Great Points to be verified by any prospective Proprty buyers 🎉 One question;- If any Financial institution or Bank approves the Project & a Flat buyer wants get it finance from them : 1) Does Buyer needs to pay Legal & Valuation fee again ? 2) Processing fee shouldn't be waived off ? Sir mene ek flat liya hai navi mumbai ulwe mein .... stamp duty registration ho gaya hai cc and rera hai .... but mujhe abhi pata chala ki vo development agreement pe hai and land owner muslim hai..... to ye development agreement sahi ho ta hai kya ...? Mene aur projects pata kiye area mein sab mostly tripartite plot yaa cidco plot rehta hai .... baaki builder bol rahe the hum development agreement mein haath nhi daalte ... to mujhr abhi kya karna chahiye ?

@@dramolmouryaIf commencement certificate lapsed and not renewed by builder. How will it affect to OC. Builder says 80% work done and OC will come in 3 months. Is it good to invest in such property. Bank also provide loan and without checking, this document was not renewed by the builder. How safe are buyers to invest?

In chattarpur area , builders are constructing flats on farms area...few are available to buy for GPA and other are on registry. Do we need to check the same set of docs for registry flats thr ??

Maharashtra me 7/12 hota hai jisme har land ka actual owner kaun hai..agar aap agriculture land le rahe ho to farmer ka nam usme hota hai agar plot bhi le rahe ho to vo pura land jiske nam par tha 7/12 uske nam ka hota hai maximum cases me..

As a buyer nowadays you have to do your own research and take decisions on the basis of data or take the help of a Legal expert or Real estate Expert or Consultant..
Ye sab documents kaise check kare ?
If builder has Maha rera registeration certificate then do we need to ask these much documents. Pl advise.

In that case you have to check the Master file once atleast..and check wheather the file has all documents as well..
Sir ji.. After paying 10% of booking amount in under construction building..what are the paper should i get from builder or only they give paid slip or allotment letter.. Let me know the step

Adhar card is ok..you can ask for the electric bill of their current permanent residence..and recheck it with the address in adhar card..and make at least 11 months rental agreement..

Yes you can ask the builder or the team for a master copy..of Project..they will allow you or your legal advisor to go through at least in their office if in case they will not allow you to take home..a copy..

It depends on the situation and project..but seller ke pass bhi building pla hona chaiye at the time of registry building plan ka bhi map milta hai..agar aap loan le rahe hai to Bank wale aapse jyada papers check karte hai..vo acha bhi hai..based on all this information you can take decision..
