Don’t let these 5 mistakes DESTROY your Airbnb rating

All good advice! Im a suoerhost and my listings are guest favorites. But this info is great as we all need a refresher !
Instead of exaggerating in a description, describe accurately and/or "under" exaggerate, e.g., my downstors bathroom is listed as a "dated downstairs bathroom" with a good pic to match.
We stayed at an Airbnb that advertised a coffee machine… and then didn’t have one… and another whose machine was broken. Very very irritating when things don’t work or are missing.

Hi, I've been hosting 2 vacation condos - one for 21 yrs & one for 18 years. I don't have a bonus room but if I did - I would have a gaming console that has Pacman & other retro games all in one machine. Congratulations on your property! Where's it located?

I have a question. I had a situation with an Airbnb apartment that sent me a photograph of the sheet with a large stain and I know that it was changed and checked well. How do I answer or what other measures could I take? , excuse me and I took away the cleaning fee.

How do you effectively clean white linen and keep it crisp and white (and stain free). I would love to have white sheets and linens for our Airbnb we are currently setting up.

Depending upon where you are located, this may be impossible. In Hawaii where my properties are located, red dirt is unavoidable. And, it permanently stains everything. If you insist upon using white sheets, towels, or other in your STR, plan to increase your replacement budget by doubling it!

How do your guests access the garage? Do you have smart garage opener, if yes, what kind? Or do you program the garage keypad every time with new code you give to guests? Thanks!

I would not give guests a remote opener because some of them would lose it or take it home accidentally. I would have them use a keypad only. I wouldn't be changing the code after each guest. The demographic I use are extremely unlikely to "break into" a garage after a stay. As a backup measure, you can have a ring camera aimed at the front of the garage & let guests know this. Good luck!
