’t wait to move out. I could never understand how so many people can move to this area and only a few out of thousands can actually cook. Besides one in Schertz, we have to drive to Houston for some good food. Local Texans don’t know what good food is. Foodies get foodies.

    NB is where my cousin moved when she retired from real estate sales in Kingsville. She had a pool in Kingsville and wanted one in NB. She had to settle for one 1/3 the size because her backyard was solid rock. The little pool ahe put in had to be 100% jackhammered.

    New Braunfels is not a pretty town. It was hyped a few years back. And folks in NB do not drive to Austin for work. Austin is a one hour drive and that’s not even getting into Austin.

    I live in Schertz, been living in this area since 2005, and went too Schlitterbahn in summer of 2023 and it is overrated. I call it Shitterbahn, it’s packed and the old side has a lot of shutdown areas, and both the new and old side lines are long wait times. I can also say that it’s not just New Braunfels that’s growing, it’s all the surrounding areas of San Antonio. I’ve watched it really grow in the past 20 years.

    You forgot two Major Issues, 1. Property Taxes. Increased over 4.5 times from 2022-2023, now they are increasing close to the same 2023-2024. I've literally watched older couples in tears, crying with the wife asking " What Are We Going To Do" and her husband telling her, Mama We're Going To Have To Sell All Of It", Her response, " But It's Been In Our Family For Four Generations, What Are We Going To Tell The Kids? What Are We Going To Tell Our Grand Babies? Where Are They Going To Live?" Hell, even the lady at the Tax Office had tears in her eyes! Then some chuckle head kinda smirked and said. " You Don't Have To Worry Anymore, Some Developer's Going To Give Ya'll A Boatload Of Money For It And Build A Bunch Of Houses On It"!! 2. Canyon Lake Is At It's Lowest Level Since it Was Built (For Flood Control. Not Water Supply) And It Currently Only Has Two Boat Ramps Open For Almost A Year Now Due To Drought And Islands Popping Up Even By The Dam. This Year Isn't Looking Any Better.

    A couple things. I won’t argue with Canyon Lake. That’s a tough situation with really no solution anyone can control. Im not sure where you’re getting the data for the property taxes but I’d be curious to see the source of that data. When it comes to seniors, anyone in a home who is 65+ gets no increase in the school taxes as long as they own the home which is typically 70% of the taxes and the value increase is limited. Yes the taxes can go up but it’s impossible for it to increase 4.5x in one year.

The previous commenter, when speaking of “older couples”, must have been referring to middle-age, pre-retirement because most all states in America have some form of residential property tax relief for retirees/Sr citizens.

    All those people buying in the pop-up subdivisions (cheaply constructed) between NB and Seguin beware! Or anywhere off CR 1044. You are buying on farm land and I promise you your house foundation is going to shift so bad you won't be able to sell it. The other side of IH 35 toward the hill is all rock but the housing is much more expensive.

    Lots of construction but its mainly being done on the north side of town...what about the south where all the traffic is at? You mention 46 and not a lot of work, but plenty of people from New Braunfels work in Seguin and use 46. Other than waiting for the state government to fix 46, why is the city not opening alternate roads asap? Lots of home and apt construction permits but no infrastructure on roads...

    I live in San Antonio. My question is about energy - with all the growth in the area do we have enough energy resources to keep up with it all? Last summer they kept threatening brown outs and were asking everyone to do their part in turning the thermostat up. A couple of times we went to businesses that were asked to turn their air conditioning completely off during peak hours. What is Texas or Bexar or Guadalupe county doing to provide the resources needed for the explosion of growth in this area?

    Misconceptions about watering a foundation. Never water your foundation. You’ll never keep up with it during droughts and the worst thing you want is uneven moisture conditions, so let it dry evenly or let it get moist evenly and naturally.

    Wow that’s your electric bill? That sounds high to me but I’m not in Texas. Ours is $174 consistently on an averaging plan but I’m in Oklahoma City. Everywhere is definitely different. How much would your bill be if you didn’t use solar panels?

    At this point, Gruene can be considered a neighborhood or district within New Braunfels. It is most definitely not its own town separate of New Braunfels. Maybe it was at one point that was a long time ago.

