Does your landlord have to provide air conditioning?

A mother says she and her children have been living in 90-degree temperatures inside their home. Does your landlord have to provide air conditioning in your rental, or do you have to put up with living in a hot place? The answer might surprise you. Let’s bring in Help Me Howard with Patrick Fraser to see.

If the property is a dwelling unit other than a single family home or duplex the landlord must provide Pest Control ,lock and keys, clean and safe common areas, garbage removal and receptacles, and facilities for heat running water and hot water. As a former Insurance Agent. Renters insurance covers power outages! It's part of the standard policy coverage, your 'loss of use' coverage can help pay for a temporary place to stay and basic living expenses such as food, laundry, a hotel parking, etc. AND report slum lords to the Housing Dept they can help with free legal enforcement for low income renters. Renters Insurance is usually $25-35 mo. Dont let it lapse! :)

Yes, “things happen “ but not having electricity for a family with small children is unacceptable for more than two weeks! 1 or 2 days is one thing but several weeks?!! I’ll bet you wouldn’t want to live under these dire conditions and since you’re so smart would deplete your little “emergency funds” paying for a hotel & fast food for several weeks! You sound like a damn fool! Wake up and read the news!

So when you are renting you need to get renters insurance. This has saved us from a flooded apartment. It would cover the cost of a hotel while repairs are getting done.

@angela.....exactly this! Renters insurance does not cost that much per month and can be such a help. We had an electrical fire last year in our apartment and lost everything. Thank goodness we had the insurance as we were stuck at a motel in an efficiency room for 6 months until we were finally able to find an affordable apartment and insurance covered most of the cost.

All of these landlords and tenants relationships are subject to state laws also. Check on the laws of your state where your property is located. Florida is different. Just remember please just be safe and humane. Consider how you (landlord) would feel in these circumstances.

My brother and I are seniors and we live in Kansas. We rent a old trailer and we have but one window air conditioner. We bought it about three years ago but it doesn't cool the whole trailer it just barely cools the room it's in. Try living in a metal box in 90 to 100 degrees with high dew points and humidity. We use fans to try to cool the kitchen, bedrooms and bathroom but it truly doesn't help. The only time it gets cool is in the wee hours of the morning. I doubt that our landlord will get more air conditioners as we just this year (after a 4 yr wait) a hole in the floor by the door fixed. And just last week we finally had the bad place under the toilet fixed caused by rain coming through the roof. There were three layers of rotten wood under the toilet. I'm glad the lady and her children got help. God bless.

In the 90s we rented a trailer that may have had central air but because of no insulation & direct sun, the thermostat would read over 100F many times. We rented a few window units at times but it seems to barely cool the place off. Electric bills were over $300 in the summers for the old trailer. We survived for about 8 years there before buying a home. It was a place to live.

The answer is no. If the air conditioning is already installed when the rent agreement is agreed to then the air conditioning must be maintained but if there isn't air-conditioning from the start then no.