    LIving in Seguin, I can tell confirn the traffic on 46 is horrible a lot of the time. With !-10 going through Seguin and I-35 going though New Breaunfels, 46 is really one of only two conveneient connecting roads. I generally go to New Braunfels twice a week to go out with friends, Travel time has gone from 20 minutes for the 15 mile drive to almost 45 minutes. At 65, I hope I live long enough to see the new express way between the two cities, but I won't hold my breathe. I also have a rental duplex in NB, just off 46, and yes, prices are going up.

    You guys are spitting in the wind trying to get people to stop moving to Texas in general. Hang in there. DFW has built so many roads in the last 20 yrs, that it pretty much has the inner DFW AREA IN DECENT SHAPE. now, the ones that suffer are what was once in the sticks. Ie Melissa, Anna, Farmersville, Lavon, and Nevada to name just a few. I drive for Uber and Lyft and I hate it when I have to go to those places. For more in close areas in Richardson, Plano, and Frisco, the infrastructure is doing pretty much better. Garland is so old that it is hell getting anywhere there, and I am not telling you my backroads which are few and far between in Garland.

    Lots of things to do, great neighborhoods, fairly affordable, great schools. As for the heat, it definitely can get hot in the summer, but mornings and evenings are bearable. I’ll give you a hack to beat the heat: find a house where the backyard faces east. In the afternoons when it’s shaded, it’s a comfortable temp and perfect for spending time outside. Me and my kids are always outside in the afternoon in the summer because of the direction our house faces. 👍🏼 We ate dinner on the porch yesterday and there was actually a cool breeze!

    Hey there! I lived in San Antonio for 12 years and now live in Austin. And in my personal opinion calling NB a San Antonio suburb it’s a bit of a stretch. It’s a bit like calling Arlington a Dallas suburb. You can stretch it and Ok but not really. Anyway, I am 100% in agreement with everything else you explain. Love the Gruene Dance Hall!

    anywhere with a 1 hour drive is usually considered the suburb of that main city in the Texas triangle, but id say around 30 minutes usually anywhere else

    Maybe more like calling Kyle or Georgetown or Taylor a suburb of Austin. Id say since Texas city limits are huge, suburbia is anything in your city 'loop', Austin is weird and its 'loop' is like 183 in the north and Ben White in the south, but Arlington is in that 'loop' in Dallas.

    The hill country is already the only are in Texas that has as many greenbelts and state parks and stuff as it does. It wouldnt help much either because people only want to go to the ones that are green and have water, why places like NB are booming, it has a river. Versus Enchanted Rock in the Hill Country, its not really a tourist park as much versus like Krause Springs or the Dripping Springs area.

    It’s definitely getting there… but Austin is still way worse in my opinion.

    I used to live in new Braunfels for a little while when I was a kid. Went to school there. Back then it was a German racist town. Don’t know if it still is, but I would not be surprised.

    @@RC-SATX - No it’s not worth mentioning because not everyone experiences racism. Some do, some don’t. It’s a big world and life is what you make it. BTW - NB is 40% minority (AA, Hisp, other).

    San Antonio is known as "Little Mexico" so naturally...people are moving out. I used to work in NB and it was a perfectly balanced city in 2009, now.. I don't recommend New Braunfels either-You hit the nail right on the head. People are going to flood it like they did San Antonio. Overpopulation and infrastructure are a thing. Look at NYC. You can't reasonably own a car, forced to take public transportation and a 600 square foot apartment will run you about $2500. Welcome to America people :)

    San Antonio is not a Mexican city. San Antonio is one top ten largest US cities,a very diverse city, people from many parts of the world live in SA.

    Yep. Thankfully, I don’t see the growth “up” happening. Just more and more neighborhoods popping up everywhere. Lots of space for most of these areas to grow out. Btw, SA is definitely not known as Little Mexico.

    @@jasatx2024 I have lived here ALL my life. There was never a Mexican restaurant on every major road on every other block. Over 25 Culebra Meat Markets and La Michocanas. We can do this all day. Diverse is when it is evenly balanced. This is why most people are moving north-for actual diversity..lol.

    As a native San Antonian, I have never heard it called Little Mexico except for outsiders. If you don't like SA, stay away.
